The second floor features the primary suite with a king-size bed, Smart TV, reading nook, and private workspace. Two additional queen bedrooms are also located on this level. The fourth bedroom (two double beds) is located on the third floor and is accessible only through the primary suite—ideal for families or close groups. This private space features a door for separation and is perfect for teens or kids.

Uber and Lyft are great options if you want to park your car and enjoy the city. The KC streetcar is 1 mile from the property and has stops from the Country Club Plaza all the way to Downtown and the River Market.

This protection plan is $45 for all stays under 29 nights, and is included in the cost of your booking. Stays 30-59 nights will be required to pay an additional insurance premium of $305 directly on our website. Stays longer than 59 nights will be separately charged for damage protection extension at the rate of $130/30 days. Please note, guest screening is also required for any bookings made through VRBO or direct. *MINIMUM AGE REQUIREMENT - Guests must be at least 25 years old to book a Cozy in KC property.

*PARTIES - All gatherings must be limited to 10, this is monitored and guests violating this rule will be charged a mandatory $700 fine. NO EVENTS OR PARTIES ARE ALLOWED.

*PETS - We do allow pets with host approval. If you are planning on bringing a pet please notify us once you complete your booking. There is a $75 fee per pet per stay or $125 for two pets, this fee is collected once the booking is confirmed and paid in full. Contact us for questions. (Guests are required to pick up after their pet, host provides dog bag stations.) This home has a fully fenced in backyard. There is a $500 fine for any unauthorized pets.

*CANCELLATION POLICY - Guests can receive a full refund minus processing fees (approximately 4%) if they cancel up to 5 days before check in. No refund will be provided if cancelling less than 5 days before check in.

*RENTAL AGREEMENT - We require all guests to digitally sign a rental agreement outlining all house rules once booking is confirmed.
