1. Check-In Time: Check-in time is 4:00 PM. We appreciate your understanding and ask that you plan your arrival accordingly. You can check-in whenever you have the time before, if you're available.

2. Check-Out Time: Check-out time is at 11:00 AM. Kindly adhere to this check-out time to allow our cleaning team to prepare the house for the next guests. Late check-out may be accommodated if available; please inquire in advance.

3. Occupancy: The house has a maximum occupancy. Please do not exceed this limit to ensure a comfortable and safe stay for all guests.

4. Housekeeping: The house will be thoroughly cleaned before your arrival. Daily housekeeping is not included but can be arranged for an additional fee. We kindly request that you leave the house in a reasonably tidy condition upon check-out.

5. No Smoking: Smoking is strictly prohibited inside the vacation house. Designated outdoor smoking areas are available, and we ask that you properly dispose of cigarette butts.
Cigarette butts must be disposed of in the ashtray provided in the backyard of the property.

6. No eating or drinking in bedrooms. Please enjoy your meal in the dining room.

7. Dispose of the garbage in the trash bin.

8. Put all used dishes into a dishwasher.

9. Collect all used towels and linens and leave them by the washer and drier.

10. Pets: Pets are not allowed on the property unless specific pet-friendly accommodations have been arranged in advance. Additional fees and policies may apply.

11. Security and Safety: Lock all doors and windows when leaving the property. Please take care of the keys provided to you. Secure your valuable items and do not leave them in plain sight. The house is equipped with smoke detectors and a fire extinguisher for your safety.

VRBO had limited details on amenities, so we sent inquiries. Management was slow to respond. The house itself is quite spacious and grand, with multiple areas for people to gather. The yard is large but neither level nor particularly well-maintained. You can see that it was once quite attractive. We arrived at 4 PM, the cleaners were still busy and worked until almost 6 PM. They had opened windows and doors causing the temperature to reach the mid-80’s and letting in flies and gnats. The AC system struggled to cool the house, particularly the 2nd floor. The management company had told us that the system had been checked but we found that the filters hadn’t been changed since 5/22. The AC system never stopped so it seems some serious maintenance is required. Poor service and potential improvements: The house alarm went off randomly and they told us to look up the manual online. We were told there was a BBQ. We found a BBQ cover in the garage, but no BBQ. The coffee maker did not work. We replaced it (and left it for future renters). The house sleeps at least 14, but the dining room table only seats 8, so you’ll be split up at mealtime. Only table settings for 12 people. The balconies are lovely. However, no furniture. Only enough basics like trash bags, paper towels and toilet paper for a day or two. Bare minimum of towels and washcloths. No booklet with TV or thermostat instructions. Repair the pool table. A nice enough house could be better managed and maintained.

House was as advertised. Great house, lots of room. Really enjoyed the pool. Location of house was in a quiet neighborhood but very close to any stores you might need.

Under managed property

We booked this house for the size and the indoor pool. The pool is the reason I am giving our stay 3 stars. It was a hit and included pool toys for the kids. We had a good time because that is what we do when we are together. There were two completely full garbage cans and a completely full recycling bin when we arrived. I contacted the owner soon after we arrived on Sunday and received no response. The garbage man came by Tuesday morning, but we did not know to put out the garbage on that day. The owner also did not respond to our questions from three days before our arrival until two hours before. The house came with virtually no instructions, and there are a number of things that require repair. The pool table is broken, and a pinball machine does not work. Some of the doors do not close properly when locked. The security alarm went off several times without explanation. The upstairs bedrooms reverted to 79 degrees during the day and at night despite our efforts to control the temperature. There was no dishwashing liquid. Furnishings are minimalist given the size and quality of the house and the rental price. We have stayed in several Vrbos and never encountered this kind of management neglect before - especially for a high end rental in an exclusive neighborhood.

Unacceptable

To start, we are charged an $800 cleaning fee to book the property. When we arrived a MOUNTAIN of rotting garbage was sitting in the garage stinking up the entire house. Truly disgusting. Everything was dusty, bugs everywhere, mold on the wall. This place was not cleaned. Most doors are broken or don't work correctly. Then the sewage line backed up a human waste poured into the pool room ruining the use of the pool which was why we booked the house. And then host wont refund. I would never recommend them

Wonderful home!

This stay was phenomenal! It was somewhat difficult to get ahold of the property owners up until the actual booking however, everything listed, all of the details, and the home were exactly as I was told. It was a phenomenal stay and the homeowners have thought of so many little details!
