White shiplap covered walls, wide plank flooring, with custom tiling and lighting throughout - all complemented by airy, natural-toned furniture; the interior design will not disappoint. Here's what you'll find:

DUE TO THE TYPICALLY MODERATE COASTAL CLIMATE, THIS HOUSE - LIKE MOST IN THE AREA - DOES NOT HAVE AIR CONDITIONING.

LAUNDRY:
Shared laundry area can be accessed in the garage. Guests must provide their own supplies.

PARKING:
- 2 tandem spaces designated for this unit in shared subterranean garage
- CAUTION: EXTREMELY LOW OVERHEAD CLEARANCE OF ONLY 68 INCHES. VANS and SUV's WILL NOT FIT. Accommodates sedans and low-profile vehicles only.
- General street parking can also be utilized throughout the neighborhood (metered, unmetered and pay-station)
- Please consider the garage as a carport. Keep all vehicles and valuables locked at all times.

ALSO:
The similarly-arranged upstairs 3 bedroom/2.5 bath unit can also be booked simultaneously, when available, to accommodate larger family or business groups on the entire property. Upper unit boasts a large rooftop deck. See separate listing or call our office for more details.

RECREATIONAL GEAR:
Additional beach gear or recreational equipment is available for rent from the management at very reasonable rates for our guests: large ice chests, wagons, Pack n Play portable cribs, portable high chairs, and much more! Contact us for more information!

CITY TAX:
A 10% Transient Occupancy Tax (TOT) is included in all booking totals, (for reservations less than 30 nights) as mandated by the City of Newport Beach.

The property management was great, however the home certainly had a lot more wear and tear than I expected. I also got a text for check in and when I arrived to follow directions the check in code for the door did not work. I had to call the property management company and they informed me I couldn’t check in until 3. Just a little miscommunication.

Newport Beach Chill

Overall, great stay. A few comments offered for improvements. All 6 chairs on front patio could not be used as they were full of major rust and some had sharp chips which actually could be quite dangerous. They need to be replaced. Rear bathroom had sewage smell for entire week and same bathroom towel rack was rusty. We prefer to cook and eat on-site and some kitchen items need replacement (dull knives, dull paring knife for vegetables, and so on).

Great location. Average rental property.

Overall a nice stay. Just too expensive for what you get. I've rented nicer units for less money in the same location. The check-in/check-out procedure requires stopping at their office a few miles away. The house was picked up but could have used a good deep clean. You can tell the house was smoked in before the remodel. The interior of the cabinets still smells like cigars and there was an old cigar cutter stuffed in the back of a kitchen cabinet. All of the amenities are used and abused. Some of the craftsmanship of the remodel is spotty at best. Poorly laid tile, broken shower door, rusted fixtures, bad trim work, etc... Some of the windows are falling apart, the patio door needs to be replaced, and both vinyl gates barely operate. The coffee maker was missing the carafe and it took over two days for them to drop one off. No coffee for two days?! We had to ask twice. The blue ray player was broken and making a lot of noise. We just unplugged it for the duration of our stay. The shower door in the master had a broken seal and leaked all over the floor. Two of the toilets had bad flushers. One would stick and keep running and the other would take about 10 minutes to fill before you could flush again. A few light bulbs were burnt out. We did relay this info to the management company and they claimed they would open a work order for after our departure. Lastly, like other reviews state, you can hear the upstairs tenants clear as day and if they have kids all you hear are footsteps until the 10:00 PM noise ordinance goes into effect.

Beautiful property, very spacious! Great location- close to the stores but far enough from the crowds. Property has been recently updated and very cute. Kitchen was full of amenities. I think the only drawbacks were how loud the upstairs tenants were and the parking. But it’s worth it! We would definitely rent this location again!

The location of the property was excellent! Being right on the sand and boardwalk was the best. The property has been remodeled and in good shape. They had plenty of supplies and nothing went wrong. Such an amazing get away with the family. We will be back!

Great location, close to everything

Beautiful house and great location. Would recommend a bigger, more comfy couch in the living room. It was a rainy weekend so we were inside more than expected. Would have been nice to not have to go to the property management office at checkin and check out.

The pics were taken to make the downstairs area much bigger. There is no powder room / bathroom on first floor living area. Always have to go upstairs to use bathroom . The unit had some older fixtures. Definitely would not stay again.

Loved this place ! Can be noisy upstairs but the bottom patio and access to beach is worth it. There were beach towels available despite some other info we read which caused us to buy extra which was not needed.

Amazing location

This is a great getaway spot. I would stay again. All of the beds and upper level was perfect. I agree with other reviewers, they could use more comfortable seating on the first floor. The small sofa and two small side chairs don't allow for comfortable movie watching in the evenings.

Cute but not a lot of extras.

Nice place but, You have to buy beach toys if you are taking little ones with you. Also, you have to rent bikes to get around. If you are taking a large family with you anything bigger than a Jetta won’t fit in the garage. You’ll need to buy your own toilet paper, they only provided one spare roll for 3 bathrooms.
