Stayed here at the beginning and at the end of our trip. The place was okay but outdated. Also the building affected my partner's sinuses. Not sure why, his health usually is not sensitive like that. We didn't realize this until we stayed there a second time. The bathrooms attached to the rooms are useable but the shower and sink are very small. Also if someone flushes the toliet while another person showers, the water will run cold for a bit. We had stayed in two different rooms and had hot water issues with two separate bathrooms. The second/last time the water would go from boiling hot to ice cold continuously. No one was using the other bathroom at the time so must be something wrong with the shower itself. They do provide coffee and oatmeal in the room which was nice. There is also free parking in the back in case you have a car.
Visited Edinburgh with my daughter for an open day at the University. Location was ideal between the two campuses as well as close by to Arthurâs Seat, old town etc.
A lovely old building in a quiet neighborhood.The Edinburgh Marathon was the same weekend we were trying to get accommodations and the only room in this affordable lodging that was available was one with shared toilet and shower. We had a sink in our room though so that was great! The host was on site and actually insisted on carrying one of our bags up and down the two flights of stairs. The bananas and oranges at the front desk were very welcome! We expected to shared the toilet and shower but we had them to ourselves as it turned out.
The private parking was a bonus - Andy and Kim were excellent at keeping in touch before we arrived so our check in was great. Lovekly place - obviousky were cared and loved by the hosts. Great location, lots of lovely places to eat - we dined at The Apiary and The Old Bell - both were great - the Apiary was nice dining with a great vegetarian selection, the Old Bell is a great pub with excellent pub food.

Our hostess Kim did a very good orientation to navigating and enjoying Edinburgh.
This is a lovely old home that has been well kept up. We were surprised by the daily room clean service. We did not stay in an en suite room but rather share the bathroom with other guests. This was not a problem at all and indeed during our stay in the guest house was quiet.
The location is not in the bustle of the main drag and we liked that, But if you want to be in the more keyed up area with night life around you, you might want to be closer to the center..As middle-aged healthy types we walked to the Royal Mile and attractions and made our pedometers very happy. There is plenty of good public transportation at hand, however. There are a surprising number of good restaurants a few blocks away. We enjoyed the Abbey, the Southpour, and my favorite was the Apiary. They were Indian, Moroccan, and Italian restaurants that look pretty good as well but we just didnât get there. Enjoy!
The owner is very kind and helpful. The home is lovely with great furniture. Our room was beautiful and comfy. However the WiFi is horrible and the shower gives you hot water or pressure. Not both. Would stay here again. Hopefully not on the third floor next time. The staircase is narrow and curved and I have mobility issues. My sister was totally fine with the stairs though if you donât have problems with stairs
