We’re just **2 blocks from Carroll Creek**, where Frederick comes alive in autumn and winter with colorful seasonal displays, holiday lights, festive floats, downtown events, and the much-loved **Kris Kringle Procession**.

Walk to restaurants, antique shops, boutiques, breweries and distilleries, then come home for a hot toddy by the chiminea, a holiday dinner in the chef’s kitchen, or a relaxed evening under the big willow tree or around the dining table for 6.

Holiday meals can be **cooked here or catered locally—just ask your hostess for suggestions.**

The home sleeps **up to 8 guests**, ideally 4–5 adults plus 2–3 children. No more than 6 adults.

## The space

Fall and winter are wonderful times to visit Frederick.

Take a crisp-weather walk along **Carroll Creek**, explore historic downtown, stroll through the **Maryland School for the Deaf campus**, visit nearby historic sites, or spend an afternoon wandering through **Mount Olivet Cemetery** and discovering some of Frederick’s remarkable local history.

Spend the day exploring downtown shops and galleries, antiquing, tasting **specialty seasonal brews and locally distilled spirits**, dining out, or simply enjoying Frederick on foot.

During the holidays, downtown Frederick is especially festive with lights, decorated storefronts, seasonal activities, and community celebrations.

Back at the house, prepare Thanksgiving dinner, Christmas brunch, game-day food, or a family feast in the fully equipped **chef’s kitchen**.

Prefer not to cook? Frederick has excellent restaurants, specialty food shops, bakeries, caterers, breweries and distilleries. Ask your hostess for recommendations for **prepared meals, catering, holiday desserts, wine, specialty beverages, or local favorites**.

Indoor dining seats 6, with another 2–3 seats at the kitchen island.

Outside, enjoy the private side garden, Weber grill and chiminea lounge. Cooler evenings are perfect for gathering around the fire with coffee, cocoa, cider, or a hot toddy.

The property was historically part of the original **Frederick Brick Works** property. Maryland School for the Deaf and the historic Hessian Barracks sit directly across the street and make an interesting neighborhood walk.

## A home with personality

This isn’t a generic rental.

The two-level Mission-style shotgun house is filled with a curated mix of **estate treasures, Danish modern furnishings, Asian pieces, antiques, colorful rugs, fine-art prints, paintings, Native American art, and books on architecture and design**.

It is comfortable, creative and intentionally eclectic.

Updated fixtures, surfaces and amenities make the house easy to enjoy while retaining the character of an older Frederick home.

## Entertainment for cozy nights in

When everyone is ready to come in from the cold, there’s plenty to do without leaving the house.

The entertainment area includes:

* Lots of board games for adults, kids and family game nights
* **Gas fireplace available by prior arrangement for adult guests when the sofa bed is not being used**

Put on a vintage Christmas LP, pour the cocoa, open a board game, stream a holiday movie, or bring those favorite DVDs the family watches every year.

On chilly evenings, adult guests may enjoy the **gas fireplace by prior arrangement**, provided the sofa bed is not being used.

## Great for fall and holiday stays

Maryland HomeAway works especially well for Thanksgiving and Christmas family visits, holiday shopping weekends, Frederick festivals, Kris Kringle weekend, brewery and distillery weekends, antique-shopping trips, historic walking weekends, Carroll Creek walks, culinary weekends, sports tournaments, weddings, family gatherings, and relocation stays.

**Harmon Park is only half a block away**, with open space for walking dogs, letting children play, kicking a soccer ball, or simply getting outside.

## Outdoor spaces

Guests have exclusive use of the private side garden and entertaining areas, including the Weber charcoal grill, chiminea and lounge area, seating for approximately 10, outdoor dining for 6–8, and the front and side porches.

The large willow tree gives the garden a secluded, almost magical feeling.

Even as the weather cools, the outdoor area is a wonderful place for morning coffee, afternoon drinks, grilling, or sitting around the chiminea.

## Sleeping arrangements

The home sleeps **up to 8 guests total**, with a maximum of **5 adults and up to 3 children**.

Sleeping options include a queen bedroom, second queen bedroom, queen pop-up sofa, XL twin fold-out in the upstairs open loft, an additional XL twin available in the east queen bedroom, and a double-height electric air mattress available by request.

Each queen bed or queen sofa is intended for **one adult or a couple**, not two unrelated work associates.

Extra sleeping arrangements must be requested before arrival.

### A fun holiday bunk room for the kids

For family holiday stays, the **east bedroom can become a cozy kids’ bunk-out room**.

Two children can share the queen bed, two can bunk on the double air mattress, and one can use the twin fold-out bed.

It’s snug—but that’s part of the fun. For cousins and siblings, it creates a great little kids’ headquarters filled with extra **holiday excitement**.

If only one couple reserves the property, the second queen bedroom may remain locked.

## Guest access

Guests have exclusive use of the **first and second floors**, front and side porches, private side garden, patio, Weber grill, chiminea lounge and outdoor dining area.

One parking space is included in the driveway/lot. Additional nearby street parking is generally available.

**Plug-in EV charging may be available by prior arrangement.**

The host and her cats occupy the completely separate lower basement level with a private entrance and private backyard. Guest and host areas are visually and acoustically separated.

## Rates, occupancy and guest registration

The posted rate includes **4 guests**.

Additional guests are:

**Adults: $55 per night**
**Children: $35 per night**

Maximum occupancy is **8 guests**, including no more than **5 adults**.

**All guests must be registered on the rental platform by check-in.** Each adult guest must be listed by **first and last name**. For children, **first name only is acceptable**.

Your reservation covers only the number of registered and approved guests. No unregistered overnight guests are permitted.

Corporate reservations are subject to a **20% rate adjustment before promotional, weekly or monthly discounts are applied**.

Reservations over 29 nights require pre-approval.

## Corporate and business stays

Business travelers are welcome.

However, this property is **not worker or crew housing**.

No muddy boots, heavily soiled work clothing, commercial crews, or unrelated workers sharing beds.

All occupants must be registered through the reservation.

## Cleaning and longer stays

The standard **$75 cleaning fee** applies to short-term stays up to 4 nights.

Stays of **5–12 nights: $125 cleaning fee.**

Stays of **13–29 nights: $250 cleaning fee.**

Longer-stay cleaning includes service approximately every 7 days, including bathrooms, sheet changes, vacuuming, light dusting, and kitchen and bath surface cleaning.

Mid term utility charges are **$10 per night for water/sewer, electric and gas, for 3 persons for stays of over 7 nights. **

Required scheduled cleaning is part of longer stays.

## Small gatherings

Small, pre-approved indoor gatherings of approximately **12 people or fewer** may be considered, including holiday meals, bridal or baby showers, small family reunions, girls’ weekends, golf weekends, and tournament gatherings. 

An additional cleaning charge may apply depending on the type of event and number of guests. This will be discussed with the reserving guest.

**All gatherings and parties must be approved in advance.**

## Pets

**Bring the dog along, too.**

Small dogs **up to 30 lbs.** are generally welcome with prior approval and applicable pet terms.

The yard is **not fenced**, so dogs must remain leashed outdoors.

Harmon Park is half a block away and is an easy place for daily walks and exercise. Carroll Creek and the surrounding historic neighborhoods also make for great cool-weather walks with your dog.

Please do not leave dogs alone for extended periods. Excessive barking or indoor accidents are not permitted.

Dog waste must be removed immediately. Waste left on the property may result in a **$25 charge**.

Please avoid indoor pee pads except in an emergency.

Cats may be considered with advance approval for **mid-term stays only**, such as relocation, transition or corporate stays.

The host has cats that may occasionally be outside, so visiting dogs must remain under control.
