Welcome to your spacious North San Antonio getaway — a 1,750 sq ft home with 4 bedrooms, 2 bathrooms and room for up to 11 guests. With a bright sunroom, dedicated game room and huge private backyard, it’s a great choice for families and groups who want plenty of space to enjoy together.

**SLEEPING & COMFORT**

The home accommodates up to 11 guests with the following sleeping arrangements:

• Primary bedroom — King bed
• Bedroom 2 — Queen bed
• Bedroom 3 — Twin bunk bed + Twin trundle bed with pull-out Twin
• Bedroom 4 — Queen bed
• Folding bed available for one additional guest

Inside, you’ll find an open layout with high ceilings, skylights and plenty of natural light. The primary bedroom and living room both feature Smart TVs with Netflix and cable.

You’ll also have fast Wi-Fi, washer and dryer, a wood-burning fireplace and a fully equipped kitchen with cookware, utensils and a drip coffee maker. A high chair and Pack ’n Play are available upon request.

**SUNROOM & GAME ROOM**

One of the home's unique features is the bright sunroom — a comfortable space to enjoy your morning coffee, relax with a book or simply enjoy the natural light.

Just off the sunroom, the dedicated game room gives kids and adults another place to hang out and have fun during the stay.

**HUGE BACKYARD & COVERED PATIO**

Step outside to a spacious private backyard surrounded by mature trees.

Relax on the covered patio, unwind in the hammock, fire up the BBQ or fire pit and challenge the family to cornhole and lawn games. There’s plenty of outdoor space for the whole group to spend time together.

**LOCATION**

The home is located in a quiet North San Antonio neighborhood with convenient access to restaurants, shopping, groceries and everyday essentials. San Antonio International Airport, North Star Mall and the Medical Center are all within easy reach with convenient highway access for exploring the rest of the city.

Downtown, the River Walk, Six Flags Fiesta Texas, SeaWorld, the San Antonio Zoo and Botanical Garden are also within easy driving distance, making this a great home base for exploring San Antonio.

**PARKING & ACCESS**

You’ll have private access to the entire home, backyard and covered patio with BBQ. Private driveway and off-street parking are available.

The garage is not available to guests and may occasionally be occupied by the owner. It is completely separated from the home with its own private entrance and fencing. No indoor or outdoor areas are shared, so you’ll have complete privacy throughout your stay.

**A FEW THINGS TO KNOW**

• This is a 100% non-smoking home.
• High chair and Pack ’n Play are available upon request.
• Parties and unauthorized events are not permitted. Sound-monitoring devices are installed to help prevent excessive noise. Please keep outdoor noise and music to a minimum after 10 PM.

• Pets are welcome — up to 2 per stay. Please let me know in advance if you’re bringing a pet. A $60 flat pet cleaning fee applies.

• The garage is not available to guests and may occasionally be occupied by the owner. It is completely separated from the home with its own private entrance and fencing. No indoor or outdoor areas are shared.

• Check-in: 3 PM
• Check-out: 10 AM

• Early check-in or late check-out may be available for an additional fee with advance approval.
