Guests will have access to the entire pictured house (expect 3 locked closets), all appliances, any kitchen supplies, and all amenities. We provide amenities in the bathrooms, kitchen, and laundry room with enough to get you started on your trip. We do not provide excess for more than a couple of days' worth, and guests are responsible for purchasing these items for personal use if they run out during their stay. Exterior cameras may be at the property for security purposes.

Our house is located in the small, rural town of Garfield and has direct access to Beaver Lake.
Getting Around:
The house is located off a steep gravel road, 4-wheel drive is recommended.
Other Things to Note:
â The driveway is steep, so a 4-wheel drive vehicle is recommended.
â Lake is accessible by going down the stairs to the shoreline.
â Dock access is strictly prohibited. For your safety and to avoid property violations, please do not enter or use the dock at any time.
â Please exercise caution to avoid creating overly large fires in either fire pit. Kindly refrain from lighting any fires during July or August.
â Countyâwide burn bans may be in effect during your stay, which could limit use of the fire pit. For more details on burn bans, visit the Arkansas Department of Agriculture - Forestry Division website.
â Water levels are subject to change at any time due to environmental factors outside of the hostâs control which may impact the accessibility and appearance of the lake. Cancelations due to water levels will not be honored outside of the cancelation policy. Guests are solely responsible for preparing for their stays accordingly by checking water levels ahead of their stays.
House Rules that are strictly enforced:
- Check-in is any time after 3:00 PM.
- Parties or guest actions that result in disturbances, property damage, extensive extra cleaning, or smoking indoors will incur a fine of $1,000.
- This property only allows dogs, with a maximum of 3, and requires a fee of $90 per dog to be paid prior to your stay. Dogs discovered at the property without prior notice or cats discovered at the property will incur a fine of $400.
- Unauthorized checkout delays will incur a fine of $100 per hour.
- This is a non-smoking home. If you smoke in the home, you will be fined $1,000 plus the cost of any smoke remediation necessary.
- Refunds for unused services such as pet fees, event fees, early checkâin, and late checkâout fees, are subject to the same cancellation policy that applies.

Very nice accommodations in a beautiful setting. While there is WiFi available, we had one evening of the week that it was down and there is limited if at all cellular reception. All in all, it was a great experience.
This place was perfect for our annual Labor Day get together with our group of 10 friends. Plenty of space and places to hang out. Plenty of refrigerators! I recommend.
hosting a family reunion at the property we needed lots of space for sleeping we had about 30 people gathering for meals and 11 staying on site so we needed maximum bed capacity. When we arrived, one of the queen beds in the bedroom, downstairs was broken. The frame disconnected from the headboard. I did report this to the property manager as soon as I arrived and saw it with a photograph. They did get it fixed that night. The big problem we had was the air conditioning unit was not working. When we tried to troubleshoot with the text messaging system with the property managers. We tried to flip the breaker to get the air-conditioning unit to come back on, but it kept tripping the breaker every time we tried to get it to come on. they ended up having to send out a maintenance person who did not know how to fix the problem and then they had to call an air-conditioning specialist to come out to fix it. Was frustrating for me because the property management team just kept giving me reassurances that they were trying to get someone out there to fix it that night, but it might be the next day before it could be fixed. So for about eight hours, we were not able to be in the property even though we had signed a contract to be able to rent it from 3 PM on Thursday.The property management team then did not contact me for over 12 hrs to see if it was fixed. had to make arrangements for my elderly family members to sleep somewhere else that night. wonât book with cohova property again
The house was perfect. The managment company did there best to accommodate our needs. We had a slight problem with the sewer. They made it right and gave us a free night.House was perfect and we will be booking again next year.
