The Space:

A warm, self-contained cottage tucked behind the owners' home on the quiet Koutu peninsula, right by the shores of Lake Rotorua. The owners' house sits between you and the water, giving you a private, set-back base while the lake is still just a short stroll through the grounds. It sleeps four - a queen in the main bedroom plus two singles in the lounge - so it suits couples, small families, or two friends travelling together, and the fully fenced backyard means the dog is welcome too.

The kitchenette is set up for light meal prep - it has a microwave, fridge and electric jug, plus full crockery, cutlery and glassware, but no oven or stovetop, so it's ideal for breakfast, snacks and reheating rather than full cooking (town is just 5 minutes away for hot meals). Heating and a hair dryer keep you comfortable year-round.

One dedicated off-street parking space comes with the booking.



Guest Access:

You'll have exclusive use of the entire cottage - the bedroom, the lounge with its two singles, the bathroom and the kitchenette - plus the fully fenced backyard and the property's private beach on Lake Rotorua. Three kayaks and a stand-up paddle board come with the stay, with life jackets stored in a box at the water's edge, and the lakeside brazier is stocked with wood and firelighters for evening fires. The owners' main house in front stays separate and private, so your stay is undisturbed. One dedicated off-street park is included.



The Neighborhood:

Koutu is a quiet, established lakeside suburb on the northwestern shore of Lake Rotorua. The property backs onto the lake with a private beach reached by a short walk through the grounds - a peaceful spot for morning coffee, kayaking, or watching the birdlife along the shoreline, where black swans, pukeko and ducks are regular visitors. You're beautifully placed to explore all that Rotorua is famous for: geothermal wonders, Maori culture, mountain biking and lake-based adventure, with Te Puia, the Redwoods, the Government Gardens, historic Ohinemutu Village and the Polynesian Spa all close by.



Getting Around:

A car is the easiest way to explore Rotorua, and Koutu is brilliantly placed for getting around. The city centre, Eat Street and supermarkets are about a 5-minute drive away. By car, Skyline, Zorb and Canopy Tours are all six to seven minutes, Polynesian Spa and the lakefront about eight, Te Puia eleven, the Redwoods fourteen, and Rotorua Airport around eighteen. A dedicated off-street park at the property means you can come and go freely.



Other Things to Note:

WIFI runs at around 504 Mbps. Please note the kitchenette has a microwave, fridge and electric jug but no oven or stovetop, so it's set up for light meal prep rather than full cooking - the city centre is just 5 minutes away for hot meals. The owners live in the main house in front of the cottage, which stays completely separate and private. There's self check-in for an easy arrival.
