Private Pool Villa in Laguna de Apoyo Nature Reserve with Stunning Views
Open the door, look through the house — and there it is: Laguna de Apoyo stretching out below you. It is the view that defines this place, from the master bedroom and kitchen to the terrace, patio and private pool. Set on the quiet Granada side of the Laguna de Apoyo Nature Reserve, our private colonial-tropical villa is just 15–20 minutes from Granada, yet feels far removed from the city. It is a place for slow mornings, pool afternoons, sunsets over the crater and evenings surrounded by nature — ideal for couples, families and small groups looking for privacy, space and a memorable setting of their own.
THE HOUSE: The entire house, pool, garden, terrace and parking area are exclusively yours. There are no shared guest spaces and no staff living on the property. The villa combines simple colonial-tropical character with an open-patio layout designed around the landscape. The private pool and terrace overlook the crater, while the open living areas connect the house with the garden, breeze and views. The fully equipped kitchen also faces the lagoon and includes a refrigerator, gas stove and oven, full coffe stations with several moka pots, french press and filters, cookware, dishes and everything needed for everyday cooking. Drinking and cooking water is provided.
There are two main bedrooms plus a flexible third room:
• The master bedroom has a queen bed, A/C, ceiling fan, mosquito net, desk, beautiful Laguna views and direct access to a full bathroom.
• The second bedroom has two double beds, mosquito nets, ceiling fan, standing fan and its own private en-suite bathroom.
• A third room behind the kitchen can be prepared as an additional sleeping space for two guests. This room is currently being upgraded and will soon be fully equipped and completely separated from the kitchen.
You will also find Wi-Fi, dining and work areas, hammock, shaded outdoor spaces, towels, bed linen and free private parking.
A PRIVATE NATURE RETREAT — WITHOUT BEING ON YOUR OWN: What makes the house unusual is the combination of seclusion and support. You can spend your stay almost entirely in your own private retreat, while our Granada-based team remains available when you need us. We operate other hospitality properties and services in Granada and can assist with airport and Granada transfers, scooter rental, laundry, additional cleaning, tours, local recommendations and transportation. We can even deliver cold drinks, snacks and basic groceries from our convenience store in Granada, and we also organise delivery from several high-quality restaurants in Granada.
For guests staying more than one night without their own vehicle, one round-trip transfer between Granada and the house is included.
SWIM IN LAGUNA DE APOYO: The villa sits above the crater lake rather than directly on the shore. From the house, a steep route leads down through the nature reserve to a quiet local swimming area that is often wonderfully peaceful. The walk takes around 15–20 minutes downhill and approximately 20–30 minutes back uphill. Alternatively, guests with a suitable pickup or similar vehicle can drive down. We can also arrange transportation to the water, subject to availability and to be arranged few days in advance. For stays of four nights or more, one transfer down to the Laguna is included (needs to be arranged also a few days in advance).
If you prefer a more developed day at the lake, our team can also arrange visits to the better-known Laguna de Apoyo beach clubs and restaurants.
CLOSE TO GRANADA, BUT A WORLD APART: Granada is only around 5–6 km away, usually 15–20 minutes by car. This makes the house an excellent base for combining days in one of Nicaragua’s most beautiful colonial cities with quiet time in nature. We can also arrange trips to Mombacho Volcano, Masaya Volcano, the Isletas de Granada, Pueblos Blancos and other destinations in the region.
!! PLEASE KNOW BEFORE BOOKING !!: We are currently in our soft-opening phase and are offering special introductory rates while completing the final upgrades to the property. The house is fully usable and already welcoming guests, but we prefer to be completely transparent about the remaining details:
• A/C is currently available in the master bedroom only; the second bedroom has a ceiling fan and standing fan.
• There is currently no hot water.
• Mosquito nets are provided over the beds.
• There is currently no backup power system. Outages are uncommon, but can occur. A full solar system including hot water will be installed in August/Sept. 2026.
• Tap water is not suitable for drinking or cooking; purified water is provided.
• The final approach is partly on an unpaved road. Normal cars can usually reach the house without difficulty, but conditions can change after exceptionally heavy rain. We send detailed directions after booking — please follow them rather than relying solely on Google Maps or Waze.
• The property is located on elevated volcanic terrain. Children are very welcome but must be supervised at all times around the pool and crater-side areas.
This is not a party house. It is a home for guests who come for the view, the pool, the silence and the chance to spend time together in an extraordinary natural setting. If that is what you are looking for, we think you will understand why some of our first guests have already returned.
