Frequently Asked Questions FAQ âą Is this a studio bedroom condominium? Once a Hilton hotel, the Kauai Beach Resort is a "condotel". It's like a luxury resort but many of the suites are individually owned. There is no cooking allowed in the room per Kauai County regulations, but there is a coffee maker and mini fridge with freezer plus a microwave at the fifth floor in the lounge.
âą What's the difference between my suite and renting from the resort? The difference is price and housekeeping. My suite is quite a bit less expensive compare to the Resort room rates start at $270/night plus tax. Mine starts at $129 per night : -no maid service during your stay unless you request it for an additional $45 for midweek cleaning if you stay over per week. The $300/night rooms have daily maid service. But -I do not charge a daily resort fee.
âą Is there a kitchen? No, just a 3.5 cu. ft. fridge with freezer and coffee maker. No kitchenware provided(no plates, utensils, pots etc.). There is a microwave at the fifth floor in the lounge
âą What is there to do? For short stays, you may want to keep it simple and stay at the resort enjoying the restaurants and bar, walks along the beach, tennis, spa, or one of the pools. The best thing about this resort is its parking includes the valet parking, it is the same price as self park, be sure you take advantage of that. Also, you can book all activities with the concierge desk, including Luau, helicopter tour, hiking, horse riding or dinner cruise. Or you can simply enjoy the spa there.
âą What is the bedding arrangement? The suite has two full size beds, it can sleep up to 4 people.
âą Do we need our own beach towels? I will provide towels to use at the pool and beach
âą Is there a resort fee? There is no resort fee...a daily savings of $25. There is cleaning fee collected at time of booking which provides cleaning of the room after your departure.

Ammeublement vieillissant dans l'unite et on a du acheter une bouilloire. Juste un frigo et une petite machine a cafe. La TV ne semblait pas fonctionner et la porte vitree du balcon etait super dure a ouvrir et a fermer.
Mis a part cela le resort eat superbe. La chambre servait a dormir

This was a hotel. The room was tiny and dirty. We were not provided any room cleaning . The sheets were not changed no additional soap or shampoo was provided. The photos on Vrbo were misleading. It included pictures of areas in the hotel to make it look like they are part of the rental. The balcony overlooked a construction zone. There was one dead cockroach on the floor near the dresser and one live cockroach in the bathtub. Upon checking in we were informed that parking on the property was 25 a day. We were also informed by the hotel staff that..quote âIf you need anything at all you need to contact your hostâ. We will never stay at a location involved with this host again.
The sliding glass door had holes in the metal frame, the glass was cracked, the door so rusted it could hardly move. The property has MAJOR renovations going on. So no gym, no spa, no jacuzzi. The beds were so bad sleeping on a floor wouldâve been better. I actually had to go somewhere else after seeing how bad this place was. You also get ZERO access to resort amenities due to how this is booked. The tv was broken, there was no microwave, the fridge was broken. It was unsafe and not usable.
Room not featured as advertised. View was of about 8inches of ocean then the rest overlooked delivery area and garbage removal. Room needs major renovation. Mold in shower, warped bathroom drawers, furniture appears abused, lamp falling apart. Major problem with sliding patio door..patio at an angle so one had to lift up the corroded door to close. Screen was detached and useless. We told management that the door was a law suit waiting to happen. The resort was wonderful other than the room.
The room was good. Nothing fancy but we weren't in it but to shower & sleep. Light bulb was burned out & some things were showing some wear & tear. I wish we could have got more towels being a private unit. Front desk tried to say parking was 40/night. I showed them that the listing said 25/night. Then they came back and said itâs 30/night & I had to forward them my confirmation email for them to tell me the listing hasnât been updated & itâs 30/night The resort grounds & amenities were great though!
Check in process was with resort. There was a lot of perks for the hotel guests that the VRBO guests could not participate in, such as lei making, hula dancing, sunrise yoga, etc. Housekeeping also did not come by and we had no affiliation with the resort. We had to take out our own trash as well. There was a large fridge in the room in which we tried to use and plug in, but it was leaking, Host said that it doesnt work and called the room to remove it the next day. Slider door was broken and never shut all the way. We kept getting woken up around 4:30-5:30 in the morning by the workers outside the balcony. we were not notified that we would not have house keeping or access to the resorts extra activities. Also the room is right next to the elevator and was very loud.
