For daily or weekly rentals we kindly ask that all guests follow County rules, including, but not limited to, the 16-person occupancy limit, quiet hours, and 4-vehicle limit. Please know, County rules and contract limits on the guest count are strictly enforced. Refer to your contract for more information.
Every bedroom is on its own level, which means this house does have stairs, but the Master or "Moose Caboose" as we call it is on the main level for people who need to avoid stairs. There is a very spacious private deck in the back of the home. This home has a bunk room, three bedrooms, a loft bedroom (1 king, 7 queens, 2 twins), and three baths. The outdoor grill is gas with a direct connection to the home.
This house does have Air Conditioning, but the two lower rooms, the double queen room, and the single queen room do not. Please note those rooms remain cooler throughout the year.
The Nut House Bunk Room is a Smart TV, all other TVs are equipped with Rokus and the home has YouTube TV. There is no Cable TV.
Parking for 4 cars max designated to the driveway only. There is no street parking allowed per the county short term rental code.
The maximum number of county-approved guests is 16. Additional guests found in the home beyond 16 will be asked to leave immediately. Any fines incurred from the county due to occupancy violations will be passed on to the guest.
No access to garage, hall closet, build up, and utility room.

The Dogwood Cabins is open 7 days a week from 8 am to 7 pm. You may call or text. If there is an emergency please call the number provided and we will respond immediately.
This home is in the Golf Course community of Lake Arrowhead on a double yellow line road. This means we are one of the first streets plowed. Its a quiet part of the street with only a few neighbors, but neighbor next door is full-time. The Country Club, Golf Course and Grass Valley Lake/Park are private and do not allow access unless a member.
You will need a car to drive to shops, restaurants and the lake. This home is 2.6 miles to Blue Jay Village, 4.1 miles to Lake Arrowhead Village, 5.4 miles to SkyPark Santa's Village, 17 miles to Snow Valley Ski Resort and 28 miles to Big Bear.

We highly recommend carrying chains/cables with tensioners during the winter. CalTrans will have chain checkpoints and require you to show them or in some cases put them on. to be allowed up the mountain.

There is no smoking inside or outside the property, this includes but not limited to Cigarettes, Marijuana, and Cigars. If we smell smoke in the home there will be an additional $250 cleaning fee. If we find burn marks in any furniture, the guest is responsible for replacement costs.
We do not enjoy removing pets or additional guests from the home as well as charging additional fees. We kindly ask that guests follow all house rules to avoid any issues.
Smoking inside or outside the home, any type of drug usage legal or not, underage drinking, violating quiet hours, exceeding occupancy limits or vehicle limits please do to rent this home. We do not enjoy removing people from our home, but the safety of our guests, home, and neighbors comes first.
This home does not allow pets. Service dog fraud is a crime. CA Penal Code 365.7 Punishment may be up to a maximum penalty of $1,000 per instance and up to 6 months in jail. Please note that service animals are defined by the ADA as: Dogs that are individually trained to do worker perform tasks for people with disabilities. Service animals are working animals, not pets. The work or task a dog has been trained to provide must be directly related to the person's disability. Dogs whose sole function is to provide comfort or emotional support do NOT qualify as service animals. under the ADA. Any attempt to present a comfort or emotional support service animal or pet as a service dog is fraud.
When the home is not rented and occupied, the home is owner occupied, including with a family member who has severe pet dander allergies. By not having guests with pets in the home we also assure guests with serious pet dander allergies, asthma or other serious health issues may also book this home, so we are unable to accommodate pets. Additionally, homeowner’s insurance is inordinately high for vacation rentals, and limited, particularly in this region, a fire zone. The policy on this home is expensive and does not allow dogs, regardless of breed. Regardless, the law requires any request for a reasonable accommodation to be made in advance, so if you feel your circumstances reflect an exception, you must contact us to discuss before renting so we can assess on a case by case basis. Your animal will be required to leave if you do not proceed accordingly and demonstrate the need for a reasonable accommodation exists. Our agency has homes that permit dogs and we can give you resources and leads for other rentals able to accommodate you.
HOUSE RULES:
1. AUTHORIZED USE AND GUESTS: The Premises are for the sole use as a personal short-term residence by not exceeding the county-specified occupancy limit for your specific rental.
2. PARKING: No street parking is allowed at any time and the number of vehicles allowed is set by the county and may not exceed that amount AND CAN IMPOSE A FINE THAT IS RESPONSIBILITY OF THE GUEST. Min $1000
PLEASE READ: THE COUNTY IS VERY STRICT ABOUT THE MAXIMUM NUMBER OF OCCUPANTS IN THE HOME AND THE NUMBER OF VEHICLES ON THE PROPERTY. IF WE FIND MORE OCCUPANTS OR VEHICLES THAN ALLOWED BY THE COUNTY THERE WILL BE A FINE AND WILL BE ASKED TO LEAVE.
3. PETS ARE NOT PERMITTED UNLESS APPROVED BY MANAGEMENT WITH AN ADDITIONAL PET FEE IF THE HOME ALLOWS PETS. IF AN UNAUTHORIZED PET IS FOUND IN THE HOME IT WILL BE ASKED TO LEAVE. Pet owners be aware of wild animals and do not let your animals roam free or unattended outside. There is a leash law of 6ft maximum required by the county. Coyotes, Bears, Mountain Lions, and bobcats are known predators in the area. IF WE FIND AN UNAUTHORIZED PET IN THE HOME THERE WILL BE AN ADDITIONAL FEE OF $250.
4. PAYMENTS: All Rent, Cleaning Fees, Taxes, and deposits are to be paid before arrival. If booking through a third-party website their rules apply.
5. SECURITY DEPOSIT: All security deposit holds of $500 will be collected two days before check-out and the hold will be removed seven days after check-out and are 100% refundable with no incidents. Please note this DOES NOT apply to all booking platforms. Please ask if you have any questions.
6. REFUNDS: Refunds will not be given due to snow or inclement weather, we will allow the occupant/guest to reschedule with no additional fees with the same rent or less. If the rent is higher than the original amount occupant/guest must pay the difference. Natural Disasters or the inability to travel due to natural disasters or other extreme government-enforced situations, occupant/guest to reschedule within 30 days from the original reservation.
7. HOLDING OVER: Occupant and guests agree there shall be no holding over or late departure without prior approval from management. Any unauthorized holding over by occupant/guest shall be subject to 1 and 1⁄2 times the daily prorated rent, plus any additional damages incurred including, but not limited to, the cost of alternative housing for guests displaced by occupant’s holding over.
8. CLEANING: Premises will be delivered to the occupant in a professionally cleaned condition. Upon check-out, the occupants will follow all check-out instructions found in the House Manual. If Occupant does not follow check-out instructions, they may be subject to additional cleaning fees.
9. NO SMOKING/DRUG USE ALLOWED: No smoking is allowed on the Premises; this includes but is not limited to; marijuana, cigarettes, cigars, or any other drug legal or not. If smoking does occur on the Premises, the occupant is responsible for all damage caused by smoking including, but not limited to, stains, burns, odors, or removal of debris.
