Esta unidad está ubicada en el centro corporativo de Asunción, a pocos metros de los dos shoppings más grandes, accediendo así a los mejores restaurantes y locales comerciales sin necesidad de un vehículo.

Desde su roof top se puede disfrutar de las mejores vistas de la ciudad, destacándose su variada vegetación y diferentes especies de árboles así como la bahía de Asunción que corresponde al río Paraguay.

Este espacio está diseñado para ofrecer la mejor comodidad a nuestros huéspedes, tiene capacidad para dos personas e incluye: cama tamaño queen, un baño, balcón, cocina, horno eléctrico, heladera, microondas, hervidora, sandwichera, cafetera, vajilla, plancha, sábanas, toallas, secador, wifi, aire acondicionado, Smart TV y muebles con espacio para todas tus pertenencias.

El edificio se estrenó a finales del 2024 ofreciendo como amenities: gimnasio con área aeróbica, de musculación y TRX, piscina semi olímpica, espacio de coworking y lavandería.

Al llegar favor anunciarse en la recepción del edificio, mostrar su reserva y luego utilizar la clave numérica para abrir la cerradura digital. Los huéspedes tienen acceso a todo el apartamento y amenities que son: gimnasio con área aeróbica, de musculación y TRX, piscina semi olímpica, espacio de coworking, lavandería con lavarropas y secarropas.

El apartamento NO es apto para mascotas.
Fumadores: Por favor NO fumar dentro del apartamento, podrá hacerlo saliendo al balcón, o en los amenities que tiene el edificio para el efecto.

Cerca del edificio se están realizando obras de construcción. Entre las 7 am a 5 pm podría percibirse algo de ruido. Fuera de ese horario, el entorno es tranquilo y seguro. Nuestro objetivo es que su estancia sea lo más cómoda posible, por lo que proporcionamos tapones para los oídos si lo requieren.

Piscina y Solarium: Tendrán derecho al uso de la Piscina los huéspedes, durante todo el tiempo de su estadía, en el horario de 6 am a 10 pm.

El gimnasio: Tendrán derecho a la utilización del Gimnasio solo los huéspedes mayores de 15 (quince) años, en el horario de 6 am a 11 pm.

COMMON AREAS

1. Cowork Area
- Space designated for working or studying.
- Shared use only, without exclusivity, and available at any time during your stay.
- No prior reservation required.
- Each guest is responsible for maintaining a peaceful environment, as well as keeping the area clean and tidy.
- Any damage caused must be covered by the guest.

2. Swimming Pool & Solarium
- Available for guest use daily from 6:00 a.m. to 10:00 p.m.
- Guests must shower before entering the pool.
- After using the pool, guests must wear appropriate clothing to re-enter the building:
- Footwear
- Covered torso
- Dry clothing and body
Please take care of the pool and surrounding gardens, keeping the area clean at all times.
The following are not allowed:
- Throwing objects into the pool, gardens, or walkways
- Smoking or vaping
- Eating inside the pool
- Bringing glass bottles or cups
- Beverages are allowed in the solarium area, ensuring no breakage or accidents occur.
In areas with tables, food and drinks may be consumed, as long as cleanliness is maintained and all waste is properly disposed of.

3. Gym
Access is permitted only to guests 15 years and older.
Operating hours: 6:00 a.m. to 11:00 p.m.
After using each machine or piece of equipment, guests must leave it clean and ready for the next user.
Any damage not caused by normal wear and tear will be reported and charged to the guest.
Appropriate sportswear is required: proper gym clothing and a covered torso.
The following are not permitted:
- Shouting
- Playing loud music
- Moving or relocating gym equipment
Once the workout is finished, all equipment must be returned to its designated place.
Guests must respect the order of arrival for using each machine.
Guests are fully responsible for their own exercise routines and any injuries that may occur.

SANCTIONS
All rules listed in this document must be respected by every guest.
Penalties may be applied immediately according to the severity of the infraction.

Minor Infractions – Fine: USD 400 (cumulative)

Examples include:
a) Washing or hosing balconies/terraces in a way that causes water to fall onto lower units (plus cleaning charges).
b) Parking outside the marked lines.
c) Leaving the gym or pool without appropriate clothing.
d) Not respecting the order of arrival for gym equipment.
e) Other similar situations.

Serious Infractions – Fine: USD 1,200

Examples include:
a) Carrying out activities outside the designated areas.
b) Placing any type of objects in common areas.
c) Failing to keep drains and pipes clean/unblocked or throwing objects that may obstruct them.
d) Throwing any objects into the pool.
e) Not respecting quiet hours: 10:00 p.m. to 6:00 a.m.
f) Repeating minor infractions.
g) Other similar situations.

Very Serious Infractions – Fine: USD 2,000

Examples include:
a) Not maintaining cleanliness and hygiene in common areas.
b) Misuse or improper handling of elevators.
c) Posting any type of professional advertisement or signage.
d) Accessing rooftop areas.
e) Altering the building façade in any structural or aesthetic way.
f) Not respecting order, hygiene, or conduct in social common areas.
g) Repeating serious infractions.
h) Shouting or playing music above 60 dB, installing high-power equipment, or producing disruptive noise (e.g., drums).
i) Other similar situations.
