Deluxe 4-bedroom Villa Nitia is a very stylish and high-end villa with open sea and mountain views, spread over 3 levels, and connected with an indoor and outdoor staircase. It offers exclusively for you a 28.5 sqm heated swimming pool with counter-counter swimming program, two sun deck areas, two fully equipped kitchens, two indoor and one outdoor dining area, a very spacious living room, media room with PS5, Finnish sauna, 4 bedrooms, 4 bathrooms, and a laundry room. This beautifully organized property of 380sqm of living space is located on a fully fenced private plot of 720sqm and is equipped with all the necessary facilities that a modern guest needs for a very pleasant stay.
Located in DuÄe village, just above other villas, offering much privacy, and only 550m from the beautiful sandy beach in DuÄe, 550m from very nice restaurants, and bars, and 3 km from OmiĆĄ center with diverse offer of restaurants, bars, and an open market. Suppose you prefer to enjoy the privacy of the property. In that case, you can arrange additional services like a private chef, a masseuse, and grocery delivery to the property (not included in the price of the Villa, all can be arranged before or during your stay).
*The outdoor (ground floor level) offers a private, heated 28,5 sqm (7m x 4,5m) swimming pool ( Please note that the pool water temperature, even with heating, can be affected by weather conditions and seasons. Therefore, specific pool temperatures cannot be guaranteed.) , with counter-current swimming program and fully automated salt electrolysis system, 8 deck chairs, outdoor shower, covered and comfortable lounge corner and all with spectacular sea views and mountain views. The sliding door takes you inside to the ground floor kitchen with a fully equipped, elegant private gym. The space is designed to combine top functionality with top design, and each device is carefully selected from the range of the renowned NOHrD brand, known for top-quality workmanship, innovation, and the use of natural materials such as walnut wood, to the sauna, and also to the Media room. From the pool area, you can take the outdoor staircase to the traditional barbecue corner for your grill skills together with the outdoor dining table (the door next to it is the main kitchen on the first floor).
*At the ground floor (pool level) is fully air-conditioned and covered with free WiFi. There you will find a fully equipped kitchen with a dining table for 8 people, a TV, A/C, and a sliding door toward the pool area. There is a Media room with a flat-screen TV, PS5, Bose sound bar, air conditioner, a sofa (that can convert into a sofa bed), and a sliding door toward the pool area. There is also a Finnish sauna, a walk-in shower, and a separate Toilet.
* The first floor offers a very stylish and very comfortable living area with a flat-screen TV, A/C, an Electric Steam Fireplace, a few sofa areas, and spectacular sea views and mountain views wherever you look thanks to the glass-to-ceiling windows. A fully equipped kitchen with a dining table for 8 people, and a kitchen island with bar stools, the kitchen is equipped with all the amenities you need for a comfortable stay (microwave oven, capsule coffee maker Nespresso, a toaster, a kettle...)., direct exit to outdoor dining area with the barbecue overlooking the mountains and the sea. A separate toilet.
*The second floor offers:
Bedroom No1 (21,4sqm) with a king-size bed 180cm x 200cm, TV, A/C, en-suite bathroom with a bathtub (5.8sqm), panoramic sea views and a direct approach to the terrace with a lounge corner just for you.
Bedroom No2 (12sqm) with two single beds 90cm x 200cm (can convert into a king-size bed), TV, A/C, sea view.
Bedroom No3 (12 sq) with a king-size bed 180cm x 200cm, TV, A/C. A family bathroom with a shower and two sinks, used by Bedrooms No2 and No3.
Bedroom No4 (23sqm) with a king-size bed 180cm x 200cm, TV, AC, sea views, and the possibility to enter from the outside staircase too. En-suite bathroom with a shower (6.4 sqm) with glass door /exit to the terrace with two deck chairs, two chairs, a Hot-Tub (a Whirlpool), and an artificial grass plot with some fun area for your youngest.
There is a secured parking place on a private plot for 4 cars (2 in the garage, and 2 in front). A car is recommended but not necessary. From the parking lot, you can take the outdoor staircase to the ground floor level with the pool area. Video surveillance is installed on the parking lot and entrance.
Villa Nitia is located near the small town of OmiĆĄ and the Cetina River (3 km away) It offers many sandy and pebble beaches, activities like rafting, zip-line, canyoning, canoeing, free climbing, hiking, and cycling trails, water activities, and of course a lot of historical attractions in the old part of town. You have the opportunity to take a boat tour on the Cetina River or to islands BraÄ, Hvar, and Vis, all very unspoiled islands, and get to enjoy our very clean and warm Adriatic sea. The famous town Split is only a half-hour drive (23km) and is a âmust-seeâ place with great historical attractions and many cute restaurants and bars settled into narrow old streets.
The most popular tourist attractions on the Central Dalmatia coast are only half an hour away from the famous town Split with its great history of the town Trogir 45min away, and up to a 1:30 hour drive to visit the beautiful Krka waterfalls, Skradin. The nearest airport is SPU Split`s airport (39km). Also, you can do various sports at the beach, and experience a well-organized active holiday like windsurfing, sailing, and diving, you can even try riding horses only 18 km away with the Enquino club (Podstrana) âŠand many more. Due to the vicinity of the town Split, all traffic communications are near (around a half-hour drive): the airport (39 km), seaport (23 km), bus station for international traffic (23 km), railway station (23 km), and the motorway (25 km), golf and tennis courts only 16km far from the villa.
