Located in the hillside village of Granaiola overlooking the town of Bagni di Lucca, La Balconata Guest house offers everything you would expect from a rural retreat. On the edge of the Garfagnana national Park its the ideal getaway for anyone wishing to discover this hidden gem in the northern hills of Tuscany. The perfect base for touring by bike or car with walking routes throughout the vicinity as well as a host of other activities locally. The Spa town of Bagni di Lucca with shops, bars and restaurants is a 10 minute drive, with the historic town of Lucca a further 25 minutes. This Traditional stone built farmhouse is set over three floors, Three generous bedrooms on the top floor with two bathrooms, a large lounge area with open fire and ample comfortable seating for all on the ground floor, and large kitchen and dining room on the lower ground floor with access to the gardens and outside seating and patio areas, fantastic views from the balconies and terraced garden.
We specialise in ensuring that our guests get the best from the region, enjoy the food and wine and simply have a great time.

The flexible accommodation offers short or long breaks, self catering only, for groups of up to 5 wishing to enjoy the tranquil atmosphere of this beautiful property. We also offer advice on the best places to go and can tailor packages to suit each individual tastes. If you wish to spend your time in the museums of Florence, the thermal baths and health resort of Bagni di Lucca, eat the best of the local food, enjoy the extensive walks in the local mountains or simply relax and enjoy the sights we can arrange whatever you require.

We also have a fully functioning photographic darkroom and offer courses in black and white printing for those photographers out there.

Perfect, homely, peaceful.

Spacious and confortable, Kevan was on hand if anything was needed. Felt right at home. Once you're used to the road to the village, you realise it's a great hub to visit Tuscany from.

Tuscan dream house

We enjoyed two weeks in this beautiful house and agree with many other reviews. It is a high authentic Tuscan house, full of art and books, with a large, cool kitchen that is a dream for cooking, garden terraces, and balconies with views across the entire valley. Plenty of peace and quiet and a good starting point for (mountain) walks and trips to surrounding towns and villages. And on top of that, a very warm welcome and stay with lovely people. Highly recommended.

Gorgeous house in gorgeous surroundings

Absolutely loved my solo stay at La Balconata! The house itself is unbelievably stunning, full of a huge variety of books and art and decorated with great taste and care. Kevan went above and beyond in making me welcome and comfortable; couldn’t ask for a better host. Highly recommend, especially for writers, photographers, and artists who are seeking peace, serenity, and beauty in a place that great writers like the Shelleys and Byron once spent time exploring and creating in. And the extremely well-stocked kitchen is a definite perk!

A True Paradiso

There is beauty in every corner of this farmhouse, of this property, of this village. Our hosts, Kevan and Maureen, were incredibly warm and gracious during our 10-day stay and managed to strike the perfect balance between being available to us and giving us our privacy. The house was very clean and well-stocked with everything we could have possibly needed, from detailed maps of the area to a fabulous library to red currants grown and jarred by our generous hosts. The surrounding villages and towns are also lovely to explore, and this is a great base for day trips to Lucca, Florence, Viareggio, etc. That being said, it was hard to leave the terrace where we spent hours breathing in the magic and beauty, the smells and the sounds of this Paradiso. In a troubled world, this is a place of true peace. Thank you so much, Kevan and Maureen - we can't wait to come back!

The perfect refuge

La Balconata in the tiny village of Granaiola was stunning. Upon arrival the house was huge, clean and very welcoming. It was clear that the owners, Kevan and Maureen, cared a lot about making sure renters felt at home - and I can assure you that i did. Right outside the front door were excellent walks with the dog - leash free, as well as for mountain bikers and advanced hikers. Close by is the local restaurant where the food is of good quality and very authentic Italien. The views from the house were absolutely stunning overlooking the valley and surrounded by greenery. I stayed for two weeks where i spent the first two weeks working and the rest on seeing the sites such as Lucca, Firenze, Pietrasanta, Livorno, the mountainside and the beach. Vue magnifique !

La grande maison de Kevan a beaucoup de charme. Les pièces sont très grandes et décorées avec beaucoup de goût. La cuisine est un peu sombre, mais elle est immense et extrêmement bien équipée. Elle donne sur une terrasse ombragée très bien aménagée et fleurie, avec une vue magnifique sur toute la vallée et parfois la visite des 2 gentils chiens de la maison !

