3100 Palm Boulevard is an amazing oceanfront property that features spacious living, luxury, and convenience. The property boasts 6,100 square feet of interior living space, seven (7) bedrooms (two master suites), seven (7) full bathrooms, two half bathrooms, an outdoor living area and a private, oceanfront swimming pool.

Its architect designed 3100 Palm Boulevard" to capture the natural beauty of the beach and dunes throughout the home. The outdoor living room and kitchen area's 5,000 square feet of covered exterior space exemplify this goal, featuring a sink, flat-screen television, and gorgeous outdoor living furniture. Your family may want to spend the entire vacation here.

A large, open veranda porch on the first and second floors of 3100 Palm Boulevard delivers amazing beach views, as does the open sun deck on the third floor. All of these spaces feature the finest in outdoor furniture. As the warm sun attracts your family to the water, you'll have a tough time choosing among the ocean, hot tub, and first-floor-level, custom, Gunite swimming pool. The pool features built-in, underwater bar stools, and a tanning deck. You can even place your beach chair inside the pool. And of course, your family's beach access is a short stroll down the back lawn, on your own, private boardwalk.

3100 Palm Boulevard designers aimed for the home to reflect the Island's natural wonders. And they succeeded. The entry veranda leads your family through a large foyer opening to a wall of windows overlooking the ocean from the great room, dining room, and kitchen. Flooring throughout this area is 5-inch, wood-stained, white-oak planks. The adjacent kitchen and dining area are perfect for preparing a gourmet meal. The kitchen features a large island area and all GE Profile appliances, including a gas cooktop, double oven, and a separate side-by-side freezer and refrigerator. For convenience, there's a second refrigerator in the pantry with a standalone ice maker. One fun kitchen feature is the coffee bar, where everyone can make his perfect cup of joe to watch the sunrise from the veranda.

The dining room offers ocean views and seating for your entire family. The latest electronics await you in the living room to ensure your family's entertainment. Bedrooms are generously sized. Three bedrooms occupy the first level, including one master suite that opens to the veranda (and pool). The second level features four bedrooms, including the second master suite with oceanfront views and a walk-out to the mid-veranda. Another second-floor bedroom also opens to the mid-veranda. Every one of the six primary bedrooms features a full private bath and king bed. The seventh bedroom/office, located on the second level, also is a media room and library and features a bunk bed with a twin (top) and double (bottom) mattress. For family fun, 3100 Palm Boulevard features a third-level game room, nicely appointed with its pool table, wet bar, ice maker, refrigerator, two televisions, half-bath, and sleeper sofa. Finally, swimsuits, towels, and clothes were washed and dried painlessly with full laundry rooms on both the first and second levels.

- Beach chairs/toys are not included at this property. All reservations between 4-28 nights come with a $250 beach gear credit with VaykGear.com. Guests will be able to reserve gear after booking.
- Unfortunately, pets and ESAs are not allowed in this home. If undisclosed animals are brought into the home without AvantStay's approval, there is a fine of $500 per pet.
- Indoor fireplaces are not for guest use. There is an outside propane fire place on the deck that is out of order.
- There is a propane heater available and a wood burning firepit. Wood is available for sale on the island at Harris Teeter.
- Please note that due to natural coastal conditions, beach areas may experience periodic erosion that can affect shoreline size and accessibility. During periods of high tide, portions of the beach—or the entire beach—may be temporarily inaccessible. We are not able to guarantee identical beach conditions for future stays, and refunds or relocations will not be available due to these natural changes.
- While we do our best to communicate any known work within Wild Dunes or nearby beach projects, many homes are privately owned and we are not always notified of surrounding activity. Let me first say we rent a lot from VRBO and do not leave reviews. The house is very worn down. Outside it needs painted and the outdoor furniture needs cleaned. The cushions had stains all over them. The outside had remnants of balloons (previous renter water ballon fight) all over the deck and around the pool. There was dried Cheerios on the outdoor furniture and weeds growing in the landscaping. The hot tub was dirty, had dirt and styrofoam floating in it. Pool guy came to clean pool but didn’t seem to touch the hot tub. The walkway to the beach is overgrown and needs ground cover. The inside need updated as well. None of the tvs in the home are smart tv’s. We had to wash the dishes before we used them. Very obvious that dirty dishes had just been put away. After a couple of days in the home we noticed a fish smell. The previous renter had left bait fish in the bottom of the fridge which had not been caught by the cleaners. Had to move food to another fridge or throw food away. Had cleaning crew come deep clean the fridge. The curtains in several of the rooms are falling off the rods. The master bath shower had mold in it and it did not drain properly. The water pressure in the bathroom sinks was inadequate. Everyone complained about the mattresses and pillows. The elevator never worked but was told it would be repaired. Let me end by saying that this home is overpriced for the quality they are providing!

Best rental house in Isle of Palms!

