Inside, the villa boasts four spacious suites, each adorned with captivating ocean vistas, plush king-size beds, air-conditioning, and private balconies or terraces. Families or larger groups will find comfort in the three cozy bunk rooms, each featuring a custom triple-decker bunk bed with three full-size mattresses.

On the first floor, a world of luxury unfolds before you. A dedicated covered parking area ensures your convenience, rain or shine, while an elevator stands ready to effortlessly transport you to every level of the villa. Here, two meticulously designed bunk rooms await, one offering the added luxury of an en suite bathroom for enhanced privacy.

Adjacent to the main villa, discover a spacious and opulent suite, complete with its own lavish bathroom and a secluded private terrace, providing a serene retreat just steps away from the heart of the villa.

Ascending to the second floor, indulge in a seamless blend of indoor and outdoor living. Inside, find a lavishly appointed half bathroom, expansive living room, fully equipped kitchen, elegant dining room, and an additional suite with its own private bathroom and balcony. You have exclusive private access to the entire property. Private covered parking for up to 3 vehicles and space for more on the private road.

The Neighborhood:
The magnificent Villa Mozzafiato is in a beautiful and exclusive gated community overlooking the Pacific as well as the lush Sierra Madre Mountains. You will feel secluded and yet you are only a few minutes walk from two sandy beaches, a crystal clear river with waterfall and a short drive from all the nightlife and fun Puerto Vallarta has to offer.

Getting Around:
Many of our guests choose to utilize our concierge services for transportation arrangements, benefiting from special pricing for airport transfers and all travel needs in between. While renting a car is convenient, be cautious of additional insurance requirements, often disclosed only upon arrival and not factored into the initial quote. For those preferring public transit, air-conditioned buses offer reliable service with a stop conveniently located just a 10 minute walk from our property. Uber and taxis are also popular among our guests.

Our villa is ideally situated, just a 15-minute drive from downtown and the vibrant Malecón area, where you'll find an array of restaurants and shopping opportunities.

For beach enthusiasts, we're within easy reach of several stunning options. Here are our top three recommendations:

Garza Blanca Beach: Experience the luxury of a semi-private, meticulously maintained white sand beach, accessible just 500 meters from our villa, which we share access to with Garza Blanca Preserve.

Playa Palmares: Delight in the serene beauty of this beach, especially in the late afternoon. The north side offers a soft sandy beach with a wave break, creating tranquil pool-like areas perfect for families. Enjoy the convenience of a beachside restaurant bar with delicious food and drinks, located approximately 1 km from our front door.

Playa Gemelas: Discover this hidden gem, offering a tranquil beach experience with minimal crowds. Capture breathtaking photos of the picturesque cove beach, with restaurant and chair rentals available. It's about 1.7 km from our villa, with around 100 stairs to navigate down to the beach.

If you're eager for further exploration, don't miss Mismaloya Beach to the south or Los Muertos Beach to the north.

Other Things to Note:
House Rules:

1. **Minors Policy**: Minors are not allowed on the property unless accompanied by a Parent or Legal Guardian. They should not be left unsupervised on the premises at any time.

2. **No Smoking Indoors**: Smoking is strictly prohibited inside the property or near open doors or windows. A $250 USD fee will be charged if the property has been smoked in or smells like smoke. Smoking is allowed outside, but please ensure it is away from open windows or doors.

3. **Visitor Policy**: Visitors or guests not included in the reservation will incur an additional fee of $25 USD per person per day. Babies under 24 months are exempt from this fee. Children over 24 months are charged the same as adults.

4. **Parties and Events**: Host your wedding or event with up to 100 guests at Villa Mozzafiato. All events with more than 30 guests must be approved, and an additional event fee of $1,000 USD will apply.

5. **Pool Rules**: Children must be accompanied by a parent or guardian at all times when in or near the pool. Glass items are not allowed in or near the pool area.

6. **Pool Heating Options**:
- From December 1st to March 30th, the pool is heated to 78°F at no extra charge. Guests can pay $50 USD per day to raise it to 90°F during this time.
- From April 1st to November 30th, guests can pay $50 USD per day to heat the pool to 78°F or $100 USD per day to heat it to 90°F.

7. **Pets**: Pets are NOT allowed.

8. **Respect Our Neighbors**: Quiet hours are Monday – Thursday 11 pm to 9 am and Friday – Sunday 12 am – 9 am. Please keep noise levels low during these times to ensure the comfort of our neighbors.

9. **Drugs and Illegal Activity**: All drugs and illegal activities are strictly prohibited, as is public intoxication and disturbances. Violations will result in immediate eviction without refund and loss of deposits.
