Summary:

2/2.5 condo. Sleeps 6. Master: Queen. 2nd bedroom: Queen. Also: 2 Twin Fold Out. No Pets Allowed. MUST BE 25 TO RENT. Renter's ID and Credit Card must be presented at check in or via email.



The Space:

Beautiful 2 bedroom, 2.5 bathroom condo at Camp Warnecke Estates is located on the Comal River (this unit does not have a river view but is just steps away from the river access); across the street from Schlitterbahn; an easy walk to the downtown shops, bars and restaurants. Enjoy Schlitterbahn located just across the street, float the Comal River and get out at your own backdoor steps or walk up to the Garden St. Bridge for a soothing 30 minutes of “Cruising down the River” – perfect for the little ones. Rockin' R is a local tube outfitter which can pick up in the parking lot next to Camp Warnecke between Memorial Day and Labor Day. For any reservation outside of that time period, the Rockin' R shop is located only .5 miles away. Enjoy the pool and hot tub or explore the beautiful Hill Country. It is the perfect location for your family vacation!



The kitchen, dining area, and living room are a beautiful open area on the main level of the condo. Dining table seats four and there is seating for two at the breakfast bar. There is also a half bath downstairs. There is a full sized washer and dryer, should you need them. Enjoy the cozy living room while watching cable TV or just relaxing after a day at the river! Bring some wine to fill up the wine fridge as well!

Upstairs is the master bedroom with balcony and private master bath with a walk-in shower and separate bathtub. This bedroom has a Queen size bed. The second bedroom also has a Queen size bed and its own bathroom. There are also 2 Twin size fold out beds available that can be placed anywhere you would like in the condo! All linens are furnished. We manage the condo right next door CW C102 if you have a large party.



There are 2 parking passes provided with one guaranteed numbered spot. The second parking pass is for general parking and is 'first come first served.' You will received 6 wristbands. The entrance of the condo is on the first floor, and all bedrooms are located on the second floor. Host must be 25 years of age or older to make a reservation and must be staying at the property. No pets allowed. Guests will be allowed 2 vehicles on premise with parking passes and 6 wristbands (max amount allowed). This condo has a maximum occupancy of 6 guests. This maximum occupancy is not to be exceeded at any time. No daytime guests allowed.



**WRISTBANDS & PARKING PASSES REQUIRED*** These condos are individually owned and the owners graciously allow their "second homes" to be rented out and enjoyed! The HOA of the complex had laid out some policies to ensure everyone staying at the complex can have a wonderful time. Because of the fabulous location, we can have trouble with trespassers. The security guards on premise are there to ensure only renters are using the grounds and that guests are parking in the correct parking spaces. Please do not be offended by the wristband and parking pass policies, they are really there to ensure that you have a fabulous time! To comply with city and county short-term rental permit restrictions, the outdoor areas of this home are monitored by video camera. This property includes accidental damage protection up to $1500.

We've stayed in many of the units within Camp Warneke and this was probably the best. Having both up and downstairs of your unit makes a huge noise difference. I've stayed on the river side many times, but I preferred the quiet of the street side. It is also just a bit further into the complex so you don't hear any of the pool noise either. There was no audible street or Schlitterbahn noise. The unit has all the kitchen equipment you'll need other than seasonings. The beds were comfy. The AC was cool and it was hot as can be outside. Super close river access. We had one little service need and they sent a technician right over so no complaints there. We will be back!

It had a new table with seating for six, perfect for enjoying morning coffee and taking in the cool breezes. ‱ Location: The condo is in a great location—an easy walk to downtown, Nagelein’s Bakery, and the Comal River for tubing. Everything we needed was close by. ‱ Amenities: The community pool and hot tub were clean and relaxing, great for unwinding after a day on the river or exploring town. ‱ Family Fun: The space worked well for us as a family—we had plenty of room to relax and spend time together.However, there are a few areas that could use improvement: ‱ Master Bed: The mattress in the primary bedroom is quite old and uncomfortable, which affected sleep quality. ‱ Dryer Vent: The dryer doesn’t vent to the outside, so hot air flows directly into the kitchen area—this made the space uncomfortably warm while doing laundry. ‱ Carpet: The carpet on the stairs and upstairs is dated and could benefit from an update.With a few upgrades, this condo could easily be a five-star rental. As it stands, it was a comfortable and fun home base with great amenities and a fantastic location.

Great location for river floating, easy access to shuttles, etc. complex parking is tight, if you find your spot don’t move vehicle. Complex itself is very quiet, no noise after 10. Amenities Inside the condo were comfortable.

Reviewer Comments: 2 days prior to our vacation we received notice that Greg Abbott closed all rivers and toob rentals, and bars... so we bought our own toobs and booze and used the private access river we still determinded not to have Covid 19 win. We used tge pool hottub both great. was great hours that seemed very fair. Loved rhe condo slept 6 comfortable with the 2 cots. We had a blast! Thanks Amanda for making us feel very comfortable!

However, there were some issues we encountered that weren’t up to par. Broken food disposal led to water leak, kitchen pots/pans & colander were rusty, trash of empty bottles & soda cans were tossed under kitchen sink, hair in 2nd bathtub, probably from previous attendants that cleaning crew missed, dead roaches on pot lid & front door. Property maintenance quickly &resolved broken disposal. Mgmt/owner provided good service.

Master bed was super soft and quite honestly "uncomfortable." The toilet in master sounds like jet taking off when flushed; blinds on front door need to be replaced. No ceiling fan in 2nd bedroom. Assigned parking place is very tight. Could barely get our standard sized SUV to fit next to another SUV the same size.
