a bit run down, could be bette and could be worse. Free breakfast was at best okay, however they have 3 coffee machines for breakfast and at least 2 were always broken. Location is good - close to Queens University, 20min walk to city center.

The rooms were clean and the common area was beautifully decorated for Christmas. I was surprised to see a Gym in this Holiday Inn express hotel. There is a gated secure parking which is a great addition in a city hotel. Staff are friendly and efficient. As members of IHG we were also offered an early check in and late check out. Breakfast is a decent spread but can be very crowded. Dining space can also be an issue on busy days. The staff do their best to keep up but probably they could have a system of fixing breakfast times for guests, to avoid the crowding during peak hours. Overall this is a really good hotel and definitely value for money. A short walk from the hotel will lead to the Botanic area where there are plenty of restaurants with a variety of dining options, some are surprisingly economical. I would recommend Mu and Kawa, both are fusion Asian food restaurants, with delicious food, large portions and great prices.
