This charming original beach house is perfect for a quiet beachy get away.



The Space:

This charming original beach house has been lovingly maintained and redone over the decades. Perfectly positioned between the piers on the Balboa peninsula, visitors will enjoy both the sun and surf on the beautiful beaches nearby. The bay-front is 7 houses away with multiple bay beaches for children not ready for the big waves of the Pacific Ocean.



The open floor-plan feels large with the living room, dining and kitchen connected for big family meals or friendly get togethers. The dining table can seat 8 and the stand-up bar at the kitchen is a great gathering place. The front patio is perfect for any meal at the large outdoor teak table.



The front upstairs bedroom has a bay view from the king bed and a comfortable sitting area that converts to an extra queen bed. The large back bedroom has 2 queen beds. A nice upstairs patio sits directly off this room. The downstairs bedroom has a queen bed, and the bright “garden room” has a day bed that can sleep 1 or 2 and contains extra seating. These 3 sitting areas allow your group to all be together or spread out for different activities. Outdoor seating areas allow for sun or shade all day.



The house has all the amenities: Wi-Fi, cable, a fully equipped kitchen, linens, washer and dryer. The house is filled with beautiful varnished wood and hand-built details, the “schooner” bathroom, the owner’s local artwork, books, games, and a ships bell to ring for dinner.



We hope you enjoy this house and get to experience the tranquil streets of the Balboa Peninsula bay-front.

*There is only 1 shower in the upstairs bathroom. Downstairs bathroom only has a bathtub. There is also a private outdoor shower.

*Bikes and boards pictured are not for guest use.

- Must provide your email and be able to access our company online portal for house info.

- No parties or gatherings.

- We try our best to keep updated on remodels/construction happening around our vacation units. However, construction can pop up anytime in the City of Newport Beach without notice. N.B.V.P is not responsible and will not issue refunds due to neighboring construction.

Last minute visit. Place was great but cold. Also could have better pillows (felt like my granny’s pillows) and towels. The amount of housework required on checkout was also a bit much. It’s not a dormitory. Otherwise great.

Great location - Wish it had air conditioning or screens

Overall, we were happy with our stay. Large property with many places to spread out and sleep. We were only a part of 5 and could have easily brought 5 more. Areas I think could be upgraded for future visitors: -BIGGEST ISSUE - No Air Conditioning. The temperature outside during our stay was extremely pleasant. We are not used to going without air conditioning so initially, we found it fun to open all the windows and enjoy the fresh air. The problem came when the bugs started entering the property. There are no screens on the windows and the bugs would come in throughout the day and stay. Unfortunately, this means we had numerous bug bites from mosquitos. There were only 2 large fans in the home so we were very warm at night if we kept the windows closed. I'm all for camping, but with the price point, it wore thin on a week-long vacation. This needs to be fully disclosed and/or remedied for future visitors. -Linens- They are on their last leg. Need to be upgraded. Pillows are thin. Bathrooms- For 5 people, we didn't have too many issues with the 2 bathrooms but only one shower was occasionally an issue. The downstairs bathroom had little room to get ready with a pedestal sink and only a tub. Bedrooms- only 1 T.V. in the upstairs bedroom. The others don't have one. Excellent parking, location to the water, and the kitchen was very nice. We took the opportunity to take the kayaks into the water which was incredible. Great front porch swing and sunroom.

Would book again!

This is a unique, 100 year old house that is completely charming and well stocked with all the comforts of home. Located between the beach and bay it was close enough to walk to either but far enough away from crowded, chaotic, party area that it was quiet at night. Only two comments; fireplace advertised on site yet personal information provided states fireplace can NOT be used and house across the street is under construction so M-F construction workers began to show up as early as 6:30 am so quiet morning coffee on front porch swing or sleeping in was not an option.

Perfect family vacay

The property was perfect for our large family plenty of sleep spaces. It was cute and felt like it had old ship theme with it’s dark wood and lighthouse decor. Cute story about the property on the wall that made it feel even more homey. Quick walk to the beach. Quick stroll to the Fun Zone. The place has two bathrooms and one shower inside. The other shower is outside. It’s probably an after beach rinse off shower but it’s private and a fun adventure showering outside. We would love to stay there again. Thank you for sharing your awesome home!

