This is it. There is no better location in Cape Coral and this home has western exposure. Florida sun on our oversized pool deck all day long. Our house was remodelled recently. All furniture, bathrooms, kitchen, pool and tiki hut is brand new.

This 5* Villa is the excellent escape for every boater. It offers an excellent starting point: You are on the open water in a few seconds. Endless journeys through the canal system; speed limits are therefore not necessary.

For boat lovers, this home is the perfect choice. It is a 10min beautiful boat route to the Caloosahatchee river which offers quick access to the Gulf of Mexico, it is also one of the most beautiful boating routes here in the area.The right boat can optionally be booked in addition to this house and will be handed over to you by an expert boatman on arrival. You will then find out about boat instructions and tips on site. All our boats have powerful engines GPS system with depth measurement and fish-finder function, cool box, cabin and Bluetooth radio. BOATING IN FLORIDA IS ALLOWED WITHOUT A LICENSE !!

Even completely inexperienced boaters will get their money's worth. The proximity to the open water makes boating very easy.

The villa itself is located at the end of a road with no noticeable traffic. There is no more peaceful way to spend your holiday. The Rosegarden area is characterized by the most expensive and most beautiful homes of the city. Restaurants and shops are in walking distance.

The villa is equipped with everything your heart desires.

All technical equipment was replaced in 2020. All furniture, bathrooms & kitchen as well.

The pool area is facing west and guarantees sunshine at the pool all day long and fantastic sunsets. . The pool area with large swimming pool and whirlpool can be heated separately.

In the kitchen, cooking experts get their money's worth. You can expect all the comforts of a normal kitchen here.

BBQ experts will love the outdoor kitchen. You can cook while you see the dolphins swimming by.

From the open living area, the kitchen, the master bedroom and the dining room you have a view and access to the pool area. The villa has 2 separate master bedrooms with large king beds. Ideal for 2 families, no parents need to miss out on the comfort of the master bedroom. The third bedroom has a queen size bed.

Great location on the water

I definitely recommend this vacation home. The back deck/patio, pool/spa, dock with outdoor seating was awesome. The canal view with daily boat/yacht watching was relaxing. We rented a boat so the super close access to the marina and out to the main waterway was very convenient. I have nothing negative to say about this home. The inside was great as well however we spent most of our time outside. Suggestion to the owner: a tv mounted on the back patio area would be so nice. Also, installing dock cleats on the side of the boat dock would be great as well since the boat lift was unavailable for use.

Beautiful home

We had a fantastic stay at this home. It was clean and the outdoor set up was beautiful. Easy to heat the pool and hot tub. Fun to watch the boats go by on the canal and play cards down on the dock.

Was a great get away!

The house was very roomy and clean, but the best part was the outdoor space with the canal access. Great pool and hot tub, and we caught some good fish in the canal out back.

The house was perfect. The pool and spa were perfect. The beds were like clouds. Absolutely fabulous place to recharge your soul. Totally silent but for the boats going up and down the canal gently. We watched the sunsets from the pool and spa. Great location. Sanibel is a 35 min drive. Airport was 40. We all agree we will go back! Thank you doe a lovely experience!!!
