Pool and jacuzzi heating is available for an additional charge. We have a gas monitoring system in place, and each 10% gas usage level incurs a fee of $100.

★ Parking - Bring your boats, kayaks, ATVs, trailers, and anything else you need! We have plenty of parking space with our large drive-through driveway and parking areas. Lake Tawakoni is a short drive from the place.

★ Provided Items & Supplies – Our luxury mansions features a starter supply of fresh linens, bath towels, soaps, toilet paper, paper towel, and trash liners for the first 2-3 days. Extra items needed are the responsibility of the guests. BYO beverages

★ Pets – No pets, without permission. We do charge extra for each pet per stay depending on the breed. If the guest would bring in a pet unannounced they will be charged extra or asked to leave.

★ Special Deliveries - Upon request, we can deliver firewood, S’mores packages, and more from our concierge, just let us know what would make your stay special!

★ Pest Control - We take every precaution possible to keep pests and insects outdoors by having our property exterminated regularly. Keep all doors and windows closed when not in use. Please remember that our lodge is in the forest, which are home to critters such as beetles, field mice, squirrels, racoons, opossums, flies, wasps, deer, coyotes, moths, and butterflies just to name a few. They were here long before us, and they will be long after us. No refund would be provided if there are any insect problems just because it is a retreat and you are surrounded by them.

★ Hot Tub - The hot tub is trained, sanitized, fresh water added, and treated before your arrival. They are ready for use at a warm 98 degrees. Directions for hot tub use are located on the wall next to it.

★ Linen and Bedding Service - All bed linens and towels are hotel-grade, fresh and totally exchanged by our cleaning service between every single stay.

★ Wifi Reliability - While we pay for top of the line wifi, we are in the woods in a rural area, and signals may vary occasionally. It is a fiber optic cable installed so we should not be running into issues, if there is we would try to resolve it but it might take time since we are not in the city.
