Located in an unrivalled position on the fringe of the breathtaking saltmarshes of Brancaster, Appletree Barn is a truly magnificent hideaway. Constructed in the 1920s, this property beautifully encapsulates the era's elegance, retaining original design features blended with luxurious contemporary interiors. Offering shared tennis courts and an outdoor pool set within expertly manicured gardens, Brancaster's spectacular beach is a mere ten minute walk away.
Majestic and commanding, the stretch of coastline that Appletree Barn is set upon absolutely captivates, with many hearts stolen by Brancaster's moody seascapes and diverse wildlife. The unparalleled tranquillity found here is exemplified by this unique property. Originally designed in 1925 as an annexe to the holiday home of Colonel Jack Lesley and his wife Margo, the main house then became their permanent residence after the Second World War. Appletree Barn was utilised as a party venue to host elaborate parties away from the main house. Having lovingly curated and nurtured the extensive south facing gardens, their efforts earned it the name 'A Riviera Garden in Norfolk'. To this day, the garden remains much the same.
Captivatingly curated as an upside down house, Appletree Barn comprises of ground floor accommodation, combined with a first floor living environment. A grand windowed hallway with terracotta brick parque flooring leads to the four bedrooms. Hosting a super-king size bed, that can be converted into two singles on request, the master bedroom offers exquisite views across the ever-changing saltmarsh through an ornate palladium window. Served by an en-suite shower room with large walk-in rainfall shower, a heated towel rail provides added luxury. Bedroom two features a king-size bed, and is served by an equally luxurious en-suite shower room. A further super-king size bed that can be converted into two singles on request is available in bedroom three, and full size bunk beds are offered by bedroom four. These two rooms are served by a shared Jack and Jill family bathroom, offering a bath with shower over. Styled with muted colours, boasting saltmarsh views, and offering beds dressed in high quality fine linens, the bedrooms invite serenity and relaxation. A convenient utility room completes this floor.
Upstairs on the first floor, the magnificently naturally well-lit open plan living environment benefits from a bespoke kitchen. Well-equipped with modern appliances and a Range cooker, this spacious area also features a Juliet balcony overlooking the verdant gardens. With plenty of worktop space, this is the perfect stage for enthusiastic chefs to rustle up a meal made using a plethora of local ingredients this area is famed for. Three stairs lead up to a dining area, offering seating for eight guests around a contemporary banquet table. The adjacent sitting area provides ample comfortable seating on a deep sumptuous L-shaped sofa. Nestle in after a day spent exploring the big outdoors, and light the wood burning stove to enjoy its ambient light and warmth. Panoramic windows stretching the full length of this room frame impressive saltmarsh views. Located in the properties turret, a unique lookout tower is perfect for observing the landscape and spotting saltmarsh wildlife.
Outside in the extensive manicured grounds are a swimming pool and a tennis court, both of which are shared with the owner, and are available to use from May to the end of July, and for an additional month in September. Plenty of parking is available for three cars in the gravelled area to the side of the property. This is shared with neighbouring Appletree House, where the owners reside.
Additional Information: Two well-behaved dogs welcome (small additional charge). The bedding provided at the property is feather free. A refundable security deposit of ÂŁ500 will be applied when booking this property. Travel cot and high chair available on request. Please bring your own linen for the travel cot. Sorry, this travel cot is not suitable for newborns. There is external CCTV covering the entrance to the courtyard.
We had a fantastic easter break at Appletree Barn.
The cottage is in an impeccable state and its location and the views incredible especially at sunset.
We spent three great days in Brancaster and the proximity to the beach makes it the perfect location to go on costal walks.
The cottage is far away from the road making it a quiet and tranquil place to relax. It is also conveniently located to some very good local pubs & restaurants.
The owners are super accommodating and very helpful.
I would highly recommend this cottage to anyone who wants to visit Norfolk and we will definitely go back.

A remarkable property, well maintained and with a friendly, helpful, host
We loved our stay at Appletree barn and would love to repeat the experience in 2022. We booked the cottage in 2020 and the price was 3,684 pounds. Sadly the stay was cancelled due to a government imposed corona virus lock-down. In 2021 the price increased by 75% to 6,500 pounds. We went ahead with the booking to compensate for the disappointment of the previous year. However the new price is simply too steep for us, as a family, to repeat.

Overpriced and not very clean, binbsgs not provided
Nice house near the beach although the room logistics for 8 adults were awkward due to bunk beds and jack and jill bsthroom. It wasn't as clean as I would have expected, for example the oven hadn't been cleaned, bathrooms were grimy and the bbq had previous users old food in it.
We weren't allowed to park 4 cars in the large parking area, one car had to be parked up the road and when I asked if there were any bin bags I was told by the owner that I had to go to the shop and buy some!
The tennis courts and pool are shared with the owners' family so you can't always use them. There isn't enough sofa space for 8 people to sit comfortably. We've stayed in equally nice houses for a quarter of the price, not sure why it was so expensive.
But we had a lovely holiday despite all that!

Great house, wonderful location
Appletree Barn is a great place to stay. With the bedrooms downstairs, and the sitting room and kitchen upstairs, you get the full benefit of the amazing view, from the wide stretch of large windows, out over the reed beds and marsh to the sea. It is unusual to stay in a holiday home with so much natural light. The house is attractive, well appointed, clean and in good condition, and there is plenty of room. It is ideally sited for the Coast Path and Brancaster beach, local shopping, and visits to Burnham Market and other places. Nikki happened to be there when we were and was charming, friendly and helpful.

Lovely setting but overpriced
When you are paying 6K then I think you have a right to expect high standards. The lack of cleanliness, other than the bathrooms, was shocking. I also feel the the photographs make the property appear more spacious than it is - the bathrooms are tiny and one double room only had 4 hooks for hanging clothes. It would be very cramped for 8 adults. The shared gardens are beautiful and well maintained but the garden specific to the cottage is just a patch of overgrown grass with a very dirty BBQ. The location, the views and the pool are great.

Exceptionally well located and comfortable. Perfect for six adults - a further two would be in a bunk room more appropriate for children.
