By booking, you and all guests who are part of your reservation agree to abide by the House Rules.

==Overview==
‱ No extra guests are allowed on the property
‱ No assisted Check-Ins after 8PM
‱ No Pets or Assistance Animals
‱ No Smoking
‱ No Parties, Photo/Video Shoots, or Events
‱ No Tampering with the Security System
‱ Quiet Hours are from Sunset to 10AM daily.
‱ Breaking House Rules may result in Penalty Fees, charges for additional cleanings and damage caused, and ending stay early without refund.

==Extra guests==
Please make sure you accurately disclose all guests at time of booking. If you are dishonest about the number of guests, we will know and you will be asked to leave.

‱ No extra guests who were not accounted for in the booking are allowed in the home or on the property at any time, even if they are not sleeping over.
‱ We have outdoor cameras on the property that will alert us to undisclosed visitors. Tampering with the camera system may be subject to immediate eviction without refund.

==Check In Time==
‱ Check in is between 4PM and 8PM.

==Noise and Quiet Hours==
‱ Quiet Hours are from Sunset to 10AM daily. There may be other guests staying elsewhere on the estate, so please avoid any noise that would keep them awake during Quiet Hours.
‱ Loud noise (blaring TV speakers, loud music, yelling) is not allowed on the property at any time. Please be courteous of our neighbors and of other guests.

==Pets/Animals==
‱ Pets are not permitted at this property.
‱ A pet allergy, combined with asthma, result in animals posing a severe health and safety hazard to the host. Thank you for your understanding.

==Smoking==
‱ Smoking or Vaping is not permitted on the property or inside the home.
‱ It is a violation of Los Angeles County Law to smoke anywhere on the property, due to high fire severity zoning.
‱ Cigarettes thrown outside, or Cigarette or vape smell in the home on check out, will incur a Penalty Fee.

==Septic System==
‱ The property has a septic system. Flushing anything other than toilet paper will likely damage the system, making the unit unusable and incurring very costly repairs.
‱ Guests found to have broken this house rule will be charged for the cost of repair.


==Cleaning Procedures==
‱ Please keep the home sanitary: Please do not leave used dishes unwashed for long periods, trash on the floor, sugary foods left out on the counters, etc) in order to prevent pests or damage.
‱ The cleaning fee covers 2 hours of regular cleaning for our maids (which is how long it takes to sanitize all surfaces such as those in the kitchen and bathroom, washing and changing the linens on the beds, sweeping, vacuuming, throwing out trash, etc.)

==Gatherings or Parties==
Please do not book if you plan on having a party. If you are dishonest about the nature of your intended use, we will know and you will be asked to leave.

‱ Parties and gatherings are not allowed on the property or inside the home.
‱ We have outdoor cameras on the property that will alert us to parties, excessive noise, undisclosed visitors, etc.
‱ We may drive by the property to make sure that no parties are being thrown.

==Photoshoots or Video Shoots==
‱ Photoshoots must be approved beforehand, and the property will be rented at a different rate.
‱ The exact number of people who will be on the property must be disclosed beforehand, including those who will not be sleeping over.
‱ Pornographic or nude video/photo shoots are prohibited at this property.

==Security System==
The property is equipped with an outdoor security system.

‱ Tampering with the security system, such as unplugging internet or equipment, or moving/obscuring equipment, is not permitted.

==Penalties==
‱ Breaking any of the above House Rules will result in a $500 Penalty Fee per occurrence.
‱ If you are found to be in violation of the House Rules, your stay may be ended immediately without refund.
‱ In addition to the Penalty Fee, each undisclosed guest will be charged at Additional Guest nightly rate multiplied by the total number of nights in the reservation.
‱ Lost House Key will be charged $75 fee
‱ In addition to the Penalty Fee, you will be charged for any extra expenses incurred by the Host, such as:
‱ Additional cleaning required beyond the general 2 hour cleaning, due to excessive mess, parties, animals brought into the home, removing smoke smell from home, etc.
‱ Damage to furniture or property

==Vacation Home==
Please note, this is not a Lease, and Guests are not Tenants.

==Assumption of Risk Waiver==
Renter / Guest ("Renter"), as a material part of the consideration to 14818 Round Valley, LLC ("Provider") hereby assumes all risk of damage to Renter's Personal Property, injury to persons, in, upon or about the property located at 14818 Round Valley, Sherman Oaks ("Premises") and/or the Property from any cause (except for damage or injury caused by the gross negligence or willful misconduct of Provider and/or Provider's Employees) and Renter hereby waives all such claims against Provider.

Renter has been informed that there are dangerous conditions at the property including but not limited to loose steps, steep elevations without handrails, defects and unevenness of walkways and Renter assumes 100% responsibility of any injury to Renter or to anyone who was present at the premises at the invitation of the Renter. Renter agrees to indemnify and hold Provider harmless of any claim for damages or injury as result of Renter's occupation and use of the Premises.

Parking was not firm. Talk about where not to park but no info except to park in a lot 100' up a big hill which we were not going to do or where there were no signs. Road is narrow and curvey so that wasn't clear.

I loved my stay here. The studio was a little guest house – totally separate, with an entrance close to the street, which made coming and going really easy while still feeling tucked away and quiet. It was set up with a small kitchen area that actually had everything I needed to cook real meals, not just make coffee and toast. The bathroom was especially impressive: all marble, with a big walk-in shower and a rainfall showerhead that felt very high-end.The real highlight, though, is everything outside. The property opens up into a huge outdoor area with different spots to sit and relax, a pool that looks out over the canyon, leafy pathways, and a cozy outdoor fireplace. It honestly felt like staying at a boutique resort more than a typical rental. I’ve stayed at a few places in this part of town around the same price, and this one has easily been the best overall experience and value. I’d absolutely come back.
