We absolutely love downtown Knoxville and are excited for you to experience it for the first time or help you enjoy it like you`ve never enjoyed it before! Our favorite restaurants in the city are located right outside our loft and can all be reached by crossing the street or taking a leisurely stroll. Knoxville`s charm is on every side of you starting in the Old City and stretching to Market Square and beyond!

- There is paid public parking at Old City Public Parking at 298 E Jackson Ave, just a 3-minute walk from your unit. Uber and Lyft are both frequently utilized in this area. In addition, if you are up for an adventure, Knoxville`s downtown and campus areas are serviced by electric scooters!

- Due to the agreement with our cleaning service provider, we are not able to accommodate early check-ins or late check-outs. You may check-in as early as 4 pm and must check out by 10 am.

- For your convenience we supply you with a limited starter kit of toilet paper, soap, paper towels, trash bags, and dishwasher detergent. There are several shops you can visit nearby to purchase supplies for the duration of your stay.

**Please NOTE: There may be construction projects at any given moment due to the urban setting.
- You may not book if you live locally without asking for permission and letting us know why you need a place in town.

- By booking with us you agree to download our app to gain access to the property.

- Guests will be expected to clean up spills and messes that they make and throw all their trash in the trash can. Also, it will be the guest`s responsibility to do the dishes before they leave.

- To protect the host and guest, we must verify all guests ahead of the stay. Please be aware: As a part of the verification process, you may be asked to provide a copy of your official government-issued photo ID, confirm your contact information, and pass through our guest portal. The information is collected for screening and verification only and is not stored or used for any other purposes.

- You understand that your check-in instructions will be sent after successfully completing the guest portal.

- THERE WILL BE A $500 CHARGE FOR SMOKING, PARTYING, OR BREAKING ANY OTHER HOUSE RULES!

- Please do not bring glitter, confetti, or anything like that to any of our properties.

- Please ensure that you review the cancellation policy as it pertains to any cancellation for any COVID-19 reason. We encourage guests to purchase travel insurance because we cannot operate outside of our cancellation policy for any reason.

- Note: there will be an additional $50 charge if you forget to leave the parking pass and/or keys when you checkout.

- Please respect those in the building who live on the floor. They are residents and not guests, so it`s very important that we respect their homes and be considerate of any loud music or noise. Thanks for serving those around you!

Terms and Conditions (the “Terms”) apply. Renter will receive and agrees to sign the Terms immediately after making reservation, which will include, but not be limited to, the following:
- The “Minimum Age” to rent the Property is 25 years of age.
- By booking you agree to provide a copy of a valid government-issued ID directly to us. We will request this after your reservation has been made
- The Renter is solely responsible for Renter’s actions and the actions of all family members, guests, and invitees.
- Noise audible outside the Property is prohibited between 10 p.m. and 8 a.m.
- Unless authorized by the Property Manager, the number of people present at the Property may not exceed the maximum occupancy indicated in the listing or the reservation for the Property.
- Check-in is from 4:00PM until 12:00AM and Check-out is before 10:00 AM.
- If you do not vacate by check-out time, you authorize us to charge a late departure fee of up to one night’s rental and we may remove all Occupants and their personal property from the Property.
- No smoking is permitted on the Property at any time.
- No animals or pets of any kind are permitted at the Property except (1) as specifically authorized in your reservation, or (2) bona fide service animals that we are required by law to allow.
- Renter authorizes us to bill the credit card on file for the full amount of the Rental Fee at the time of booking. Renter agrees not to make chargeback claims with its credit or debit card issuer.
- Events and commercial photography or filming are prohibited at the Property without our express written permission.
- Use of the Property for any criminal activity is prohibited.
- Neither the Property Manager nor the Owner will be liable for special, incidental, or consequential damages of any kind, including those arising from the use of any pool, hot tub, lake, or bunk bed on the property.
- Upon your arrival at the Property, you should inspect the rental unit to ensure the Property condition is to your satisfaction. If you find any conditions you need to report as unsatisfactory or damaged upon your arrival, you should report such conditions within two hours after the time you arrive at the Property. After the two-hour period expires, the Property is provided as is and we are not responsible for the inoperability or unavailability of any amenities.
- You further agree to give us a reasonable amount of time to respond to your report and to cooperate with our efforts to address the concern or provide a remedy.
- You acknowledge that you may be required to undergo a background check if mandated by the property management company or the building, as stated in accordance with your rental agreement and condition of the booking.

NOT FAMILY FRIENDLYYou can hear the night life all hours of the night. Windows are thin and its so loud that it feels like people can walk straight in. While the map doesn’t look too far from Market Square, it is an uphill walk. We had issues with the code to get into the condo, the freezer being loud, and water dripping into a bedroom. The hosts were very friendly and very responsive. They tried to do right by us but I absolutely wouldn’t not recommend staying here with a family.

We were in town for my sons travel football tournament. Location was perfect. Noise restrictions probably not needed as thursday- saturday night the bars, music, screaming and cars racing until 3am would drown out kids/tv noise. Lots of rain the firat two nights causes front bedrooms to be soaked in water - management eam reaponded quickly but had no follow through and never came to property. Ended up leaving a night early to find other accomodations.

Horrible - my family booked this location well in advance. The morning of the day of arrival we receive a text outside of the VRBO app we receive a text stating that their broken furniture. We arrived around 10pm and proceeded wait over an hour because their system would not provide us with the access code to get and lack of response from the property management team. Eventually we had to split our family up and stay in multiple rooms at a hotel. This was a big game weekend which made it difficult to find rooms and costly.

Okay/decent unit with excellent location

We enjoyed the unit overall based on location. Paying that much money you should be able to take a hot shower with good water pressure. none of the women or my daughter would wash their hair because the pressure was so poor. There is a metal electrical outlet that is hidden behind the futon that is bent in half and my daughter not knowing any better went to plug in her charger and it shocked her pretty bad.

Cool loft with a couple of draw-backs

Overall, the place had a nice vibe with some good points for style and was very affordable. The biggest downside we ran into was the complete lack of hot water. I'm glad we were only staying for one night or it would have really put a damper on our stay. There was a sign about how to make the water hot, but it didn't seem to apply at all. The other downside was the neighborhood. There was some commotion right outside in the middle of the night that had to involve the police. Not much you can do on that one. Just something to be aware of.

Old charm

The loft was roomy with cute old charm. Fit 7 people comfortably. An extra bathroom would have been nice, but we knew that going in. They provided everything you needed, fans, extra sheets even an air mattress if needed. Great communication. Would recommend

Great location

We had a great stay and its a wonderful space. Everything was within walking distance (meaning right outside your door) cool coffee shops, restaurants, a little market that has necessities, bars, shops. We stayed 3 nights and never had to get into our car. The place is very spacious 3 bedrooms. Our favorite places were the French Cafe, Kaizen, and Kefi next door to the VRBO. My only complaint would be the shower setting the hot water can be a difficult and lengthy process but over all it was a great experience and i would stay again.

Concert Night

While we were disappointed we couldn't check in early on a weekday, the property was very convenient to our concert destination. Balcony pics were a little deceiving. This unit is in a very old building and is quite charming. The bathroom had a very musty smell. We all agreed the unit just added to our concert/reunion visit.

Don’t stay on weekends

We were awake most of the night with the street noise from the bars in the neighborhood. Dishes were dirty, holes in the walls. Door handles unattached. Really disappointed.
