Boat Dockage Information: *Dockage is not included with rental reservation
-Dockage is limited and based on availability. *We recommend reserving dockage upon booking.
-Boat dockage will cost $6 per foot, per day between December 13 - August 9th and $4 per foot, per day between August 10 - December 12.
-Floating dock can accommodate 2 boats, for a combined length of 46 feet.
-The concrete dock can accommodate 2 boats, for a combined length of 52 feet.
- Guest(s) are required to complete a boat dockage agreement form (BDA), to reserve boat dockage.
- There is no trailer storage or boat ramp available at Little Basin Villas. Our recommendations for both will be sent along with our boat dockage agreement form.

**All guests must sign our rental agreement as mandated by Florida Law.**
-The minimum rental age is 25. A picture ID must be provided to the company no less than 72 hours (about 3 days) before arrival. -An accurate guest count must be provided. -No smoking or vaping. If evidence is discovered of either smoking or vaping, the guest will be subject to a fine of up to $1,000 -No parties or events. If unauthorized persons are discovered on the premises, guests will be subject to additional fees and/or immediate eviction. -Quiet time is from 10pm - 8am
Starter Supplies: We provide trash bags, paper towels, toilet paper, detergent, and bathroom amenities to accommodate this home's maximum occupancy for the first week of your stay.
Same-Day Bookings: Same-day bookings require approval from the company. We will ask you to provide information on your group and the purpose of your stay. If your stay is approved, we require a government-issued ID for identity verification. Your phone number must match the phone number on your account, or we will not be able to honor your reservation. Same-day reservations will not be accepted after 2:00pm. All same-day reservations require at least 3 hours before check-in. We may have to extend check-in time to later than 4:00pm.
Pet Policy: Please note, our home is generally not pet-friendly. However, we are willing to consider accommodating one adult dog (not a puppy) that weighs 35 lbs or less. We charge a $295 pet fee per pet.
Mid-Stay Cleaning Requirement: For all extended stays of 30 nights or longer, a mandatory mid-stay cleaning is required every 30 days. If your reservation is 60 days, two mid-stay cleanings will be required, and so on. This helps keep the home maintained during longer stays and ensures everything stays in great condition. Mid-Stay Cleaning Fee: $275 We'll reach out after booking to schedule the mid-stay cleaning(s) and send the payment link.
Enjoyed my stay, plenty of room and amenities. May let people know you have a kareg coffee maker not a regular filter coffee maker. Very clean and comfortable.
Weâve vacationed in the Keys many times and this property was the best. First is location. Itâs on a canal cut off Little Basin. There are many walkable restaurants and attractions. The house itself was very clean and the layout conducive to renters with two master suites upstairs and a smaller bedroom and bath down. Property management very attentive and communicative with a very nice young lady coming on site. Beautiful pool area and deck by water. Canât go wrong with this.

This place was immaculate and came equipped with everything we needed. There wasn't one thing they forgot! The location was perfect because it was so close to everything. The docks and pool area were nice to enjoy after a day in the sun. Having a bathroom in every bedroom was super convenient as well. My daughter also loved feeding cat treats to the wild cats that live at the library just outside the parking area. Our only complaint was that other guests were inconsiderate about parking and leaving their belongings along the dock and on the pool chairs, so we had to just move them to be able to enjoy the facility. Many families either had multiple cars, or guests coming to visit and there wasn't room for us to park our car in the lot until we checked back late at night, several times. It wasn't any fault of management, just other guests behaving like they own the place. I would definitely stay here again! 5 stars!
Great place , Quiet. Very attentive pool and outdoor space workers. Pool with ice machine was a plus . Wish we could have seen the water from our porch . Front piece on the stairs hurt all of our feet. Had to almost walk sideways. Beds a little hard for our taste . Clean linens, clean sheets, robes, and extra blankets were provided lots of pillows for the bed all a plus. Couldâve used a bigger pan in the kitchen , as a medium, and a very small pan Were not enough to cook brunch for the group . Had to improvise And things were sticking a little. Was given wrong information about the coffee pot so we purchased the wrong type of coffee, but we were able to remedy that. Overall cute place. Clean. Comfy couch .
