● Location: San Leon, Texas

● Lake Access: Applicable for Lake Livingston properties only.

● Beach Access: Less than a 5 minute drive from the beaches at the Seawall**.**

● Private Pool: This home features an in-ground private pool that is 5ft deep and overlooks Galveston Bay.

● WIFI/Cable: We provide free high-speed WIFI and Roku with access to Sling TV for live television channels. Guests are welcome to log into their own streaming service apps.

● Pet Policy: 3 pets are allowed with a $25 fee per pet. Please keep pets off furniture, clean up after them outside, and crate them if left alone indoors.

● Large Groups: We love hosting church groups and large family gatherings, however groups over the size of 16 guests must be approved prior to booking.

● Parking: There is room for up to 5 cars using both the garage and driveway.

The adjacent dining area, nestled in a corner near the windows, offers breathtaking views of the bay while you savor your meals. The fully-equipped kitchen is a chef`s dream, boasting a large island with barstool seating, ample storage options, and plenty of counter space for preparing delicious feasts.

The main level of the home offers four inviting bedrooms, each thoughtfully designed for comfort and relaxation. Retreat to the primary bedroom, featuring a king-sized bed and an attached nook with a built-in full-over-queen sized bunk. The ensuite bathroom is a true oasis, complete with a beautiful stand-alone shower and double vanities. Two additional guest rooms on this level offer a king-sized bed and a queen-sized bed, respectively, ensuring restful nights for everyone. The fourth bedroom is perfect for families or groups who prefer to stay close, with a queen-sized bed and two sets of full-over-full bunk beds.

Venture downstairs to discover the ultimate entertainment zone. The game room boasts foosball, table tennis, and arcade games, guaranteeing endless fun for all ages. A fifth bedroom on this level offers a king-sized bed and convenient access to the game room, making it an ideal space for teenagers or those who love to play.

Step outside into the backyard, where an expansive shaded patio invites you to unwind and soak up the sun. A unique hexagon structure with four inward-facing bench swings provides a whimsical touch, while the sparkling inground pool offers a refreshing escape on warm summer days. As you follow the path towards the water`s edge, you`ll find a cozy fire pit with seating, perfect for roasting marshmallows and sharing stories under the starry sky. Finally, a private fishing pier awaits, extending into the tranquil waters of Galveston Bay, where you can cast a line and experience the thrill of reeling in your next big catch.

● Cancellation Policy: All cancellations are subject to a 3% credit card processing fee.

● Party Policy: No parties are allowed at our home. Please look elsewhere if that is the intent of your trip.

● Age Requirement: Guests must be 24+ to book.

We are unable to price match any rates found on other booking platforms.

House Rules:
- Guests must be 24+ to book the property.
- One-night stays must be approved.
- Groups larger than 16 need to be approved. We do not allow parties.
- Quiet hours are from 10pm-8am.
- Any damages to the house or property during your stay will result in a deduction or additional charge for the resulting repair/replacement cost.
- All pets must be approved by our team, stay off of all furniture, be cleaned up after in the yard, and not left alone inside the home unless in a kennel.
- No parking allowed on lawns, yards, empty grass lots or other neighbors’ driveways, even if their home appears unoccupied.
- Oversized vehicles/trailers are not permitted unless explicit approval has been received from our team.
- Do not turn the AC below 70 degrees. If you do, you will risk the AC unit freezing up, requiring it to thaw out which will result in the home getting extremely warm.
- The homeowner`s routine pool maintenance cannot be rescheduled and is required for the health and safety of our guests. They will not need to access the home but will access the yard.
- No jumping or diving into the water. Children must be supervised at all times.
- Should an eviction occur due to breaking house rules (noise ordinance violations, excessive guests and/or vehicles beyond the agreed amount), there will be an $850 fine.
