Three Bears’ Overlook awaits! Take in breathtaking, panoramic mountain view of the Cohutta Wilderness year-round; pictures will never do it justice. This cabin has been beautifully furnished to offer a luxurious and peaceful stay in the mountains with ample amenities for fun with family and friends. We are located a short 20-minute drive on paved roads between Blue Ridge and McCayesville, GA. The area offers a myriad of choices for fabulous year-round entertainment, sightseeing, dining, and adventure.

Entertainment:
• The main living area is open concept between the kitchen, dining, and living. Enjoy views of the Cohutta Wilderness through a two-story wall of windows. It includes a gas log fireplace, 55” Smart TV with sound system, and ample comfortable seating.
• The lower-level living area and game room has a large, comfortable sectional with an 86” Smart TV and sound system.
• The game room features a 7ft pool table, a 9 ft multigame shuffleboard table, and a game table. Additionally, sit and socialize on the daybed, while enjoying the mountain views.
• The screened porch features a mountain view, a gas fireplace, ample seating, and a 50” Smart TV.
• The outdoor decks offer two porch swings, bistro table with chairs, Adirondack chairs, and a hot tub for socializing and enjoying the fresh mountain air and view.

Kitchen/Dining:
• This cabin offers a beautifully updated, full-service kitchen with granite countertops and everything you need to prepare family meals. It also offers a bar-height counter with two chairs.
• There is a gas grill with a full complement of utensils on the back deck.
• The dining room has a locally-crafted, live-edge table that seats 8-10.
• The front deck has an outdoor dining table with seating for 6.

Sleeping Accommodations:
This cabin offers 4 bedrooms, in addition to a daybed w/ trundle in the lower-level game room.
• The Stag bedroom offers a California king bed on the main level, with a forest view.
• The Highland bedroom offers a California king bed on the upper level under a vaulted ceiling, with a treetop forest view.
• The Chickadee bedroom offers a queen bed on the upper level under a vaulted ceiling, with a treetop forest view.
• The Fox bedroom offers a queen bed and a bunk bed w/trundle on the lower level.

Bathrooms/Laundry:
This cabin offers three full bathrooms, one on each level. The main and lower-level bathrooms offer tiled walk-in showers. The upper-level bathroom provides a shower and tub combination. Guests may also take advantage of the full-size washer and dryer available on the main level of the cabin.

Work if you must:
There is a desk on the second level open to the main living area below. High speed WIFI supports your remote work needs, including video/conference calling. That space also offers a comfortable nook to catch up on reading.

Baby Gear:
We offer a portable high chair. For those items you are unable to bring, we recommend “baby quip.” They can be delivered according to your preference, and the local providers have a good reputation.

Here is a list of starter supplies provided:
• coffee and creamer, sugar, Stevia, teas, salt and pepper, basic spices, olive oil, balsamic vinegar, non-stick cooking spray
• hand soap; lotion; Paul Mitchell shampoo, conditioner, and body wash
• toilet paper, trash bags, paper towels
• dish soap, dishwasher pods, laundry detergent, laundry stain remover
• all-purpose surface cleaner, Lysol wipes, carpet spot remover

NOTES:
• Each TV is a smart TV. Both living areas have LG TVs, which offer free streaming of 150+ channels including movies, news, sports, comedy. Additionally, feel free to log on to your favorite streaming accounts for your enjoyment. We do not have cable service.
• We are equipped with high-speed internet to use with your personal devices.
• We have outdoor security cameras, facing outward, for safety and protection.
• Our gas fireplaces are seasonal. They operate from September 30th – April 30th.
• We have smart security locks—with the code we provide, you may go directly to the cabin!
• While this mountain cabin feels very private, discharging of weapons or firearms is not permitted.
• Due to the threat of forest fires, please leave your fireworks at home. We highly recommend the Lake Blue Ridge Fireworks!
• Our gated community does not keep out four-legged friends. Trash must be bagged and left in the secured bins!
• You may see lady bugs that are indigenous to the area. This is common and can be minimized by keeping doors and windows closed.
• Guests are required to sign a rental contract that will be provided via email after booking, which incorporates a $500 safety deposit.

Things to remember:
• Our neighborhood quiet hours are from 10pm to 8am. Please be respectful.
• Pets are not permitted.
• Smoking is not permitted in or around the cabin.
• All trash must be bagged, and the receptacle lid must be secured at all times.
• We are regulated by Fannin County Ordinance NO.2023-10-24.
