This is fully air-conditioned Studio Unit at SMDC MPlace @ South Triangle near ABSCBN, Tomas Morato. Near restaurants, nightlife, mall, convenience stores, banks and main roads.

It has 5-star lobby and MPlace Mall just below the condominium. Very accessible, peaceful & safe location.

The space
From romantic fine dining to all-night clubbing, Mimi's unit is home to a wide variety of entertainment options! Whether you are in the mood to unleash energy or be low-key, this is a place for you!

This is a Studio type unit with a queen-sized bed. Best fit for 2 guests but can accommodate up to 3 guests.

Unit is located at 19th floor along Mother Ignacia Ave and this condo has a mall. Its also very accessible to restaurants, coffee shops (The Coffee Bean & Starbucks) and convenience stores.

We have blackout curtains and fairy lights connected to SMART TV to set the mood.

It has Unlimited Wi-Fi internet connection with SMART TV with Netflix and YouTube ready! We also have LAN cable that’s useful when working remotely.

Check-in time: 2:00 PM onwards
Checkout time: On or before 11:00 AM

Light cooking is allowed, and kitchen has mini refrigerator, microwave, oven toaster, induction cooker, 1 sauce pan, rice cooker and electric water kettle. Basic dining utensils are provided.

Our toilet is equipped with bidet and adjustable shower heater. Starter toiletries available such as towel, soap, shampoo, toothpaste, and tissue.

First aid kit, hair blower, and slim cabinet and iron for your clothes.

We also have mini bar in the unit where you can purchase some snacks, soft drinks, beers, coffee, face masks, mineral water, rice, noodles, etc. (Subject for availability).

Please treat it as your personal home and to maintain our low pricing, please conserve electricity, water, and maintain the cleanliness.

Note:
If booking for 3 guests, 3rd guest can sneak in bed as we do not provide additional mattress. Extra pillow is available with a fee.

BOOKING REQUIREMENTS:
Each guest must provide the following to the host upon booking for processing to the condominium admin office:

1. Valid government-issued ID (local guests) or passport (foreigners).
2. Vaccination Cards (must be fully vaccinated). Provide age.
3. Unvaccinated minors will be allowed if accompanied by vaccinated parent/guardian.
Host will process your requirements and guest move-in form to the admin office.

Requirement’s submission admin cutoff:
> Monday to Friday check-in: until 4PM.
> Saturday and Sunday check-in: until Saturday 10AM. Since admin is working half day every Saturday and closed on Sunday.
> Holiday check-in: 1 day before check-in until 4PM (business day).
> Same day booking & check-in is allowed if within the said cutoff above. No rush check-in as we must wait admin's approval for 1-2 hours after our submission of requirements to the admin office.

SWIMMING POOL:
> Rate per head, per day: Php150 for regular day and Php300 for holiday per head/per day.
> Pool Hours: 6AM-10PM for adult and 6AM to 6PM for children (below 12y/o)
> Must pay at cashier office (Level 1-Tower D area) and get your coupon. (NOTE: getting pool coupon at cashier office is 9AM-12NN and 1PM-6PM only and closed on Sunday and Holiday. Half day on Saturday).
> Important: Inform your host BEFORE your booking if you plan to use the pool on a Saturday, Sunday and Holiday to see IF host can help arrange your access ahead of time. If failed to do so, host wont be able to assist you on using the pool.
> Only first two (2) registered guests are allowed to use the pool.
> Guests can only use the pool during their stay or upon check-in but NOT on the checkout day since slot is entitled to the next guest.
> Cleaning schedule: 1 pool is closed every Monday and Tuesday.
> Pool access/coupon are strictly non-refundable, non-transferable and non-replaceable.
> Swimming pool availability and capacity is subject for IATF protocol and guidelines.
> Proper swimming attire is required. Please read pool rules and regulations that is located at the pool area and below:

**Swimming pool rules:**
Strictly 6:00 AM to 10:00 PM only.
• Children 12 years old and below, 6:00 AM to 6:00 PM only.
• NO LIFEGUARD ON DUTY

1. Social distancing and Covid19 protocols shall continue to be observed.
2. All pool users shall contain themselves within the pool deck area.
3. Proper swimming attire is required in the pool.
4. All users should wear clothing designed as swim wear. No cut-off clothing is permitted in the pool.
5. Swimming fully-clothed can be dangerous and is not permitted.
6. Those who use the swimming pool shall use dry clothes when returning to their units through the elevator.
7. Allowed swimming attire for female swimmers: Swimming suits, Wet suits, Cycling shorts.
8. Allowed swimming attire for male swimmers: Swimming trunks or board shorts, Wet suits.
9. Children are not allowed to swim wearing disposable and/or cloth diapers.
10. All pool users are required to register with assigned security guard/and or pool attendant.
11. All swimmers must shower before entering the pool and shall provide their own towels.
12. Persons suspected to have contagious, viral or skin diseases, cold sores, inflamed eyes, infections or wearing bandages will not be allowed in the pool.
13. Water sports are not allowed.
14. Expectorating or blowing of the nose in the pool is strictly prohibited.
15. No running, pushing or horse playing allowed on the pool deck.
16. Children under the age of twelve (12) must be accompanied by an adult at all times.
17. Parents/guardians must accompany and supervise their children while in the pool/ pool deck area and remain with them for the duration thereof.
18. Parents shall be responsible for removing floatation devices and toys from the pool prior to leaving the pool area.
19. Glass objects shall not be allowed in the pool or anywhere in the pool deck area.
20. Food and drinks shall be STRICTLY prohibited in the pool and pool deck area.
21. The swimming pool shall not be manned by a lifeguard. Users are advised to take all necessary safety precautions.
22. The Developer/ Condominium Corporation/ Property Administration Office/Host shall not be liable for any untoward incident, accident or injury that may arise from the use of the swimming pool.

PAY PARKING:

Pay parking at MPlace Mall basement.

Parking rates are follows:
> First 2 hours: Php60
> Succeeding hour: Php30
> Overnight parking (1:30AM-6:00AM): Php300 + parking hourly fee
> Motorcycle flat rate: Php50 (for 24 hours / no additional overnight parking fee)

Parking entrance: along Panay Avenue, beside Savemore Supermarket and in front of The Beech Bar & Grill.

Other parking option – National Bookstore along Scout Borromeo (heard its cheaper there but do not have idea with the rates yet)
