Conveniently located at the 4th crossing of River Road within minutes of shopping, restaurants and tube rentals this beauty offers the perfect weekend getaway. The huge backyard brings lots of room for the entire family & friends to enjoy hot summer days while being in the shade of beautiful Pecan trees! Newly built deck with porch swing overlooking the crystal-clear Guadalupe River. Relax in the hammock, play horseshoes, cook smores over the fire pit or fire up some BBQ on the propane grill. This home has private, direct river access and can accommodate up to 13 guests. This home is only a one-minute stroll to the nearest river outfitter, who can help you plan and gear up for the perfect tubing, rafting, or kayak trip for your group.
Brand new wood floors throughout! Spacious living room on main level with tons of natural light and river views, HDTV with ample comfy seating, fully equipped kitchen with everything you will need to feel at home. 5 barstools at the breakfast bar and dining table with 2 benches and 2 chairs to gather for meals or play games. Beautiful, covered porch to enjoy river views, sip your morning coffee or a glass of wine and enjoy the Hill Country wildlife.
On the main level you will find 2 bedrooms, one with 2 full beds. A full bath with deep soaking tub and walk in shower conveniently located to the living room and guest bedroom. 2nd main level bedroom has 2 twin over twin bunks and 1 standard twin bed. Attached full bath. Take the spiral staircase to the lower level with 2 additional bedrooms. The lower level master has a king bed and full private bath, as well as access to the porch. 4th bedroom has a queen bed with a private full bath and private access to the porch. Washer and Dryer on main level for your convenience. Step out onto the lower deck with hammock, porch swing and an outside bathroom, great to use when coming off the river or while enjoying the back yard.
Host must be 25 years of age or older to make a reservation and must be staying at the property. This home has a maximum occupancy of 13 guests. This home has room for 4-5 vehicles no campers, RV's or trailers allowed. This maximum occupancy is not to be exceeded at any time. No daytime guests allowed. To comply with city and county short-term rental permit restrictions, the outdoor areas of this home are monitored by video camera.. This property includes accidental damage protection up to $1500.

It is wrong to call that the kitchen was fully equipped. It had every possible thing u can think of. Had the right kind of rooms. The downstairs beds were not clean with long white hairs on blankets and bedsheet. The idea of the trip was to spend nights out by the fire pit but the county had a BurnBan. We wish this was communicated clearly.
This property is located in an AMAZING spot- the river is right in the back and there are some steps into the water to help most get into the water. The kitchen/ bathrooms are a little outdated BUT we didnât come for those. The photos of the property look as if the backyard is fenced in but there are actually three properties that are connected without a fence in between. The description on here doesnât indicate a weight limit for dogs but there is a 50lb. weight limit on dogs. Itâs hard to tell which bedrooms are upstairs (main floor- level with the garage) and which are downstairs (closer to the river) but there are two bedrooms downstairs each with their own bathroom- one queen bed and one king. Everything else is upstairs; this house can be tricky for people with mobility issues. There was a HUGE broken limb in one of the trees over the walkway to the river that we used the whole time- luckily it fell the last night and no one was under it- this could have been very bad and I would hope the property is looked over outside to prevent future accidents. Communication was GREAT and fast with the owners and we had a great time!
The layout of the house is perfect for big groups! Plenty of bedrooms and bathrooms. I thought the furnishings were comfortable and homey. The beds were comfortable, and we found everything to be clean. The personalized toiletries were a nice touch! The location right on the river was amazing! Also, there is a tubing spot right across the street! And stores were a quick drive down the road for anything we needed.Cons:- slight mildew smell in the basement rooms, but nothing to bother us for a couple of nights- the property is right next to other houses with no fence- This is at no fault of the Vrbo, but the private residence next door had young people partying very late both nights. They woke up the house at 3am in the morning. They were also stealing the chairs and campwood from the Vrbo property. I didn't see any other reviews complaining about the neighbors, so I hope it was a one off, but it ruined our sleep both nights.
We loved the back yard area, but the house was older and needed some updating. Location was perfect, and very close to stores etc. The layout of the house was cool (and VERY roomy), and perfect for large families/groups. I feel that it was a bit overpriced compared to other homes in the area, but would certainly stay again if it was updated.
The stay at this property was great! Very comfortable and plenty of room for the max number of occupants (we had 12). The backyard was perfect for hanging out in the river by day and sitting and chatting by the fire at night. Great location as well! Highly recommend.
Loved the peace and tranquility. A few minor problems came up but were handled immediately. A couple of the beds seemed small for 2 people. Overall excellent experience!
This home is perfect! Each room has it's own bathroom, providing great privacy. Every aspect of the Home is extremely comfortable. Access to the river has steps to go down and is very easy. Nothing like waking up to water views!
Spacious river house with a bathroom for each room! We had four 13-year-old girls stay in the bunk room (a birthday party!) and the TV was perfect in there. Plenty of floor space for board games. Just FYI, the bunk room has a door that opens up to the outside that we kept bolted. Also, if you have an elderly person, just be aware that the narrow spiral staircase might be hard to navigate so plan to have them sleep on the main level (the master and guest room downstairs are not on the main/kitchen level). The outdoor bathroom was also nice for the littles to use the potty or rinse off from the river.
The yard is beautiful and has everything you need - hammock, fire pit with chairs, table/chairs, picnic table, grill, horseshoes and cornhole. You can bring your own tubes, paddle boards, etc and spend your time playing in the river without leaving - shallow enough for kids to walk with water shoes (itâs rocky but very manageable!). Or you can tube right from the house down river. We dropped a car at the Pondorosa Bridge - they charge for the car and per person for access. We floated about 5 hours and had a blast for my oldest daughterâs 13th birthday. We were also able to catch a show at nearby Whitewater Ampitheater one night - so close and easy to Uber. One day my husband took the girls to Lonestar Floathouse and they tubed with them and we met them for a yummy lunch there!!
The home was well-stocked for cooking, baking, grilling and even had marshmallow skewers for the fire pit. We didnât even need to buy shampoo/soap or any toilet paper or paper towels for our 3 day stay with 12-13 people! We just brought grocery food and ordered pizza one night and of course the Gristmill. Loved how there was even a small ironing board and full-size washer/dryer. We didnât realize the luggage racks were in the laundry room until we were leaving. Those would have been perfect as the master did not have a dresser/drawers for clothes.

My family loved our stay here. The backyard with all the space, fire pit and the river made it so enjoyable and relaxing. We were able to fish and swim without leaving. There are so many beds and space we didnât feel cramped at all. The location feels isolated yet youâre super close to stores, restaurants, tube rentals, and the concert venue.
