The Space:
#InvestREPM The Ainsworth @ Arbor Lodge! You will rest nicely in this comfortable & stylish private basement apartment in a beautiful older North Portland home, located in the popular Arbor Lodge. Walking distance to New Seasons, local restaurants, shopping & amenities. Blocks to New Seasons, local restaurants & amenities, Peninsula Park Rose Garden, and the MAX light rail station. Easy access to I-5 and Portland International Airport. Bright and spacious, recently updated with all of the amenities of home. The unit has it's own private entrance, and stairs that lead to the basement unit. Bright white kitchen is open to living area and has plenty of space to prepare meals. Kitchen is fully stocked with full-size refrigerator, ceramic electric cooktop only, (NO OVEN) microwave, coffee maker, and small appliances. All utensils & cookware are included to make eating in, convenient and enjoyable. Enjoy breakfast, lunch or dinner seated at the dining table with 4 chairs, or at the bar! The bar also is a great set up for remote working! Snuggle up with a book or watch a movie on the comfortable couch with chaise lounge. Perfect for relaxing at home. Additional seating, Smart TV, with Netflix & Amazon and wireless Internet. Sofa also pulls out to a sofa bed for additional guests and there is additional seating in living area. There is an additional King sized bed in the living area, with privacy curtains making it comfortable for larger groups! Private bedroom features a comfortable queen-size bed XLong, with quality linens, and a dresser and closet space for storage of clothing and personal items. Bathroom has been recently updated, with a nicely tiled shower. Essentials, paper products and high quality linens, are supplied for guest convenience. Bathroom is also stocked with a hairdryer and an iron/ironing board are available at the property. Private laundry room and full-size washer/dryer is provided for guest use. Private exterior entrance, and Driveway and Free Street Parking. A pack and play, children’s toys, books and kitchen items make this home a comfortable space for families to enjoy. **NOTE: This is a basement apartment, though this unit has it's own entrance, and stairs, there will often be other guests above the space, and in close proximity by way of the neighbors. We do realize that sound travels and we have added earplugs, a fan and a noise machine to help with sound. If you are a light sleeper this may not be a good fit. ALL units have completely private and separate entrances.

Guest Access:
Guests have access to the entire basement apartment with private entrance. You may park in the driveway as well and FREE Street Parking. Please be mindful of noise as there are neighbors both upstairs and in close proximity. This is a dense city residential neighborhood. Please DO Not disturb other tenant or neighbors, if you have any issues please contact your host.

The Neighborhood:
Arbor Lodge neighborhood, Portland, is one of the most popular neighborhoods in Portland. It is full of historic homes, little shops and coffee houses, and the MAX light rail runs right through it. It is located in N Portland and borders Overlook neighborhood to the south, Piedmont to the east, and Kenton to the north. It’s southern border is Willamette Blvd, which has a walking bike path that goes all along the Willamette Overlook, that has sweeping views to downtown, the shipyards and Forest Park. Arbor Lodge Neighborhood is a great place for walking, bike riding and just looking at the view of the city and Mt Hood over the Willamette River and industrial area. There are also some great eateries and coffee shops to enjoy.

Getting Around:
Conveniently located in the popular Arbor Lodge, North Portland neighborhood. Blocks to New Seasons, local restaurants & amenities, Peninsula Park Rose Garden, and the MAX light rail station. Easy access to I-5 and the Airport. Closest MAX station is Rosa Parks MAX Station, Southbound .25 miles & N Killingsworth St MAX Station, Northbound .29 miles. Once you get to the MAX station you can easily access the entire City of Portland. Minutes to downtown, Portland waterfront and Washington Park.

Other Things to Note:
This property is a long term furnished rental and is available for stays 30 nights or longer. We require a separate rental agreement to be in compliance with Oregon Tenant Law. Please provide an email address so that we can collect the required information and rental agreements prior to your arrival. We cannot honor the reservation without this supplemental agreement. ~ This is a private 2 Bedroom unit in a townhouse ~Up to 2 preapproved dogs accepted with an additonal $50 cleaning fee and an additional $250.00 refundable security deposit. ~ No additional guests and visitors/guests that are not registered on the reservation booking are allowed to be on the property after 10 pm. ~ Smoking anywhere on the property will result in forfeiture of your entire deposit plus can result in additional fees up to $500 for smoke removal. ~ Housekeeping is required and provided every month for an additional charge of $70 per cleaning on all stays over 15 nights Pet Policy: We are happy to welcome your well behaved, and house trained dog into our home! -We do NOT accept Cats due to allergies. -There is an additional pet fee of $50 per pet, cleaning fee and an additional $250.00 refundable pet security deposit, which we will request the additional pet fee via an alteration request after the booking is confirmed. Please also be aware of our pet policy: -Pets should not be left unattended at the property inside or outdoors. We do have kennels available on request for an additional fee. -Please pick up after your pets in outdoor areas immediately. -Pets are NOT allowed on furnishings or linens. Evidence of pets on furnishings or linens will result in additional cleaning fees to guest. -Pet cleaning fee accounts for additional cleaning and normal wear & tear due to hosting pets. Pet cleaning fee does NOT cover damage or additional cleaning above and beyond reasonable wear & tear

Interaction with Guests:
We manage the property for the owners and live close by. I am available by phone email or text message to assist with any questions or issues. The owner stays on the property often and wishes not to be disturbed, we are happy to have you contact us directly for any needs that arise.