This house is true luxury. The location right on the beach is amazing, having your own heated backyard pool is sublime, and the large lawn and fire pit add to the fun. The interior of the house is among the nicest we've seen at any of the beach houses we've rented. Be aware that it doesn't come "stocked" with things like coffee -- we didn't mind this at all, it'll just be good for us to remember next time. If this house in in your price range, highly recommend!

Great Vacation Home

Overall, the stay was great! The home is a perfect floor plan to accommodate multiple guests. Was disappointed in the lack of maintenance of this beautiful luxury home. There were no working lights around Grills set up on bottom floor. Two of the wall lights didn’t work. Gate into garage from pool could not lock, the fence around pool was broken, rusted and needs to be replaced. The outside fire pit is rusted and needs to be replaced. The TV’s either didn’t work or no instructions. There was no remote to work the big fan on the outside veranda. The sliding glass door on the third floor leading to upper deck was almost impossible to open. Furnishing in game room, side tables need to be replaced. One of the towel racks in guest room fell when taking towel off and landed on guests foot. Ceiling fan in one of guest rooms wobbled so bad, was afraid to use it. It is a shame for the money we paid and the type of home this is, that it is not better maintained. I’m sure a little TLC will restore this home to its original beauty.

Perfect home for group getaway

Wonderful home on the beach with great floor plan. 6 king bedrooms plus one bedroom with bunk beds. Great outdoor space on 3 different levels. Upstairs game room was fun for late night gatherings and sunset drinks. Huge kitchen the remade us actually want to cook on vacation. Two separate laundry rooms. Ping pong table needs to be replaced. Very responsive property management which we appreciated. Would highly recommend.

Oceanfront IOP...AMAZING PORCHES

3100 Palm Blvd is even more stunning in person. The home is huge and 6 bedrooms have king beds. The outdoor living space was the best we've ever experienced. Well appointed and comfortable with easy boardwalk to the wide beach. Top floor and deck had panoramic views for sunrises and sunsets. Couldn't have been better. We enjoyed the fireplaces and fire pit during the cooler weather. The pool was moderate and the hot tub was broken. I highly recommend this home. Sorry that we had to leave it.

Spectactular, gorgeous, amazing! We could use every positive adjective there is to describe this home. It is one that we will want to revisit every year and ask for specifically! Top quality through out EVERY room!

The online pictures do not do this house justice...it's even better! Wow factor in each and every room, especially all the bedrooms. Quality features, huge open floor plan (foyer, kitchen, dining room table for 12-14, and living room area). Extensive wood trim, high ceilings and high solid doors through out, wired for music of your choice, inside and outside, with in-the-wall ipad, and tv sets everywhere. So well-built, that bedrooms are almost sound proof! Well thought out floor plan and use of the exterior! Beachy, rich, southern comfort decor through out. They pretty much thought of everything including the large metal fire pit area! Tons of refrigerator and freezer space, 2 convenient separate ice makers, and the cleaners even came on Wednesday (7-day rental) to spruce up the house and leave fresh towels! Front and rear covered porches have full-bed sized swings-perfect for taking a nap or reading a book! Rode our bikes on the packed sand beach; also great for walking and running. Convenient large grocery store, liquor store, seafood store (just a few blocks away) and the Marina is only 10-12 blocks away and is fully equipped for fishing, boating, gift items, deli and more! Rode our bikes there and enjoyed watching the boats come in and out while having a drink on the outdoor deck. Really nice playground in the area too! In the evenings, we played cards at poker table and used the pool table and ping pong table! Beverage area in the pantry/laundry room area with cabinets/ counter top, ice maker, refrigerator , sink and more (just off of the kitchen)* includes a blender. Couple of things missing: screens on doors and street facing windows (if you like fresh air, especially at night when you can listen to the surf and night sounds, in the bedrooms), trash disposal on pool level, and more towel racks in the bathrooms and a few more trash disposal opportunities in the bedrooms/bath areas, and the upper level game room would be nice.

Absolutely perfect!

This house is amazing! From the moment we pulled up the driveway we were in awe! This house has everything you could possibly need or want. The rooms are spacious and comfortable. The kitchen is stocked with many amenities. The outside deck was perfect to have our morning coffee or watch the storms roll by. No stone has been left unturned! The cleaning service came in mid week to clean all the floors and bathrooms and to change out all towels. The pool and hot tub was taken care of also by a service mid week. We didn't feel like we were in rental, we felt like we were home! We will definitely be staying here again! This house is pretty perfect!

Absolutely amazing!

This property was beyond our expectations! It was truly a dream vacation to be right on the ocean with breathtaking views from all levels and balconies. The private access to the beach allowed us to take many walks on the beach. The outdoor sitting areas were our favorite. We had many relaxing evenings sitting out there enjoying the view and listening to music after a full day in the pool. When not in the pool, the kids enjoyed the game room and outdoor ping pong table. The house was extremely clean and well maintained. The mid week cleaning during our stay was very much appreciated to freshen up the house. I highly recommend this property. We will be staying here again!
