Year round sunsets can be seen from your condo for the best chance to see our famous Kona Green Flash. This lanai just about hangs over the ocean. View the tide pools and lagoon where turtles like to swim and eat. Let the sounds of the sea lull you to sleep after your day of sightseeing or relaxing. Both bedroom and living room face the sea where you may see dolphins all year and whales when in season. Central air for those warm days after hiking and swimming.

AIR CONDITIONING UPDATE - January 2026
In the late fall of 2025, the central air conditioning system at Hale Kona Kai was replaced. The HVAC equipment that services the individual condo was also inspected, with and any and all required maintenance/repairs completed. The air conditioning is in peak condition at this time.

The condo in was well furnished, clean, and perfect for two people. The extensive use of mirrors made the living areas feel larger. We loved the wraparound lanai right above the ocean which was very private. Car parking was convenient. The condo is within an easy walk to restaurants.

I'll start with the pros--Obviously the location, you're basically on top of the water which is perfection. Easy walk to restaurants, bars, abc stores etc. The condo was clean upon arrival, well stocked kitchen and bathroom. Cons--listing says central air. There is not central air, it looks like at one point there was, but it's disconnected and they have 2 portable units,1 in the living area and 1 in the bedroom. There was no communication from the prop mgmt about this. The units seem to be new, they do make noise so if you want to turn on the tv at night, between the waves crashing and the ac unit blowing is hard to hear.You can't lock the slider due to this set up and the plug for the microwave is used for the ac. The guy upstairs, he stomps non stop day and night. We come and go all day, some days we'regone all day but no matter what time we get up or come back he's up there literally stomping from one end of his unit to the other. I understand this is a multi floor condo, but it's not only excessive as these units are tiny, it seems purposeful. I'm not sure if he's a full time resident and doesn't like vrbo renters or what but I actually went up on our last night at 915 to ask him to stop stomping. He smiled and said ok, seems like he knows what he's doing and today as we're packing its the same as every day. The bed needs new pillows and the mattress covered washed or replaced. A high top table on the lanai would improve it as you would be able to see over the railin

What a View

Tracy and her team at Kona Properties are superb. They always answer emails, phone calls and address/resolve any issues promptly.Unit #213 was outstanding with an amazing view from a large lanai that was almost over the ocean. The condo was very nicely furnished and equipped with just about everything needed for a most pleasant stay....we spent most of our time on the lanai enjoying the spectacular sunsets and listening to the waves crashing against the lava rocks.The condo is within walking distance to shops and restaurants and we will definitely stay here again on future trips.

Great location

It was a great vacation, staying at Hale Kona Kai worked out perfectly. Great location, clean and comfortable. Spent most of the time on the deck enjoying the breeze and sounds of the ocean surf. Many thanks to Tracy for all her help. Tracy does a great job as manager, always available, helpful, and very pleasant.

Rental (condo) was as advertised & depicted. Well appointed. Comfortable. Well equipped. Had to relocate to different unit several days into stay to allow access for repair/maintenance to lanai. Back pain kept me from moving baggage so PrM team (Tracy & Taina) kindly moved baggage to another unit which was even better than the 1st. Overall good experience.

Perfect location for Walking to Kona Downtown

Easy walk to Kona downtown, covered parking, corner unit ON the ocean, with breaking waves below, Large deck. The kitchen is well stocked, King bed. The only downside is the bathroom is small, but we will stay here again.

Beautiful views

Property was just as pictured, except the views and sounds of the ocean were better! Check-in and parking were easy. Everything we needed (even a beach cooler and snorkel equipment) were provided. The hotel next door is still under construction, but we were mostly there over the weekend, so it didn’t bother us at all.

Great place

Very nice with exceptional view. We had a short stay, but the condo has a great wraparound lanai to enjoy mornings and evenings. Kitchen is well appointed for cooking and had basic amenities (salt, pepper, oil), and the property provides cleaning products for the kitchen and laundry and bathing. A real plus. Very nice setup !

Outstanding location and view

This unit is walking distance to downtown Kona which is great because there is now a charge for parking in town. Although the lanai is large and partially oceanfront, the view from the master bedroom is of the hotel next door which is under construction. It was not loud or a problem, but we chose a unit with a smaller lanai with an ocean view for our next visit.

We enjoyed our stay, all the basics were provided and plenty of towels. Seems prior guests also left snorkeling gear if needed. The first morning there, the seas were so rough a wave soaked us and left a salty taste in our coffee.

Perfect Location

You don't get any better ocean view, breeze, and sound of the waves crashing than this. The condo was fully equipped with everything you'd need, but there's just a lot of clutter inside, which made it feel not quite as peaceful for me. That being said, I like very minimal décor so others may think it's perfectly Hawaiian. Tracy was really easy to work with and very accommodating and helpful with my special requests.
