Johanna 3 is a first floor, three bedroomed apartment, situated at the front of the Schonblick Mountain Resort and Spa, with un-interrupted views across the Rauris valley and mountain lift area. A very well-appointed apartment, consisting of lounge area with wide opening sliding glazed doors onto the âLâ shaped balcony.
Here, guests can utilise the exterior loungers, table and chairs in order to enjoy the stunning views. Free wi-fi, Smart TV with cable connection, separate sound system and wooden floors create a homely atmosphere, and the local, environmentally friendly power supply provides underfloor heating throughout the apartment. The kitchen/dining area has seating for six, dishwasher, microwave, coffee machine and all utensils for cooking, should you wish. The master bedroom has a queen-size bed (160 x 200 cm) with en-suite facilities including shower.
The middle bedroom has a double bed (140 x 200cm). The third bedroom has a bunk bed and there is ample hanging space for clothes in all bedrooms. The separate bathroom has a bath with shower; it includes a Miele washer/dryer and electrically heated towel rails ensure both bathrooms remain warm. Johanna 3 has its own, free reserved parking space in the underground carpark, which can be reached directly from the apartment via the connecting underground passageway. This also allows direct covered access to the spa building and fitness room. There is a heated and lockable ski and boot room in the basement for guest use. Johanna 3 is ideally situated, approximately five minutesâ walk from both the main ski lift and Rauris village itself. Johanna 3 is fitted with fire and smoke detectors and alarm system.
A fire blanket is fitted in the kitchen area.
In the basement there is a fitness room and a washing/drying room and a ski cellar.
All flats in the Schönblick Mountain Resort SMR Rauris Apartments & SPA are privately owned and therefore particularly well equipped and very family-friendly. They are characterised by their excellent location.

And of course, we canât forget the climate-friendly family ski area served by the Rauriser Hochalmbahnen, which never fails to excite rookie skiers and families alike..
Care of Property and Acceptable Usage
The Client shall take reasonable and proper care of the property, its furniture, pictures, fittings and effects in or on the property and leave them in the same clean and tidy condition and state of repair at the end of the letting period as they were at the beginning. The property will be professionally cleaned after your departure but should be left in a reasonable state of cleanliness which means
âąFloors swept
âąall furniture returned to its original position
âąall bins emptied and rubbish taken and placed in the available re-cycling containers
âąfridges and freezers emptied and items removed
In addition Guests are reminded about our approach to acceptable use of the apartment during their stay. The resort is for the benefit of many guests including a number with young families. For the benefit of all users we expect;
âąnoise to minimised between the hours of 11pm and 6am,
âąrubbish to be removed to and placed in the available containers and for
âąapartments to be used as intended with the facilities provided.
âąThe of wearing ski boots or outdoor shoes within the apartment is strictly prohibited, to prevent damage occurring to the heated wooden flooring. There are heated boot rooms in the cellars of each apartment building with lockable doors which can be opened and locked with the apartment key.
The apartments also have an automated fire alarm system that is connected to the local fire brigade. In the event that the fire alarm is unnecessarily triggered by the actions of the Guests a charge of âŹ500 will be made to cover the costs imposed by the local fire department.
In the event that guests do not adhere to our acceptable use arrangements or fail to make payment against false fire alarms guests may be asked to leave for the benefits of the resort and other users.
Breakage or Damage and use of Security Deposits
For the benefit of the next clients staying in the apartment, please immediately advise us of any breakage or damage that occurs during your stay. A refundable breakages deposit will be charged will be required (currently âŹ200 euroâs but subject to change) and will be taken upon check in by the resort operator. We do not charge for damages which occur as a result of normal use, but reserve the right to take payment and, if necessary, demand further payment for damage, breakages or additional cleaning which is a result of deliberate misuse.
This property has an electronic key system so you will sent the keycode prior to arrival.
