Cottage is located at the end of Point Breeze (Horton Cove side) with direct river access.

Guests are welcome to swim and use the canoe, kayak, dock, and crabbing basket at their own risk. Please bring beach towels, we provide bath towels for inside.

Agreeing to the house rules constitutes agreeing to the liability waiver below.

Liability Waiver:
You understand that swimming and the use of canoe and kayak is at your own risk and that special risks may be involved with swimming and using the boats and rafts. You accept full responsibility for any bodily injury arising from swimming and use of the kayak and canoe and hold host & owner harmless. You understand there are potential dangers that swimming, and the use of kayak, canoe and water floats may present to children who are not carefully supervised, as well as the danger to any person swimming, or using the kayak or canoe if a person has health risks, or if a person swims, or uses the kayak or canoe while intoxicated or using any kind of drugs or medication, or while pregnant. You agree to be fully and solely responsible for any accidents you may incur. You understand the risks discussed above and agree that you will assume all responsibility for yourself and for the consequences of those in your party. You agree to waive any claim whatsoever against the host & owner for accidents or claims arising from swimming, or using the kayak, canoe or water floats. All Guests in your party acknowledge and agree that they have read and understand this waiver and they acknowledge that booking constitutes a binding and enforceable contract between Guests, Host & Property Owner.

Recently renovated 1 bedroom cottage with large outdoor space for grilling, fire pit, boat launch w/ dock.

Enjoy all the natural light from the windows or pull the shades to get some sleep. Surf the web or watch some internet-based TV.

The space can comfortably sleep 4 and easily accommodate from an infant in the available pack-n-play or two guests on the pull-out couch.

Bedroom 1: Comfortable queen bed, 55” Roku TV, closet with iron, ironing board.

Main living area: Large sectional sofa that turns into additional sleeping area, 55” Roku TV and a large custom built coffee table.

The dining/workspace area features a beautiful wood table, seating for 4 and 2 additional seats on the deck overlooking Horton Cove.

The bathroom has a large shower with a mirror to get yourself ready.

You will have exclusive access to the cottage and surrounding outdoor space during your stay.

The boat launch, dock space and access to the dock is shared space to other guests.

The main parking area is shared space - 3 dedicated parking spots are provided for you exclusively during your stay along with direct EV charging access.

We are happy to announce FREE Level 2 EV J1772 charging! Please don't forget your Tesla adapter if you are driving a Tesla. We also have a 50 amp - 240v plug that can be used in lue of the on-site charger.

Our property is ideal for a peaceful, relaxing stay and has an on site boat launch. Please be mindful of noise past 10 p.m. and aware of our quiet hours specified.

Smoking is strictly forbidden. Our home is non-smoking OF ANY KIND! If it is found that there was smoking in the home, it will result in additional cleaning charges. Evidence can include physical or smell and is at iUgo's discretion. Subject to a $500 additional cleaning charge for violating this policy.

Alcoholic consumption IS PROHIBITED for any guest(s) under the age of 21.
Parking is always at your own risk.

When using provided kayaks the operators MUST where a life vest (some sizes provided). Children MUST be properly supervised by a responsible person - this is a high risk activity and all personal injury risk is assumed by the guest during use.

-Kayaks and life vests are available but not the motorized equipment (boat/jet skiis etc.)

THERMOSTAT:

This home utilizes zone control for each room. The room mounted remote control adjusts the temperature and mode for climate control.

SECURITY:

The patio door DOES NOT automatically lock, please lock up behind yourself. The front door will auto-lock after 30 minutes.

Cameras are used outdoors only.

Do not tamper with, remove, deactivate or otherwise alter any smoke, carbon monoxide detectors, temperature monitoring devices or exterior security cameras.

EXTENDED STAYS:

For those of you having longer stays, trash may be deposited in the on site dumpster.

You may see a team member stop over to cut the lawn during normal business hours, normally on Fridays.

ARRIVAL/DEPARTURE:

Please remember normal check-in time is 4:00 p.m. & check-out time is 10:00 a.m.

A late check-out or early check-in must be pre-arranged with Peter or Adam: Late/early check-outs/check-ins can be accommodated on an individual basis and have a flat rate of $69. The allowance is limited - two hours and availability will exclusively depend on existing bookings. There will be a $50 charge for every 30 minutes past checkout time if not pre-approved by the host. Our cleaning staff arrive shortly after the scheduled check-out time.

If time permits please:
-Take the trash & recycling out on your departure.
-Load and run the dishwasher.
-Ensure all windows and doors are fully shut & locked.
-AC is set for 74F or heat to 65F depending on the season.
