A Home to Relax and Unwind
The ground floor runs open plan from the lounge, where a working fireplace anchors the room, through to a kitchen and dining space that seats six. Beyond it, a sunroom opens straight onto the enclosed west-facing garden, so you can follow the evening sun outside with the BBQ going (on request). Room-darkening blinds in the bedrooms mean a proper lie-in after a late one.

• Kitchen and dining: Full kitchen with oven, hob, dishwasher, microwave, toaster, kettle and coffee machine; dining table seats six.

• Bedroom 1: Super king bed.

• Bedroom 2: King bed with en-suite shower room attached.

• Bedroom 3: Two single beds.

• Bathroom: Family bathroom with both a bath and a walk-in shower, plus a ground floor WC with wash hand basin.

• Outdoor space: Enclosed west-facing garden with lawn, outdoor furniture and BBQ facilities (on request).

Sea Breeze sits in a quiet part of Portstewart, a relaxed seaside town on Northern Ireland`s Causeway Coast, within easy reach of the beach, the golf and the promenade. The Ulsterbus 140a stops at Cappaghmore Manor, connecting on to Coleraine, Portstewart and Portrush.

Good to Know Before You Book
The three bedrooms and the family bathroom are upstairs, reached by a pine staircase, so an overnight bag will need carrying up. The living, dining and kitchen space and a day WC are all on the ground floor, with stair-free, step-free entry to that level. Check-in is from 4pm, with a lockbox at the property facilitating easy self check-in. Parking is for two cars directly in front of the house; a third can be squeezed in behind them, or on the off-road lay-by about 50 metres away. Pets are not allowed, with the exception of assistance dogs, and smoking is not permitted inside the house.

Extra charges
A few optional extras can be added to your stay, all subject to availability and requested after booking through a secure third-party platform: early check-in or late check-out at £20 per hour (up to 2 hours), an Afternoon Tea Package at £35 per person, a Special Occasions Package with celebration cake and decoration, and a bespoke golf package bookable direct through the hosts.

Booking policy
Guests are required to pay a security deposit of £200 prior to their stay. This is fully refundable pending no damages or excess cleaning being required. This will be a pre-authorisation hold on the card taken at least 24 hours before you check in, and is automatically released within 3 days after check out.

Full payment is due 30 days before arrival and will be automatically charged to the card on file. If payment fails, it must be completed within 24 hours or the booking will be cancelled. Early payment is allowed; card fees up to 3 percent are non-refundable if cancelled.

Cancellation policy
Full refund if cancelled 30 or more days before arrival. Fifty percent refund if cancelled fourteen to thirty days before arrival. No refund if cancelled within fourteen days of arrival.

Maximum 6 guests; the listed capacity is the absolute limit and includes any visitors.
