ABOUT:
“Eco modern zen art space compound” is the best way to describe my place. I travel a lot for my work as a fashion photographer & a film and commercial director and experience cool spaces and amenities in different accommodations all over the world so I built my creative space “compound” house with some of those curated ideas. When I come home I like to relax, take a steam or a bath outdoors or indoors and enjoy all Venice has to offer: great chill vibes, waves, surfing, best restaurants, art galleries, unique boutique shopping and MY HOUSE. Enjoy it!!!

PARKING:
We have 2 car tandem parking at the house. It’s tight so be very careful not to hit the gate but doable for even large cars.
Street parking is free. Two large parking lots are within two blocks walking distance.


DESIGN:
Our ArtSpace-Compound in Venice is designed with multi-functionality in mind. It has very private tall fences and gates and exterior security cameras around the compound. Various decks and outdoor spaces have been designed to enjoy the very outdoor / indoor Venice Beach lifestyle. Enjoy the sunsets on the rooftop deck over a glass of wine while relaxing on the cozy lounges.

PRODUCTIONS & EVENTS:
We have a VERY STRICT NO PARTY POLICY! Anything that disturbs neighbors is not accepted.
We have quiet hours from 10pm-8am please keep doors and gates closed and only socialize indoors after this time please.
Large gatherings and parties with loud music and noise of any kind are strictly prohibited.
Anything more than 6 people is considered an event/ party.
Events, productions, filming at the property, using property as a production office is prohibited unless a proper additional insurance certificate is issued to the owner’s name & owner's “production & event rental agreement” has been signed with additional fees. Production & events fees are $300 per hour with a 12 hour minimum or $3000 per full day ( 12 hour production day which includes load in and load out). That full day rate includes present site rep/ cleaner.

Our company is in the production business. Photos all over the house are the owner's artwork.
We don’t do parties, we only do monitored productions & events.

MAIN HOUSE:

- ROOFTOP DECK: Is about 1000 square feet and has sun all day long and lounges and chairs for the entire family to relax.


- OUTDOOR DECKS: Our outdoor decks sprawl over 2000 square feet, behind 10-14 foot tall secured fence and gates. We have Webber BBQ and a large ping pong size outdoor dining table. Ping pong net and rackets are located in the living room cabinet below the TV.


- TELEVISIONS: There are three smart TVs in the main house with Netflix, Hulu, Amazon Prime, Apple TVs, Firestick etc...


- WATER: All of the water in the house is reverse osmosis filtered . We have our water experts change / check filters regularly. Small water faucet next to the main kitchen sink faucet is alkaline filtered PH 9 balanced drinking water. Indulge!


- STEAM SHOWER: There is a steam shower unit in the upstairs master bedroom shower. Please close the windows and doors before using the steam room and open the windows after the use. In the master bedroom shower just push or pull open/ close the window. System is set up to run at the recommended 20 minutes at a proper temperature of 114 degrees before shutting itself off automatically.


- WE ARE ENVIRONMENTALLY CONSCIOUS PROPERTY


- HEATING & COOLING: The house has a portable AC unit since extra insulation & double decking was installed so it’s very ECO conscious insulated. House is 2 blocks from the beach and the California climate is perfect; never too hot or too cold. In the summer months we open windows for ocean breeze to cool us off and in the winter we turn the heaters on when needed and turn them off when leaving windows or doors open on sunnier days. When you leave the house please do not leave the heaters on in the winter or AC cooling on in the summer.


- COOLING: We have a small portable AC unit cooling that requires ice cubes and can cool off a room if needed in about an hour.


- HEATING: We have 8 radiant energy saving wall heaters all around the houses & one portable radiant heater (just in case).


- CLOSETS & CLOTHES HANGING:
- MASTER BEDROOM UPSTAIRS has 6 drawer chest, 4 drawer night stand & hanging rod by the California King size bed.
- MURPHY BEDROOM UPSTAIRS has two long closets next to the queen size bed on each side.
- IN-LAW SUITE BEDROOM DOWNSTAIRS has 2 nightstands, hanging rod by the double size bed & long closet in the full bathroom.

