Welcome to the beautiful Millbrook Farm, which is located about 10 min from Downtown Franklin and a short drive to Nashville!



Our home offers you all the luxuries and amenities your friends and family could desire, all while being conveniently located on a spectacular horse farm, close to Franklin's lively downtown. Our floor plan is ideal for both families or couples alike and is the perfect get-a-way. So, pack your bags because Tennessee is calling!!



Horses - PLEASE note that the horses/horse farm is NOT for guests. It is a private barn with private horses not for our guests' use!

All pots, pans, glasses, plates, silverware, etc. are also there for you! There is bar seating with additional seating in either dining room or lathe table with bench seating in the entertainers lounge.

**ABSOLUTELY NO swimming, boating or fishing in the pond!!



This home is easily accessed through all seasons and there are no steep hills.

** Please note that the horse barn is not accessible to visitors

-Additional guests outside of your confirmed guest count are not allowed on the property unless pre-approved PRIOR to your stay.

-There is a zero tolerance policy on the property being used as a "home base" for parties or visitors outside of your confirmed guest count to come & go.

-If you exceed the confirmed guest count in your reservation without prior approval, you will be asked to leave immediately and charged a $500 fine.

-Upon confirming your booking, you are subject to our House Rules, which includes this disclaimer.

-Although the primary purpose of exterior cameras is for your safety, (exterior only), I reserve the right to use them as a tool to verify the number of guests entering the home.



**There is an additional $1500 fee for guests wanting to book this property for filming and/or photography. Each request will be reviewed by the farm team for approval. A location agreement and COI must be provided to me prior to your shoot date.**



EARLY CHECK-INS OR LATE CHECK-OUTS:

Early check-in or late check-outs must be PRE-ARRANGED. Please do not ask on the day before, or the day of arrival as we have our cleaners scheduled at specific times and are unable to make last minute changes. Any non pre-arranged late check-outs can result in withholding of deposit.



The only way we can guarantee an early check-in is if the night prior to your stay is available, we can block it off for you at half the nightly rate. Same goes for late check-out, if there is no one booked the night of your check out date, we can block off the night for you for a guaranteed late check-out at half the nightly rate.



LUGGAGE DROP OFF:

While we would love to be able to accommodate luggage drop off requests, there simply isn’t a ‘'holding area” in the home that wouldn’t interfere with our cleaners ability to move freely during their clean. We recommend you contact Stow Station.



The total price of the reservation is based on the nightly rate set by the host, plus fees or costs determined by the host or booking platform. Extra guest fee charged by some hosts for extra guests beyond a set number, which may fluctuate.



Guest Access:

Guests have access to the entire house (minus locked closets) and the outdoor areas of the house (patios, porches). The horse farm is private and off limits to guests! The alpacas are for you to enjoy!!



The Neighborhood:

Millbrook Farm is located just 7 miles from Historic Downtown Franklin. Franklin in a beautiful and vibrant city with an abundance of quaint shops, cafes, boutiques and restaurants. It's an aesthetically charming area to walk around and enjoy the sites!



We are also only 4 miles from Southall Farm Resort and Spa and Inn. Southall offers a plethora of homestead farming experiences as well as upscale modern spa services and dining. Day passes at the spa and pool are available for purchase on their website. They also have activities such as ropes courses, farm tours, ATV excursion, fishing, canoeing, biking, and more.



We would also recommend spending some time at The Factory in Franklin. Great little shops and local art. It would be worth going to stock up on the famous Five Daughter's Bakery donuts for your whole group. They also have Jeni's Ice Cream and so much more. You can also catch a show at their Mocking Bird Theater.

Nonetheless, staying at a working horse farm offers a chance to connect with nature and witness the daily rhythm of farm life.



Interaction with Guests:
