Welcome to our one of a kind, 1972 Bermed Earth Home, affectionately known as the Hobbit House!

This is not your typical Airbnb or house; it`s an architectural relic, recognized by the Wisconsin Historical Society, and is
a unique experience waiting to be discovered.

Nestled on 3.6 acres, in the picturesque town of Riverfalls, Wisconsin, with its charming downtown shops, and proximity to scenic walking paths; this extraordinary dwelling offers so much more than just a place to stay.

We`re thrilled to host you at the Wisconsin Hobbit House, a one-of-a-kind architectural treasure. To ensure a magical stay for you and future guests, please take a moment to review these essential guidelines.

BOOKING PROCESS:
You will be sent a Rental Agreement. Please complete within 24 hours to secure your booking. In the same email there is also a check in link where you can provide your ID securely. Please fill out the check out form in its entirety. We love when you message us to share the nature of your trip and who you are traveling with as well, so we may offer the best experience.

No third-party bookings or psuedo names

Arrival & Parking
🚗 Driveway – Narrow, steep in winter, and one-way. Be prepared to reverse out. **Winter guests:** 4WD required.
🚗 Parking** – Max 3 vehicles. No large motorhomes.
Turn left at top of driveway.

Inside the House
🚫 No outdoor shoes inside – Pack indoor shoes/slippers. $200 fee for excessive debris.
🛅 Luggage – Use racks; avoid placing luggage on beds, built-ins, or dragging through gravel paths.
🚽 Septic system – Flush only 1-ply toilet paper. No hair, food, wipes or feminine products.
🛁 Bathrooms – Be gentle with vintage fixtures & always use ventilation fans to expel humidity.
🔥 No fires indoors or outdoors. No fireworks. NO SMOKING INSIDE AND DO NOT LEAVE CIGARETTE BUTTS OUTSIDE-DISPOSE SAFELY.

Outdoor Etiquette
🌿 Respect nature & wildlife – Keep doors closed to avoid critters. No camping. No moving outdoor furniture.

PLEASE STAY OFF OF THE ROOF -Motion sensor cameras present up there.

Please take your time when loading luggage in. Do not scuff walls and woodwork through tight corridors.

🔇 Quiet hours – After 8 PM, keep outdoor voices low. No loud music outside after 8pm, and be mindful of how loud you are. Music can be listened to inside as loud as you`d like. Just don`t disturb neighbors with loud outdoor music.

📸 Personal photos only – No commercial or inappropriate filming.

Other Important Notes
🚭 No smoking indoors- this includes vaping or incense – $375 fine for violations.
🚫 No pets, ESAs, or unauthorized guests.
🎥 Security cameras in use – Tampering results in a **$500 fine & termination of stay**
🌡️ Thermostat – Turn back to eco mode or 70 degrees if you adjusted

Cancellation and Payment Processing Fees: In the event of a cancellation by the Guest, and depending on the channel used, any fees associated with payment processing (including but not limited to credit card processing fees) are non-refundable. The Host will deduct these fees from any refundable portion of the Guest`s payment.
