The Home
This newly constructed 3,300-square-foot home features a breathtaking open living area with a dramatic wall of windows that brings the outdoors in. The well-equipped kitchen includes state-of-the-art appliances, all necessary cookware and utensils, a large dining island, and a spacious dining table ideal for gathering family and friends. Just off the main living area, a large slider opens to a cozy screened porch with both dining and seating areas, perfect for morning coffee or evening meals by the river.
The open-concept great room boasts cathedral ceilings, a stone gas fireplace with an antique mantel, an overstuffed sofa and loveseat, a wall-mounted TV, and multiple inviting reading nooks.
Bedrooms & Baths
The home offers five bedrooms and three full baths, comfortably accommodating larger groups.
On the first floor, two guest bedrooms sleep six guests, one with a queen bed and another with two full platform beds. Both rooms feature wall-mounted TVs and tranquil forest views. A large full bathroom with a tub and shower serves this level, along with a convenient laundry room and additional storage.
Upstairs, you will pass a charming reading-corner loft overlooking the great room before entering the expansive primary suite. This 500-square-foot retreat features vaulted ceilings, accent plank walls, French doors, a king-sized hickory bed, cozy linens, and stunning views high among the pines. The suite includes a private sitting area, a wall-mounted TV, and an office nook, making it perfect for quiet moments or getting a little work done if you must. This serene space is truly a retreat for the senses.
Downstairs, the newly finished lower level includes a king bedroom, a bunk room, and a comfortable media area with a home-theater feel and a kitchenette, ideal for kids, teens, or relaxed movie nights.

Step outside to enjoy a gorgeous back deck overlooking the river, complete with a private hot tub that invites you to unwind under the stars after a day of adventure. We had an absolutely amazing stay. The house is spacious â plenty of room for everyone to spread out while still feeling cozy and inviting. The cathedral ceilings and stone gas fireplace made the great room especially warm and welcoming after a long day outside. We loved gathering by the fire in the evenings. The kitchen was fully stocked with everything we needed. The large island and dining table were perfect for family meals and sharing stories after full days on the slopes.The winter location truly canât be beat. Being so close to Sunday River made skiing incredibly convenient, and the mountain offered amazing trails for all skill levels. We also enjoyed exploring the winter trail right from the front yard and taking in the beautiful snowy scenery â it truly felt like a winter postcard along the river.Our dogs loved it just as much as we did!The host was extremely nice, responsive, and helpful from start to finish. Communication was easy, and they made sure we had everything we needed for a perfect stay.The home was spotless, beautifully maintained.We would absolutely stay here again and highly recommend it to anyone looking for the perfect winter (or any season!) getaway
We had an amazing stay at Bobâs River House close to Sunday River.From the moment we set foot into this beautifully newly constructed home close to Sunday River & Bethel we felt welcome. A cozy sitting area with gas fire, lots of pillows & blankets, a big modern well equipped kitchen, finally space for everyone to hang their jackets & put away their shoes (thereâs even a heating rack behind that area so the shoes were always dry & warm), a well thought through light concept, a greatly functioning heating system (first time we actually always felt warm)âŠthe list is endless! We especially appreciated all the attention to detail like the nice nature set decorations, the pre-installed phone chargers, the downstairs ski room area with boot heater, the hot tub with a view, the extra towels for the hot tub, the availability of a fully modern washing & drying machine and even heated toilet seats. Before we could even think of something more, it was already there. Thanks to the proximity of the river and the beautiful river trail our dog always got great hikes before we went skiing for the day. And she discovered the huge dog bed as her new favorite spot.We came with a Rivian car and we used the chargers at Sunday River base station. Perfect for charging while skiing! If there is anything to add to the house, it would be an EV charger.We will be back for sure. Thank you Bob, you were an amazing host.
