The unique and private Victorian home is perfect for those who love to unwind in style, gazing at the starlit Texas skies, or anyone who just wants a quiet and relaxing time. Experience the modern ranch stay and get 20% for our first 3 guests.

All outdoor amenities (pool, firepit, bbq & picnic table) will be shared with our guests in the loft. Should you wish to have a complete privacy, please message us so we can send you the Airbnb link for the entire ranch. Please message us first if you plan to have an events or gatherings as we will advise to book the entire ranch and different charges applies.

There are many friendly lamas that are on the property and they are harmless but please DO NOT FEED them.

Dog friendly home ($100 for the first dog and additional $50 for the second dog) This will be requested separately.

Welcome to our home! We'd like to take a moment to share our House Guidelines which are designed to ensure everyone's safety and comfort for all our guests. These are common practices that help us provide a welcoming space for everyone.

** Must be at least 25 years old.
** No parties, gathering, illegal substances and undeclared guests. No glitters or anything similar.
** Quiet time: 10:00 PM - 8:00 AM
** No Smoking. Guests can smoke in the outside, but we simply ask that you pick up the cigarette butts and don't let the smell whiff inside the house.
** Please do not eat and drink in the bedroom.
** We pay our cleaners fairly and they have a big job to turnover the unit and sanitize. Your appreciation for their hard work can be shown by not leaving excessive mess behind. Please check out by 11 AM. Unauthorized late check out may cost to additional fees that will be charged by our cleaner for waiting.
** Upon check-out, we kindly request to wash all the dirty the dishes, secure the trash, put the used towels in the bathtub.
** If you used the grill please make sure you clean it and put the cover back on.
** In the summer, please turn the AC up to 80 degrees. In the winter, turn the heat down to 65 degrees before leaving.
** Please sign the Rental Agreement.

As fellow pet owners there are a few rules for your furbabies.
** Dog friendly home ($100 for the first dog and additional $50 for the second dog)
** Keep off all furniture and bedding
** Must be house trained
** Pick-up and dispose of all waste
** If your dog is a barker while you're away, consider crating or making other arrangements
** Please do not let the dog off leash in public and unfenced area.

Please know that any confirmed violations of these rules may lead to reservation cancellation without a refund, along with fines for additional guests, community rule breaches, extra cleaning, and property damage. From Austin-Bergstrom International Airport (Approximately less than 45 minutes away)
- Exit the Airport: Start by heading west on Presidential Blvd.
- Merge onto TX-71 W: Follow signs for Texas 71 W/US-290 W toward Bastrop and continue to merge onto TX-71 W/US-290 W
- Continue on US-290 W: Drive west on US-290 for about 30 miles until you reach Dripping Springs.
- Turn Right onto RR 12 (Ranch Road 12): Once in Dripping Springs, you will turn right onto Ranch Road 12 S.
- Drive to Gatlin Creek Rd: Continue on RR 12 for a few miles, then turn left onto Gatlin Creek Rd.

From Interstate 35:
- Connect to TX-71 W/US-290 W: Take the TX-71 W/US-290 W exit toward Johnson City/Dripping Springs if coming from the north or south on I-35
- Continue on US-290 W: Drive west on US-290 for about 30 miles until you reach Dripping Springs.
- Turn Right onto RR 12 (Ranch Road 12): Once in Dripping Springs, you will turn right onto Ranch Road 12 S.
- Drive to Gatlin Creek Rd: Continue on RR 12 for a few miles, then turn left onto Gatlin Creek Rd.

From Mopac (Loop 1):
- Begin by heading south on Mopac (Loop 1) if you're starting from the north, or northbound if you're starting from the south of Austin.
- Transition to TX-71 W/US-290 W: Take the exit for TX-71 W/US-290 W toward Johnson City. This will take you westbound towards the city of Dripping Springs.
- Continue on US-290 W: Stay on US-290 W, which will take you through Oak Hill and onward towards Dripping Springs. This stretch will be about a 20-mile drive from the point where Mopac merges into US-290 W.
- Turn Right onto RR 12 (Ranch Road 12): Once you reach the town of Dripping Springs, turn right onto Ranch Road 12 S.
- Proceed to Gatlin Creek Rd: After a few miles on Ranch Road 12 S, turn left onto Gatlin Creek Rd.