Such a wonderful space for family with sooo much personality! We LOVED all of the different spaces!! One daughter and hubby have a little one, so they had plenty of space in the room with two queen beds! Our SIL could work remotely at the desk in their room as well! The master also had a sitting area and wonderful view of the sweet neighborhood! The kitchen was the most totally furnished cooking space we’ve ever experienced in a short term rental!! Everything we needed to cook and serve our family. Our family also totally enjoyed the outdoor shower!! So relaxing!! It does get warm upstairs but there were fans for every bedroom!! We all enjoyed the decor, which was such a fun vibe like being on a funky yacht!!! We will return!

Great location and house

We had a great time in this home. the house has lots of character. It was clean and comfortable and had everything we needed. We loved the porch swing and parking wasn't as bad as we expected. The house is close to beach and the bay and just an ideal location. Only downside for us was that we found the listing photos to be deceiving as there are multiple images of bikes, surfboards, paddle boards, kayaks, boogie boards, etc and none of those are available. Management gave us a little bit of a credit to cover some of the costs of our rentals which was nice, but it still ended up costing us a lot more than we had planned to find and rent which a bit of a hassle. Not a deal breaker for sure, but just not what was expected. Even with that we would definitely come back again to this home.

Beautiful and charming house

My husband and I and our 19 and 15 year old sons all stayed here for four nights, the house was amazing and clean. So old and yet so charming. Updated and clean and so many little things to look at. Great location between the beach and the bay. There were bikes shown in the picture on VRBO, when I talked to the owner she had said we could use them but they were locked in the garage so that was kind of a bummer. If you are wanting to ride bikes bring your own. There was a problem with the plumbing while we were there luckily it was our last night, but the communication with the owners and the maintenance team was great and they were on it immediately. I would love to stay at this house again, we enjoyed it very much.

Wonderful stay at historic house

From the minute we arrived, we had such a wonderful experience staying here. Everything was very clean and more than enough was provided. The house has welcoming and cozy feeling. The layout of the house provides plenty of space for both private and coming together time. We celebrated our granddaughter's first birthday while staying here and everyone had a wonderful time. Planning on making this an annual get away. Also, great location.

This home was simply wonderful. It is a beautiful property situated close to the harbor and beach. There is lovely coffee shop and deli within walking distance, especially if you go out the back door. The home was comfortable and provided everything we needed. The bikes and kayaks were an especially nice touch! I would definitely stay here again. Thank you for this beautiful home!

Celebrated my birthday in this beautiful historic home in the perfect location. Check in / out was easy. The home was well stocked with everything you needed to make family meals. The tubs were heaven. Classy yet comfortable. Easy walk to beach. Perfect for a family gathering.

Great house! Challenges with the property management co.

The house and homeowner were absolutely lovely, it's a beautiful home! The space and location were very comfortable and convenient. The outdoor shower was dreamy, and the house had everything you could want including plenty of toys for activities (bikes, etc.) and a grill. There is only one indoor shower which may not be ideal in all seasons but was no problem for us in May. The upstairs shower was full of hair when we arrived, and it would have been nice if there had been towels in the bathrooms when we arrived rather than downstairs wrapped in plastic, but otherwise the house was spotless. Unfortunately, the property management company called my cell phone 3 times as soon as my booking was confirmed through VRBO. They insisted on an additional $1000 deposit or an a additional non-refundable fee they had mistakenly left out of their listing and threatened to cancel my booking. I agreed to the deposit, but found the repeated calls very irritating and unprofessional as I was busy at work. They charged me $1000 and it took multiple emails and 3 phone calls over weeks following our checkout before anyone responded or initiated the return of my deposit. Furthermore, I called to requested an early check in (which I'd discussed with whoever had called me insisting on the deposit), the Newport Beach Vacation Property staff were very rude and unpleasant and said that I would be charged $50 per hour for early check in. This is the first time I've heard of such a policy, and I explained that maybe they could be flexible given my willingness to provide the additional $1000 deposit and so we were allowed to check in 90 minutes early at 2:30. I later reviewed my contract which confirmed there had been no mention a fee for early check in / late check out (although many other fees are explained therein). All in all, the house was lovely as was the homeowner. Based on my experience I would discourage anyone from dealing with Newport Beach Vacation Properties and I hope they have updated their listing and contract accordingly so that other vacationers don't encounter the same surprises and unprofessional conduct as I did.

The house was clean. The kitchen needs an upgrade for decent pots and pans. Difficult to cook with what is there....rusty old roasting pans. The bedrooms need more privacy...one lacks a door , one lacks a window covering.
