Located in Rosemary Beach with easy access to the amphitheater along the St. Augustine green, 103 E Kingston is a luxurious, beautifully decorated 5 bedroom, 5.5 bath home including the carriage house. 

As you pull into the driveway, you will notice the spacious loggia with an outdoor fireplace, gas grill, and seating for six. Just off the back is your own private heated pool and there are four community pools just a stroll away!

The first floor boasts a kitchen fit for a professional chef, a custom farmhouse dining table, and an open concept living room equipped with an accent fireplace as well as French doors leading out to the loggia. 

Also on this floor is a large king master with French doors leading out to the loggia.  Pamper yourself in the master bath which features: a dual vanity, walk-in shower with two waterfall features, a free-standing tub, and floor to ceiling tile. 

Making your way up the stairs to the second floor, you enter the second living room which is equipped with a wine cooler and flat screen TV, perfect for movie nights.  Just off to the side is the second king master bedroom with 180 degrees of window walls and your own private bath.  Continuing through the second floor, you will find the third bedroom with an en-suite bathroom and a shared balcony.  Tucked in the back corner of the house you'll find the fourth bedroom and your own private en-suite bathroom plus a shared balcony with views of the pool. 

Behind the main house, you will find the fully equipped carriage house which boasts three flat-screen TVs, perfect for the sports enthusiast of your family.  There is a king bedroom and a full bath along with a loft area.

Beautiful, spacious home and pool area. It was very clean and the check in process was simple. Everything was great except that the WiFi never worked in the carriage house for the entire stay and the pool alarms kept falling off their stickers. The doors seemed to be a bit warped because none of them closed completely and you had to use the silver hooks to keep them closed.

Second time to book this home

Favorites of the home are the covered patio, large pool and a very spacious downstairs for all to gather. It’s really a very comfortable home for large groups. It could use a kitchen re stock, some new rugs, and maintenance to the outside area. We stayed here in 2020 and it has had some wear and tear.

Great House but kitchen lacking

I thought the house was great. The property was well kept. My only complaint would be for the price, the kitchen was not well equipped for cooking at the house. The pans were dirty, the cooking utensils lacking, no grater, no cookie sheet, not many bowls to mix, very few wine glasses to name just a few. I think the place needs an update for kitchen equipment and glasses/bar glasses.

Amazing property, excellent location

We come to the 30A area 5-7 times a year and this was by far the best property that we have stayed at. The only thing I would mention is that the carriage house has a bedroom with a queen bed and additionally a bunk room with two twin beds, which was even more space than we originally thought or what was described in the listing; this was a pleasant surprise. I mention this because a full family of four could stay in that space in addition to the main house. The house and carriage house were very clean and well decorated. The gas fireplace outside was perfect for cool nights after the kids got out of the pool. I hate to even say anything negative because the property was so great, but the only downfall was the 9am check out time. As I mentioned, we are in the 30A area several times a year and have never had such an early departure time. Waking up four kids at the end of our stay, packing up and cleaning up was a bit early. Other than that, everything about this property was lovely. It is an excellent property we would definitely stay there again.

We loved our spring break experience at this property. It definitely has space for teens to have their own space, such as the carriage house and the outdoor patio and pool. Having bikes included makes getting around so enjoyable. The house was beautifully decorated and had everything we needed. We definitely would recommend this to everyone looking to stay in Rosemary Beach.

Perfect accomodations for our group of 8 adults

This property was perfect for our group! We took full advantage of the pool, large kitchen, bikes, outdoor fireplace in the evenings and cozy beds! We cooked dinner several nights and never lacked space in the refrigerator(s) or for any kitchen necessities! Getting to the beach was quick and easy, either walking or biking! Hope to be back and rent this home again!

Beautiful home and property was as advertised. We requested for the pool to be heated, and that didn't happen until the afternoon before we had to depart. Otherwise, a very comfortable house for our group of 9 college friends. I would rent again.

Beautiful property; great location;. Kitchen has all the cooking equipment you might need- but buy any condiments, etc. you might use. Everything was perfect except the patio furniture outside- the cushions were dirty and moldy. Interior was very nice.

Couples Getaway

This house was perfect for our group of 5 couples. We each had our own bathroom and space separate form one another, yet all felt comfortable, with ample space, in the common areas and pool. The check-in and check-out prepress was super easy. Although the house is set in the back of Rosemary close to the highway the noise level was fine with no issues. Minor issues: the guest bath toilet paper holder was on the ground when we arrived (it looks like it wasn’t properly installed), the guest house lock is super difficult to lock and there was no shade in the last bathroom upstairs in the back leaving the person taking a shower exposed. Overall, it was lovely for our group of 10 and we would visit again. Overall, the house was perfect for our crew!

Excellent family vacation home

This house was so perfect! Aside from all the indoor space, we absolutely loved hanging out on the patio. Family and friends could be outdoors enjoying the pool or relaxing in the rocketing chairs with some shade and still be apart of the activities. We had a 4 month old so it was perfect for her too. Older kids had the carriage house - it was just a very comfortable home and beautifully decorated. We will definitely be back.

Beautiful property but needs attention

We love Rosemary and really enjoyed our stay for the week. The house is spacious with a lot of great features but our week was filled with some very unexpected bumps with maintenance. As we arrived, our first steps in the home were meeting a company that was swapping the dryer out. Once we got settled, we realized that general maintenance checks did not happen prior to our arrival. The carriage house A/C did not work because it would not drop below 74. The dryer in the carriage house (and upstairs dryer in main house) was also broken so the guests that stayed in the carriage house was constantly carrying wet towels over to the main house. The Internet also does not work in the carriage house so don’t expect to have WiFi for your laptop or tablet. Additionally, we had to have a service tech come out and fix the TV in master bedroom. Lastly, we paid a fee to heat the pool and it did not make it to an acceptable heated temperature the entire stay. The water was chilly and I would suggest just doing without the heated fee because I’m assuming it was not working properly. With some TLC and a few upgrades, this property would be TOP of the line. Unfortunately, we didn’t feel that it was in good rental condition during our weeks stay. I sent a text and email to the property following my visit but never got a reply. Hope for better in the future from this property and 30A escapes.

Fall Break Fun

We really enjoyed our stay in this home. It was beautiful and very well equipped. The beds were actually comfortable too! Plenty of space for our family and could definitely accommodate multiple families as well. Rosemary Beach is such a fun place to visit. If you have little ones, plan on renting a burley kid trailer that you can attach to the bikes provided at the house. My 4 year old loved it!!
