2 Mins Walk from Edinburgh's Best Beach!

This is a wonderful, spacious, traditional seaside townhouse, built at a time when wealthy Edinburgh families also bought a house by the sea in order to cool off on those hot summer days.

Laid out over 3 floors, the wide staircases are a feature, particularly the winding staircase between the first and second floors (note; they're a bit too wide for standard stair gates, so may not be ideal for young children). The Living Room is positioned on the first floor, as was the norm for the time, with 3 large windows that let the light stream in. From the top floor there are views over the roof tops to Arthur's Seat from the front and across the Firth of Forth to Fife at the rear.

The house offers 4 bedrooms, Living Room, Dining Room, Kitchen, Family Bathroom with Jacuzzi bath, a WC on each floor, full gas central heating, high pressure hot water system, Primary Bedroom with ensuite, WiFi, Smart TV, travel cot, high chair, iron and ironing board, hair dryers, linen and towels. Hopefully everything you need!

Maison très chaleureuse et agréable

Facile à vivre, confortable et bien équipée, nous avons passé un merveilleux Noël joyeux et serein dans cette magnifique maison. Portobello avec sa plage, boutiques, restaurants et pubs est un lieu tout à fait charmant, à 20 mn en bus de Waverley. Notre hôte, Patrick est réactif et très aidant. Il nous tarde d'y revenir.

Superbe maison de ville à deux pas de la plage et à 25 minutes en bus du centre d'Edimbourg.

La maison de Patrick est chaleureuse, accueillante, fonctionnelle est très propre. Aucune mauvaise surprise en arrivant, tout était comme dans l'annonce! Ce logement est d'autant plus agréable qu'il a un charme très écossais: vieux parquet, canapés cuir mais cuisine et salles de bains modernes et fonctionnelles. Les soirées dans le salon avec les vinyles, les gros canapés étaient très agréables. La cuisine est très bien équipée. Il ne manque rien à cette belle maison! Idéal en groupe, nous étions 7! Le réseau de bus de ville est à 200m à pied, également sur le réseau des bus de nuit. La plage est à 5 minutes et de nombreux pub et petits restos sont proches. L'accueil par Roselyn (vers 21h) fut très efficace, sympathique et complet! Le quartier est très calme. Un petit supermarché se situe à 2 minutes à pied. En somme la maison de Patrick est idéalement placée et offre de très belles prestations! Patrick a été très disponible durant la préparation du séjour et s'est même proposé de réserver notre taxi retour vers l'aéroport. Les informations qu'il a communiquée étaient précises, fiables et de bon conseils! Encore merci ce fut un séjour réussi! Je recommanderai et ferai de la publicité pour ce très beau logement!

Stunning

This property was beautiful, in design, comfort and cleanliness. It was so close to the beach and other amenities. There are a lot of stairs as it is over 3 floors and as the description states, they are wide so a stair gate won't fit, so if you have very young children, this is something to be mindful of but we managed OK with 2 under 5's. The outside space is small in relation to the house, but it was lovely to have it and was nice enough to be able to sit outside.. We were very lucky with the weather so that we could use it. The kitchen is very well equipped and modern. We were lucky enough to get a parking space each (2 cars) and we used buses to get around to do all our sightseeing. The bus stops are very handy and close to the property. There were 8 of us staying for 4 nights, 6 adults and 2 children and there is plenty of space so that you didn't feel cramped. Would 100% recommend. Thank you to Patrick and Roslyn for your great communication. Hope to come back again.

One of our best stays while travelling over the years

Patrick's house in Portobello was an excellent choice for our group of 7 while attending a family wedding in Edinburgh last weekend. The layout of the house with bedrooms and bathrooms on 3 levels, a spacious living room, dining room and kitchen meant we had plenty of space to hang out together or be apart if we so wished. We had everything we needed and wished we could have stayed longer to take advantage of the attractive outside space and all the comfortable spaces inside. Patrick was very responsive when we requested some flexibility with checkout and Rosalyn (living nearby) was available to immediately address an issue we had with hot water. The location was excellent, minutes to the high street and beach by foot. And parking on the street outside was easy and convenient. Overall a great experience and highly recommended.

Great Stay at the Beach

Our family very much enjoyed our stay in Portobello. The house was great and there a number restaurants, pubs, stores nearby. Portobello provides a nice break from the hustle and bustle of Edinburgh, but all of the iconic sites in Edinburgh are only a quick bus ride away. We would highly recommend this property and look forward to coming back in the future.

Th best of the best!!!

Beautiful home!! It was my husband and I and three adult daughters. With four bedrooms, very well stocked kitchen, comfortable living room, dining room and patio…..we couldn’t have asked for anything more!! Best bud system only 2blocks away. Download the Lothian Bus app. Their buses go everywhere you would want to go. It’s like GPS for busses, you can even buy tickets ahead of time. Close to bus stop, which is the only way to travel if you don’t drive on the left side!!! Two blocks to the beach and promenade. Definitely recommend the Beach House restaurant..best breakfast ever!!! Patrick and Roslyn responded quickly and provided helpful information and amazing hospitality. The price is well within reason and doesn’t break the bank!! Thank you for making our trip to Scotland so memorable!!! I highly recommend this property to anyone!!! Thank you.

Beautiful historic home!

As a family of 5 including 2 couples and one single adult, this home was perfect. We all had bedrooms on separate floors and the second floor living room was a comfortable space to spend time together. The home’s location right by the beach with many restaurants was also lovely. *Note that if you are looking to see the tourist attractions in Old Town, you will have to take a bit of a bus ride to and from, and the traffic can make it a longer ride depending on time of day. But in many ways it’s nice to be away from the crowds and in the quiet beach and neighborhood setting. There are several grocery stores within blocks of the home and a large, well stocked kitchen. Also note that the washing machine is only a washer, not a dryer, but there is a large clothes line above the 2nd floor stairs that worked well. We had a very small issue with hot water one day but the host was very quick to respond and sent a neighbor over who got the issue resolved the issue right away. All in all highly recommend!

Loved our stay

The house was great! We loved the second floor sitting room and the proximity to the beach. There was a delicious bakery very close by. Our flight was very delayed and we didn't arrive at the house until much later than anticipated and Patrick was very responsive to our plight. The only drawback to the house might be the parking but we used public transportation and didn't pick up our rental vehicle until the day we left,

Fabulous home

Very welcoming home on 3 levels. Was beautifully decorated with quirks and style but also very well kitted out in the kitchen. Great heating, hot water, relaxing lounge, great kitchen and comfy beds with lovely white linens.

Absolutely loved this holiday home.Fantastic house.....,charming , spacious yet snug and with bags of character.Well equipped kitchen ,plenty of seating in the lounge and a lovely dining room.Bedrooms with great beds and spotless linen and bathrooms, also spotless with super showers.Location could not have been better,two minutes to Porty beach and two minutes to high street with all the necessery amenities.Co-op supermarket ,just around the corner...so handy. Lovely home close to grocery stores, local shops, the beach and the bus stop. It fit our needs perfectly. We stayed with 8 people total; young kids, teens and adults. Communication was great and check in and out was flexible and a breeze.

Victorian Fun

My family (seven of us between 5 and 70) stayed here and loved it. Plenty of room so we weren’t on top of each other. The living room is amazing with the large windows and very comfortable furniture. Would’ve loved a whisky with the fire going, but it was a little bit too warm for us. A 2-3 minute walk to the bus stop for Edinburgh, the beach and a Co-op grocery store as well as restaurants. I could see parking being a concern, but also realized that Patrick offered to give suggestions (and we found a place nearby anyway). Lovely home and highly recommended.