GUEST HOUSE:
ABOUT: Bathe al fresco in a free-standing tub in the privacy of a timbered yard behind very tall gates, with grill and outdoor dining and comfy after dinner seating. Centrally located in the heart of Venice with very short walks to the beach and Venice hotspots on Abbot Kinney and more. Inside, wood-planked walls and cathedral vaulted ceilings add contemporary rusticity, while a steam shower with alkaline drinking water throughout the entire house and eco-friendly toiletries are further feel-good touches.

- The LIVING ROOM: The open floor kitchen, fireplace, vaulted / cathedral ceiling, modern mid century furniture, 12 skylights and 4 large windows are both very spacious and full of lights as well as cozy and romantic.


- BEDROOM: the queen size bed has two night stands with drawers. A large closet for hanging clothes and 6 drawers is located right across the bathroom.


- WiFi: blazing fast optical fiber cable 500/500 mbps


- TELEVISION: There is a smart TV in the house with Netflix, Hulu & Amazon Prime, Roku... etc


- WATER: All of the water in the house is reverse osmosis filtered . We have our water experts change / check filters regularly. Small water faucet next to the main sink faucet is alkaline filtered, PH 9 balanced and very good for drinking. After you use it the system will make clicking noises as it filters/ fills itself up. Don't be alarmed by the noise. Please conserve the water. Don't abuse it.


- STEAM SHOWER: unit is in the bathroom shower. To turn it on, use a panel located on the right side of the mirror. Close the skylight (with remote sitting next to the steam control panel to the right of the mirror) and shower door to create a steam room and open the skylight window with remote once done (point it to the skylight directly) to air the shower out. System is set up to run at the recommended 20 minutes at a proper temperature of 114 degrees before shutting itself off automatically.


ENVIRONMENTALLY CONSCIOUS PROPERTY: * we manage our properties as eco conscious ones so therefore:


- HEATING & COOLING:
House is 2 blocks from the beach and the California climate is perfect; never too hot or too cold. In the summer months, we open windows for ocean breeze to cool us off, and in the winter, we turn the heaters on when needed and turn them off when leaving windows or doors open on sunnier days. When you leave the house, please do not leave the heaters on in the winter or the AC cooling on in the summer. Please conserve energy and protect our planet by turning heaters and coolers off when leaving the house.
- COOLING:
We have an AC unit with a remote and it can cool off a room if needed in about 15 min.
- HEATING:
Same AC unit works as a heater. In addition we have a radiant energy saving wall heater in the bathroom.
- FIREPLACE:
We have a gas fireplace with a remote that is used for those special romantic evenings, but please don't use it to heat the house or leave it on when going to sleep or leaving the house.


- CLOSETS & CLOTHES HANGING:
- BEDROOM with queen-size bed has two night stands with drawers.
A large closet for hanging clothes and 6 drawers is located right across the bathroom.
You will have full access to both houses. Behind very private decks with tall fences and secure gates and a very private rooftop.


We have two car tandem parking very secure and private spots inside gated fence operated by remotes for two sliding gates.
Bus stop is nearby that take you to downtown Santa Monica in 5 min.

- KITCHEN & BATHROOM SOAPS & SHAMPOOS & LAUNDRY DETERGENTS are all eco friendly & organic.
- REUSABLE COTTON KITCHEN TOWELS: Instead of paper towels we use black cotton reusable towels which our cleaning staff always leaves plenty of on top of the kitchen counters.
- BLACKOUT BLINDS: are on all windows for those light sensitive sleepers.
- TRASH: Leave the trash in trash cans below the kitchen sinks and in the bathrooms or by the office desk and our cleaners will take care of it. If you stay longer or have more trash our bins are located outside in the back alley behind the black guest house. Ask for the code.
- Hair dryer is in the top drawer of the bathroom.
- Washer & dryer are located in the separate enclosed room in the house.
- Camera entry security systems are monitoring outdoors for your safety.
- PETS: $200 fee to be paid prior to moving in.
