Indulge in a luxurious getaway at our spacious 6-bedroom home, comfortably accommodating up to 18 guests. Nestled in Granby Ranch, you'll enjoy breathtaking mountain and ski hill views, with easy access to skiing, golfing, fishing, biking, and hiking. Just 30 minutes from Grand Lake and Rocky Mountain National Park, and 20 minutes from Winter Park, our home offers a prime location for year-round adventures! We also manage the home next door with exact same floor plan, perfect for large families
Our home offers the perfect space for everyone to enjoy, whether itâs a lively family game night or a quiet afternoon nap after a day on the slopes!
The main level features an open-concept kitchen that is fully equipped with everything you need to prepare a large family dinner, a gas range stove + oven (6 burners), french door fridge/freezer, microwave, coffee maker - drip and pod combo, dish washer and large island with seating for 4. Off the kitchen you will find our dining table with seating for 8-10. Our family room offers a large sectional, 65"TV, and gas fireplace, perfect for spending time together! Step right outside to the double french doors to your huge patio which includes a large high top table with seating for 10 as well as a fire table with seating for 5 to enjoy your panoramic views! We also have a gas grill for your use. Finishing out the main level is our master king bedroom with a gas fireplace, 50" TV, and large ensuite 5 piece bath!
Our upstairs level features an additional family room with a large TV with a sleeper sofa and chair, a dedicated work space, as well as a queen bedroom with a full bathroom (shower, no tub) right down the hall.
The basement level is an entertainerâs dream, offering a game room complete with a pool table, ping pong, arcade games, a large TV with an Xbox, board games, and a wet bar. Down the hall, there are two king suites, each with an ensuite bath, a third bedroom with twin bunk beds and a full bathroom down the hall. On the other side of the game room, youâll find another bedroom with two sets of full-over-full bunk beds, a full bath, a sofa and TV area, and a fully stocked kitchenette.
Get Ready to escape to the mountains and experience the breathtaking beauty of the Rockies at our spacious vacation home!
All Winter Park House properties come stocked with a basic starter package of paper towels, toilet paper, facial tissue, hand/body soap, conditioning shampoo, dish soap, sponge, dishwasher detergent and laundry detergent. Each home is equipped with high-end bed linens and towels. Kitchens are stocked with a coffee maker, cookware, bakeware, dishes, glasses, utensils, and small appliances (griddle, crock pot, blender, rice cooker and waffle maker).
Other Amenities:
The Ranch House at Granby Ranch (5 minutes away by car) has a heated year round pool and hot tub, ping-pong table, foosball, and a fitness center with weights, treadmills, etc. Current rates for guests of Granby Ranch are: $10 for a Day Pass per guest (kids 6 and under are free). Simply provide a copy of your reservation with the address showing.

the various seasonally-available dining options are located).
- Hiking and Biking Trails accessible outside the property.
- 5 minute drive to Granby Ranch Golf Course

- A Disc Golf Course is available during the Summer via chairlift access via day lift passes.
- Lift-accessed downhill mountain biking and cross-country trails available. (Requires
signed liability waiver and either a day pass or lift ticket purchase)
- 30 minute drive to Grand Lake and the Kawuneeche Visitor Center in Rocky Mountain
National Park

House Rules
1.) Please respect our county wide quiet time hours are 9pm to 7am. Our county does fine for violations and that will be at your expense.
2.) No parties or events of any kind permitted at any time. Violations will result in immediate eviction and $1500 fine.
3.) No outdoor fires are permitted at any time.
4.) No more than our stated allowed number of 4 vehicles total at our home. No on-street parking allowed at any time. Our HOA does fine, and tow and you will be responsible for any fine incurred.
5.) All of our rentals are non-smoking. By renting this home, you are stating that you will not smoke in our vacation rentals. You will lose your deposit if evidence of smoke is found once you check out.
6.) You and your guest are using our home at your own risk. We nor the owner of the property will be held responsible for any injuries that occur at the vacation rental or for any lost or stolen items.
7.) No boats or trailers are to be parked at our rental properties. Any fines from the home owner association, as a result of this broken rule, will be charged to the refundable deposit.

Our home is equipped with noise/smoke sensors. Exterior cameras are also present.
Please check on dates, even if booked. We have 12 other homes in the same neighborhood!
