The Space:
This charming home offers a variety of spaces designed for comfort and relaxation. The Master Coyote Suite features a king-sized bed, a luxurious ensuite bath with a walk-in rain shower, and a private outdoor patio. The Hummingbird Guest Room comes with a cozy queen bed, while the Cactus Guest Room is perfect for kids or small groups, featuring a double/twin bunk bed (upper twin bunk for 80 lbs or less) and a private working space with a TV. The guest bathroom includes a soaking tub and a large vanity for added convenience.
The kitchen is fully stocked with gourmet amenities, including a fridge with an ice maker, dishwasher, gas stove, and a RO water filtration system, making it perfect for cooking and dining. The open-concept living room provides ample seating, a large Smart TV, and an electric built-in fireplace, creating a cozy and inviting space for relaxation.
Enjoy the outdoors in the open-aired courtyard and cantina, featuring a covered farmhouse table, comfortable seating, a gas BBQ grill, a southwestern bar, and fun games like corn hole. The home also offers gated off-street parking and is conveniently located near an EV charging station just 500 ft from the house. Additionally, the home includes a full-sized, high-end washer and dryer for your convenience.
Guest Access:
Check in time is 4pm on your arrival date. The property is Self Check In with the door code and instructions sent to you three days before your arrival. Your reservation must be confirmed through TRUVI to receive check in instructions. Please reach out to us if you have any questions.

In Old town Cottonwood!! 2 minute walk to the middle of Old town. Morning lattes, wine tasting, antiquing, restaurants, live music... all with out the hassle of driving and parking.

TRUVI Requirements:
We use TRUVI as part of our guest screening process. Your TRUVI application must match the primary guest name on the reservation. Per city and state laws, your background check must be completed within 48 hours of receiving your booking confirmation. Your reservation is NOT confirmed until these requirements are fulfilled. Once confirmed and before check-in, guests must also sign a Rental Agreement agreeing and acknowledging to:
-Abide by our rental terms and conditions.
-Provide a copy of a valid government-issued ID and matching credit card prior to check-in.
-That we collect a non-refundable damage waiver of $35, paid via TRUVI.
-The waiver will cover you for any accidental damage during your stay.

Early Check In and Late Check Out:
We will accommodate early check in and late check out requests up to two hours for no fee if we are able. If there is a same day booking we will not be able to approve your request and approving requests is also dependent upon our housekeeping schedule. Because bookings occur last minute please do not submit a request until the day prior to check in or check out. Please reach out via your booking channel before 3 PM Arizona time on the day prior.
Wish you booked more nights? You can ask to add an additional day at any time and we are happy to extend your reservation if there is not a booking immediately following your stay.

Potential Fees:
We love our guests and mostly have wonderful experiences. We really enjoy hearing the stories about their adventures and reading about their time at the property. Unfortunately there have been a few that did not respect our home and clearly didn't know how to behave, resulting in the list below.
Unapproved Early Check In/ Late Check Out Fee: $100/hour. This fee is only assessed for early check ins or late check outs that did not contact us and did not receive an approval message via their booking channel. If you reached out to us and received an approval there is no fee. Our staff maintain a tight schedule and need the full available time in order to service the property.
Smoking or Vaping inside or outside the rental is not allowed: $500 fine will be assessed if this policy is violated.
Unauthorized Pets: $500 fine. Pets are not allowed on the property.
Service Animals:
Service animals are always welcome and are not subject to pet fees. Please message us before check in that you are traveling with a service animal so we do not mistake them for an unauthorized pet. We comply with all applicable laws regarding service animals. If you're not sure about whether your pet or service animal qualifies under our policy, feel free to reach out to us before booking.
When staying with a service animal we require that you maintain control of your service animal at all times. You must take effective action if the animal becomes out of control. The service animal is not to be left unattended in the rental. Service animals are required to be housebroken, so please ensure that they do their business in an appropriate location outside. Please pick up after your service animals and deposit waste in an outside trash can. If you are in need of any special considerations please reach out to us so we can offer appropriate solutions.
Mail delivery:
Mail is not accepted at this address. Due to City guidelines, no mail is allowed to be delivered to the property. We are not responsible for retrieving or assisting with any items shipped to the home. Local mail services that are available include the UPS store or an Amazon locker pick-up.
Lost and Found:
If you leave something behind the fee for returning it via mail is $50 + the cost of shipping. You can also reach out for the possibility of picking up at our Sedona Office. We are not responsible for forgotten items.
Quiet Hours:
Local quiet hours are from 9 p.m. through 9 a.m. and are strictly enforced by the City. Please ensure you have music and other noise turned down during those times.
Dark Sky Ordinance:
Due to our dark sky ordinance, outdoor lights must be turned off when you are not outside.
Fire Rings:
Fires are not allowed May 1 - October 1. We also require you to check the Local Fire Ban restrictions in effect before utilizing any outside fire rings available at a property. We reserve the right to request no fires at any time.
Local Wildlife:
The local wildlife includes deer, skunk, bobcats, and javelina. Please do not try to feed or approach the animals.
City Unpermitted Uses:
City law disallows this home for being used for events, parties or large gatherings.
Please be respectful of our home and do not rearrange furniture or unplug any home features / electronics. We also ask that you keep muddy shoes and mountain bikes outside of the home.
Sign in to your personal account for Smart TV access such as Netflix or Prime. Please remember to log out of your accounts at check out.
