Sunday River Area 1860s Eclectic Farmhouse 8 Person Hot Tub
A skiers and hikers oasis! Literally sleeps 22 people in beds and on couches. This is a farmhouse located on US Route 2, a mere ten minutes away from Sunday River Ski Resort, Grafton Notch State Park, the Appalachian Trail, amazing smaller hikes, Gould Academy and the quaint town of Bethel. Bethel features multiple fine and casual dining options, a movie theatre, groceries, and a water park. The house: 1860's Historic Greek Revival Farmhouse-Original Features-6 Bedrooms, 2.5 Baths. There is a winery and bbq on premises which is also listed as Winery Stay Experience if you want a fully staffed experience at the fully-licensed winery and bbq. (We will be closed to the public during the ski season). There is a pond and plenty of space for a wedding in the backyard. There are also hiking trails that traverse the mountain ridge in the backyard with amazing views of the river valley and Sunday River. We have about 20 pairs of ice skates on the porch. We can shovel off the pond if you want to skate or play hockey.
The room on the third floor features a king bed, a full bed and couch. There are four bedrooms on the second floor. Two of the four bedrooms have two beds in each room. One has a pull out couch. The last bedroom is a full bed on the first floor. First floor features include a full kitchen, living room and wood stove. We have left a fully stocked food pantry, spices, condiments and over 20 dishes, silverware, pots and pans, crock pots and much more. Itâs a fully functional kitchen. If there is anything special youâd like to ask if we have- the answer is likely yes, but feel free to check. Plenty of parking is available with overflow at the church across the street. The driveway is a âUâ so you can park in a formation where in the morning you can all leave at the same time to head to Sunday River. On the other side of Route 2 is the Androscoggin River, which is amazing for canoeing, boating, and tubing. Tubes are available and the boat launch is only a mile up river; or launch from the old bridge area across the street behind the church and float to the Rumford boat launch. A potato farm is across the street and snowmobile trails are accessible from the property. Jetski and snowmobile rentals are available. If you want to come home to a bbq dinner with wine and drinks, fully staffed, even for one night, that is possible for additional charge. *IMPORTANT NOTE: This property is not for everyone! Please watch this video walk through to familiarize yourself and your family and friends with the house. Some may find it quirky and eccentric and not their style. This is not like your new modern home in Boston! We donât want any unhappy or surprised guests! Please do not book if you have reservations about staying at a 140 year old home. We only want happy guests that will enjoy their stay and leave positive reviews. We actually insist that you make sure this is for you- because we have no problem renting every single weekend and some weeks of the ski season being one of the few properties that can accommodate 3 families at once for like $25 per person per night, being so close to Sunday River. Please if you have any reservations, please find another property. We do not want any surprises. The house was not in the condition shown in the pictures. It was dirty with rodent droppings near the pantry, there were dirty dog foo bowls in the kitchen and the plants were mostly dead. There are also trailers in the front yard that are not shown in the oictures.
We had an amazing stay at this house and couldnât have asked for a better experience. The location was incredibly convenient (only about 20 minutes from Sunday River) which made getting to and from the mountain quick. Seth was an outstanding host from start to finish. He was extremely responsive, easy to communicate with, and always willing to help with any questions we had, whether it was about the house or local recommendations.
The house itself was perfect for our group of 10. There was plenty of space for everyone to spread out comfortably while still having great common areas to hang out together. Overall, this was a fantastic place to stay, and we would absolutely recommend it to anyone looking for a comfortable, convenient spot near Sunday River. Weâd happily stay here again!

Great property, very accommodating for a large group. Lots of places to sleep, and plenty of room to hang out after a long day of skiing. Everything we were looking for. Friendly host with great communication and fast responses. Very close to Sunday River, planning to stay again!
This charming farmhouse was adequate to house our high school ski team and coaches. Spacious kitchen allowed the team to prepare and eat food together. Cozy living room with wood stove gave space to play games and sing around the piano. Rustic sleeping accommodations allowed shared quarters for team members, private room for bus driver, and separate space for coaches. Easily accessible to ski venues and town.
Amazing Host and Affordable Stay Close to Sunday River
Seth was an amazing host. He was very prompt in replying to our numerous enquiries and was attentive to various details. The house has numerous rooms spread out on three floors, providing enough privacy and tranquility for a large party.
This house was so cute with so much character! The lay out was so comfortable, I LOVED all the plants around the house! Itâs the perfect get away for a larger group, lots of room for everyone. The owner of this place went above and beyond, was super quick to respond to every message and the one hiccup we had, he was right there to get it taken care of. It was the perfect spot for a ski trip! Its an older farm house with all the charm, itâs not perfect but itâs perfect for a getaway.
