HOUSE RULES:

- Early check-in and late check-out are subject to availability and with an associated fee.
- Please adhere to the designated check-in and check-out times provided in your arrival instructions to ensure a smooth transition between guests.
- Primary guest must be at least 21 years old and present for the entirety of the stay.
- Unauthorized parties or events are not allowed.
- 1 pet is allowed for an additional fee of $100 per pet. Please clean up after your pet.
- No smoking on the premises, inside or outside. Fees may apply.
- Fireworks are not allowed.
- For safety reasons, lighting candles is not allowed inside the property. We kindly ask guests to please refrain from using any candles indoors to ensure the safety of all guests and the property.
- If any furniture is moved, please place it back in the original space where it was found.
- Additional charges (including shipping fees) may apply if personal items are left behind.
- Please place all trash in the designated trash bins. No plastic bags in the recycling bin.
- Please follow the instructions on how to use the indoor fireplace posted at the property.
- There is a security camera present at the property. Please do not tamper with it.
- Please park in the driveway or directly in front of the property to keep our neighbors happy :)
- Failure to return any keys used to the lockbox will result in a $50 replacement fee per key.

Pool Rules:
- No lifeguard on duty. Swim at your own risk.
- Supervise children at all times.
- No glass is allowed in the pool or pool area. Additional fees may apply if glass is found in the pool area.
- Do not touch or move the cleaning robot in the pool to prevent damage.
- Pool service is scheduled every Monday, but this may be subject to change.
- For health, safety, and maintenance reasons, pets are strictly prohibited from entering the pool. A $500 fine will be charged if this rule is violated.

HVAC Rules:
Please do not set the home's thermostat above 76 (heating) or below 68 (cooling). To avoid overloading the system, please adjust the thermostat by no more than 2 degrees per hour and keep the doors and windows closed as much as possible. If you encounter any issues, don’t hesitate to contact us.

As you may know, Texas is home to plenty of bugs, especially during cricket season. You may notice a few more of them around September and they’re completely harmless, though we understand they can be a bit pesky. Rest assured, we take proactive measures to manage them, and it shouldn’t pose a problem during your stay. To help keep them outside, please keep all windows and doors closed, especially in the evenings. If you happen to notice any inside, feel free to use the bug spray provided under the sink.