We came in expecting a relaxing 12 night stay at this hotel. Great hotel and pools for relaxation. Not what we expected with the room we expected from VRBO. Best to get it from the Hotel itself or another great person with good ratings that rents thru VRBO. First we get there ready to check in. Apparently our host forgot to check her email telling her that the room we rented for, that room was in the 4th level wich was under renovation. We had to drag our luggage back down and let the front desk know. They contacted the host and she put us into one of her other rentals. First we walk in and the place is a mess. Chip crumbs on floor, fingernail clippings or toenail clippings on the counter. Lamp sitting upside down not working. It was like it wasnât cleaned up from the last tenants. And no microwave. That made us spend more on food while we were there. The view was not garden view but dumpster view. We asked for 2 beds but only had 1 bed. I called the host and she planned to fix it by putting in another bed and cleaning the place up the following day. I was like âwhatâ we have to stay in this dump tonight and one bed? Plus how is she going to put another bed in there? She mentioned a COT. We reserved 2 beds!!!!! We ended up staying there for 6 knights. My wife cleaned up the mess enough to make us feel comfortable till the cleaning service was able to come in the next day. And for that week we just all ended up sleeping in the same bed. We had a nightmare stay.
Really liked the Outrigger resort however our unit was not good! The overhead light in the bathroom was not working, the refrigerator did not work. The unit is outdated and only had full size beds not queens. We did have a partial ocean view but the unit is located on the back side of the resort so delivery trucks, garbage trucks started arriving around 7am, very noisy!
When we arrived, the sliding glass door was cracked a few inches open. My husband slid it closed, and the entire frame disconnected from the glass. I walked to the front des,k and they immediately brought maintenance up to secure it. They were able to assemble it enough to close the door, but we were never able to open the patio door again. Then the roaches started coming out of everywhere. They were large ones crawling on the walls & ceiling, and babies in the bathroom. Every day, I killed at least 5 roaches. There is also a leak in the bathroom, and the cabinet had standing water, so you couldn't use it. The room was also next to the resort dumpster, which, according to the sounds at 5 am, gets emptied every few days. It's an awful room. Do NOT book here thinking you'll get a deal... you'll regret it like we did. Instead, call the front desk and book one of the resort's managed rooms directly. The resort itself has nice, updated, clean rooms with an incredible view... this is not it.
First of all, the overall resort is excellent. Close to the airport, great access to the beach for morning sunrise, close proximity fun adventures off-property.On the downside, the property manager is not very responsive. We stayed at the resort with two other couples who were renting VRBO's from another property owner. They were receiving multiple emails from their property owner to make sure that check-in went smoothly, ideas for excursions and dining options, etc. Our property owner didn't acknowledge after we sent a message letting them know we arrived. When we sent a maintenance request for a couple of things that needed to be fixed in our room, they only responded, "I'll have maintenance check it out." They came and fixed the light in the bathroom, but didn't fix the sliding backdoor, which was coming off the hinges and would barely budge (so we didn't get to enjoy the balcony). Not even a check-in to make sure that everything was taken care of. We also saw five cockroaches during our stay, so I hope they get that under control before the next guests arrive. I would say this is an excellent resort to stay at. I would just recommend going through a different property owner, unless you are not picky about the condition of your room and don't like communication with your property owner.
Location is perfect for this rental. Close to the airport, but no too close, also centrally located to access all the things Kaua'i has to offer. The resort is amazing with all the amenities mentioned in the listing. The ocean is rather rough right in front of the resort, but there is a little wave break area where little ones could toddle in the water. I would not recommend swimming or snorkeling here because the waves are intense and it's pretty rocky. Beautiful for yoga at sunrise!
