Summary:
Quail Roost 1 is located in scenic Cosby, TN. and is a one side of a duplex (and completely private!) This is a truly unique spot not found anywhere else in the Smokies. The cabin-feel of the interior and the comfortable King Size bed will leave you rested and ready to explore all that the area offers. Day trips to the Great Smoky Mountain National Park, Gatlinburg, & even Asheville are available! The romantic deck is one of a kind complete with an outdoor soaking tub & pellet stove!

The Space:
Get ready for a romantic retreat at Quail Roost 1! We've got everything you need for the perfect getaway.

In the living room, kick back and relax on the sofa, side tables, and a big coffee table perfect for game night! The air/heat ductless unit keeps things comfy, and linens for the sleeper-sofa are provided.

Our kitchen may be small, but it packs a punch! You'll find everything you need to whip up a delicious meal, plus a coffee and hot chocolate bar (yum!).

Sleep like royalty in our main bedroom with a vaulted ceiling and a King bed, fluffy mattress, and four pillows. With an electric fireplace, plenty of outlets and two nightstands, you'll be all set for a comfortable stay. We've got you covered with linens, a box fan, and a radiant heater, too.

The bathroom has a tub/shower combo and all the essentials you need, including shampoo, conditioner, body wash, towels, and a washer and dryer with complimentary detergent!

If you want your pup to join you, we welcome them and even provide a dog bed and food/water bowls for them! (extra fee applies for dogs... sorry, no cats allowed due to common allergies)

Enjoy the incredible (and new!) deck off the bedroom. There is a locked partition for complete privacy as well as outdoor curtains that can be drawn so you can enjoy a nice bubble bubble bath while soaking in the sounds of nature and the creek below. This deck is really where you'll want to spend your time... we even provide a pellet stove for those cold evenings. The front yard is where you'll find the fire pit and charcoal grills! (BYOWC - bring your own heating pellets for the stove/wood for the firepit/charcoal for the grill), and dine al fresco. And don't forget to stargaze - the sky is absolutely gorgeous around here!

Other Things to Note:
The house is located on a hill and has a relatively steep/unpaved driveway. It is easily accessible by any two-wheel drive car (and delivery trucks go down it all the time) but in winter weather, chains or 4WD might be needed. In adverse weather if guests don't feel comfortable going down the driveway, they can park at the top of the street and walk down. PLEASE take some time to read the HOUSE RULES regarding pets, visitors, etc in the "rules & policies" section!

The contract did not upload correctly, I was unable to take a picture and send it to the host due to I assume restrictions on the website. It was frustrating, I lost 2 hours of travel time trying to upload it. My neighbor at the cabin helped me and she and my daughter confirmed it was not linked properly, it was never in blue like a link is. She assumed because I was a widow that I was old and not up to date on technology, which she gave that impression to my neighbors. I am not an old lady, I am 54 years old and I am a director of nursing, I deal with IT issues daily and have for 16 years. If you’re offering an outdoor tub it should be cleaned before guests arrive. I looked forward to using the tub but I didn’t come to clean it out and besides that it was redneck rigged so you could have water in it. My neighbors reached out several times for assistance on the contract and when I came back one afternoon I was locked out and my dog was in her kennel. That’s when my neighbors helped me with contract. I asked multiple times for it to be emailed to me so I could sign it. I’m travel a lot and this is my first unhappy experience. It was my first trip alone which was as unnerving to begin with.

Nice full kitchen with plenty of pots, pans, dishes and utensils. You feel like you’re out in the middle of no where even though you’re not. The bath tub on the back porch is fun but the knob to turn on the water is not on the tub but on a wall behind a couch. Weird! It took me a while to figure that out LOL! There is a washer/dryer combo in the bathroom which was nice. They have detergent and fabric softener sheets available which was nice. It did take us 50 minutes to get to Pigeon Forge for entertainment which was a bit far. The drive is very pretty but it’s very scary after dark navigating those skinny and curvy mountain roads. Don’t drink alcohol then try that drive at night!

The property was beautiful, and my new wife and I definitely did enjoy our time there a few things however could’ve made this a perfect trip. As we do understand that this is a pet friendly place. There were stains over all of the furniture whether that be humanly or from a furry friend it’s still grossed us out. The bathroom had a distinctive smell of urine, and someone had left a note saying that the washer machine leaks so not to use it, which was very unfortunate as we had clothes to wash the fireplace as well was full of.

Quiet and Cozy Getaway

This spot is a short drive to Smoky Mountains National Park. It is cozy, and the bed is soft and comfortable. The deck is spacious with nice seating. Entry was easy and had great communication with host.

Splendid Solitude

The Quail Roost.....what a gem! On the back deck is a pellet stove, soak tub and a hammock. A great romantic get away for our anniversary. In the front a place to grill and a fire pit. And set in a most beautiful, scenic area. Highly recommend ! We will be back!

Quaint and cozy

Sweet, little place, perfect for 2. Wed planned on bringing our dogs, but ended up not needing to. Kitchen has everything you need. Bed was comfy, faux fireplace was calming. Plenty of games to keep you occupied. Deck was beautiful, but the bugs kept us in, no fault of owner. The only thing is that we were told we could save some money by submitting photos and video, but the link wasnt working, and owner didnt respond to me on that. It is what it is. I'd stay here again, maybe in fall.

Cute unit has everything you need for a weekend. Best part is the cozy balcony with a view. Well equipped kitchen for people who want to do their own cooking. Quiet neighborhood still convenient to all the area has to offer.

Could not have picked a better place!

My girlfriend and I stayed three nights at Quail Roost 1 and it was an AMAZING experience. Check in and Check out were a breeze. Julie (owner) was very nice and responsive. The cabin was immaculate and very well furnished. The cost was what initially drew us in and it was worth every penny. I couldn’t recommend Quail Roost enough to do it justice. Would definitely stay here again!

Cosby get away

We enjoyed our stay. The cabin we stayed in, "Quail Roost #1", was clean and the bed was so very comfortable. It was perfectly hidden away and perfect for my husband and I. I would reccomend it to any couple looking for a nice Cosby get away.

Peaceful Retreat

We needed a quiet overnighter on the way back home. Tub on the porch was intriguing for my wife... It was challenging with the cold weather...but we managed hot water (maybe a future inline hot water heater right near the tub) and the pellet heater worked just right.