Atemberaubende Villa mit einem wunderbaren Gastgeber

Die Zeit bei Kevan war einfach traumhaft. Die liebevoll eingerichtete Villa hat unsere Vorstellungen komplett übertroffen. Die Lage bietet einen spektakulären Blick auf die Berge und die nahegelegenen, malerischen Bergdörfer. Die gut ausgestattete, riesige Küche lädt zum Kochen ein. Gemeinsam essen kann man an einem riesigen Esstisch innen oder auf der Terrasse im Garten. Wer einerseits die Ruhe genießen aber auch in den umliegenden Bergen und grandiosen Wäldern wandern möchte, kommt hier voll auf seine Kosten. Ausflüge zum Meer und in die nahegelegenen Städte Lucca und Pisa haben unseren Urlaub komplett abgerundet. Kevan war ein super Gastgeber und stand uns für alle Fragen und viele gute Tipps stets zur Verfügung. Wir wären gerne noch länger geblieben und kommen auf jeden Fall wieder. Good time to relax

Wundervolles Haus aus der Römerzeit, liebevoll saniert… inkl.Fitness Programm, da die einzige Toilette im Bad in der zweiten Etage liegt… und die rustikale Wohnküche im Erdgeschoss… hier hält man sich gerne auf… Gleiches gilt für den herrlichen Gartenbereich mit schön überdachter Terrasse! Der Gastgeber ist sehr freundlich, ein Genuss, sich mit ihm zu unterhalten… Meine Hündin und ich hatten eine schöne, entspannte Zeit Klare Empfehlung!

Traumhafte Toskana

Wir haben eine erholsame Zeit mit viel Platz im wunderschönen Haus von Kevan verbracht - uns hat es an nichts gefehlt. Wer Ruhe und Abgeschiedenheit in ursprünglicher Natur mag und Entschleunigung sucht, ist hier auf jeden Fall richtig - ein Auto ist für Ausflüge sehr hilfreich. Ein großes Plus war, dass Kevan ob seiner umfangreichen Kenntnisse jederzeit bereit und in der Lage war, uns mit Tipps und Infos rund um die Themen Einkaufen, Essen gehen, Schwimmstellen im Fluss, Strandtipps etc. zu helfen. Immer in Erinnerung bleiben wird uns der wunderbare überdachte Terassenplatz mit unglaublichem Blick in die Berglandschaft mit ihren pittoresken Dörfern. Ach und das WLAN funktionierte tadellos auf allen Etagen und sogar draußen. Ein Dankeschön an unseren herzlichen Gastgeber und besondere Grüße von unseren Kindern an seine beiden lieben Hunde!

Urlaub im Paradies

Wir hatten zwei wunderbare Wochen in Kevans Haus. Viel Platz, super ausgestattete Küche für Selbstversorger, tolle Ausblicke und richtig gute Insider-Tipps vom Gastgeber. Das Haus ist ein perfekter Ausgangspunkt für viele Ausflüge in alle Richtungen, aber auch der Ort, um sich in Ruhe zu erholen. Und nicht zu vergessen: Schnelles WLAN von der traumhaften Terrasse bis zu den Schlafzimmern unterm Dach.

Wonderful place!

We've been to more than a few holiday homes until now, and this one is definitely best of all! Splendid location, stunning views, huge and beautifully decorated living room and kitchen, we couldn't stop making photographs of it, and they all look like 17th century paintings... You can easily go for (dog)walks from your doorstep, and there's a lovely restaurant a bit higher upon the hill. Kevan and his mum (who both live in another, separate part of the large house) are very nice and helpful people. Highly recommended!

Erholung in wunderschöner Umgebung

Wir haben eine wunderschöne, erholsame Woche in "La Balconetta" verbracht. Das Haus ist ein Traum, ebenso die Lage mit wunderbarem Blick ins Tal. Kevan ist ein perfekter Gastgeber, mit guten Tipps, entspannt und immer freundlich. Auch für unseren Hund war es perfekt.

Toskanischer Traum

Das Haus war einfach ein Erlebnis. Man fühlte sich sehr wohl und man konnte täglich was neues entdecken. Die Einrichtung ließ keine Wünsche offen und abends konnte man auf der Terrasse die Ruhe und Natur genießen. Kevan hat uns als Gastgeber jederzeit bei Fragen geholfen und gute Tipps für Ausflüge gegeben. Wir haben uns in der Woche wirklich sehr wohl gefühlt. Authentiek Toscaans verblijf van hoog niveau

Het vakantiehuis is schitterend gelegen op een helling in het gehucht Granaiola (Bagni di Lucca) met vrij uitzicht over de omringende bergen. Het huis is ruim en zeer compleet ingericht. In de grote woonkeuken is alles aanwezig om maaltijden te bereiden. De bedden zijn uitstekend. De inrichting van het huis is smaakvol en met veel kunst aangekleed. Je hebt zelfs de beschikking over een uitgebreide bibliotheek aan boeken over kunst, cultuur en koken. De verhuurder, Kevan, is een geweldige gastheer. Hij is graag bereid tips te geven over bezienswaardigheden in de omgeving en kent de beste plekken om authentieke Italiaanse producten te kopen. La Balconata is het perfecte huis om te verblijven in de buurt van de Garfagnana en steden te bezoeken zoals Lucca en Pisa. We zouden er graag nog eens terugkomen.

Lovely characterful and old house

We thoroughly enjoyed our stay at this beautiful, rustic house high above the Bagna di Lucca valley. Charming bedrooms and bathroom on the top floor, comfortable spacious living room on first floor and huge well-equipped kitchen on the ground floor (worthy of a castle!) with doors leading onto the sunny terrace, perfect for dining and relaxing. Lovely views over the valley from all floors. Many thanks to Kevan, our helpful and friendly host. We would love to return.