The unit itself is conveniently located near the elevators with the ocean view as pictured in the listing. The view is somewhat impacted by the fact that this unit faces the industrial side of the resort with deliveries and trash compactors. It didn't impact our experience in the room, but sometimes the noise would disrupt my morning coffee on the balcony. Not a deal breaker given the affordability of this unit. If I'm being picky, the unit has some wear and tear that could be addressed to make it match the rest of the resort.
All in all, this is the perfect place for a couple or small family to stay with all the amenities you need to thoroughly enjoy your time on Kaua'i.
Highly recommend: Sunrise coffee for breakfast, Shave ice from anywhere on the island, and Mamahune's for drinks and dinner. Also, make time to catch the sunrise at the resort and then sunset at Waimea Canyon on the other side of the island in the same day. It was a great way to enjoy the full beauty of the island!
I would NOT recommend anyone stay at any of this ownerâs properties. Upon arrival, it took us over an hour to check in. The hotel âauthorizedâ a full price charge after I paid the owner through VRBO. The owner was no helpâŠshe kept telling me to ask the front desk for help. The description of the property is very misleading. It stated 2 queen bedsâŠbut there are only 2 double beds. Smaller than we anticipated. There are bugs (roaches) and sand on the floorâŠthe towels are very small and everything about this room is CHEAP. I have stayed at MANY VRBO locations, but this is THE WORST!! The owner has NO ALOHAâŠVRBO needs to be very careful who they allow to post properties as itâs a bad reflection of their company. I would have paid the extra couple hundred dollars for another property up the road had I known it would have been so bad.
We had a great stay. The resort is top notch, the room was adequate. We werenât in it much but it met our needs. Definitely will stay at the resort again.
Honestly, this is not a jab at the owner of the resort, as much as it is about the resort itself.
First, the the GOOD:
The landscaping is gorgeous.
The pool is beautiful.
The staff are kind.
The owner left beach towels out for us.
The BAD:
The pools are gorgeous, but no one was in them because they were too cold (may not be an issue in hotter weather).
The Jacuzzis are nice, but too small for the amount of people trying to squeeze into them, and the temperature is somewhat scolding. My guess is about 104, which some prefer.
The beach is NOT swimmable. The tide is too rough, and the reef too close, and jagged.
The lobby is gorgeous, and the restaurants look nice and clean. However, this is where it stops. The elevators to the floors are dirty. The carpets, dirty. The doors in and out of the hotel dirty.
The worst was the common area on the 5th floor where your only option to heat food is a small, very used microwave. The common area is gross. Obviously hardly every cleaned, but seems to be used a lot.
Our room had a horrible view of construction workers who seem to work all the time, and big trash areas that didn't seem to attract people you may want looking in your windows. Like, you will not be able to take a picture from the balcony, there is no view.
The rooms are old, and slightly weary looking.
For the price, we were not impressed at all.

Beautiful resort in a very centrally located part of the island. Sleeping 4 was a bit snug but youâre there to enjoy the island. Everything else was outstanding!
While the resort is excellent and we enjoyed our stay, a few more things would have made it a lot better.
1) there were bugs in the room, maybe cockroaches
2) do not make guests take out the trash. At such a nice resort, guests taking out their own trash doesnât look good. I hope you can change your process
The room itself was fine and was what we were expecting as was the resort. When we arrived we noted there was construction going on at the resort, this was news to us as there was nothing in the notes or advertisement informing us of this. Construction noise was between 0900 and 1700 daily and the use of jack hammers meant it was clearly audible even by the pool. We tried contacting the owner about the lack of information about the construction and have had no response after 2 messages. The hotel advised the owner should have told us of the construction but as of 4 days since my initial message I am yet to hear back from them.
The room is ok and so is the resort - the lack of information from the owner is frustrating.
The outdoor facilities were very nice. While we could see the ocean and lovely trees, etc. from the balcony, the view below was unpleasant with garbage and utility equipment. A lamp was broken, there were not enough hooks/towel bars in the bathroom, stains on floors and a few bugs. There was also extremely loud and unpleasant construction noises on our floor on the weekdays.
We loved our time here, it was very clean and so comfortable. Kitchen so organized and well stocked! Location and view just unbelievably beautiful...just couldn't get enough. Will come back as soon as we can!
