I'd love to be able to review Cathedral Hill Hotel, but I can't. I showed up to check in, they told me they were overbooked, and sent me to a sister property nearby (Rodeway Inn) which was one of the worst hotel experiences I've had. Spartan room, uncomfortable bed, TV was broken, no lamps, and hotel staff started loudly rebuilding a door frame right across from our room before 9am.

Overbooked and sent us to a non pet friendly hotel
Overbooked us and sent us to a different hotel. We had a non service dog with us that was bot allowed at the "equivalent " hotel. Caused lots of stress and potential extra fees as the second hotel did not want us to stay.
The people that work here are the best what brings it down to many homeless loud music non stop but the hotel workers are so nice to you they go up and beyond

Good stay
My room was clean, clean sheets and pillow cases, shower was clean with good water pressure. Check in was quick, location was great, small grocery store was across street. I was so tired from my day’s activities that I slept all night.
The area around the hotel is a little bit sketchy with high poverty and scenery that I would rather not encounter however, I still felt really safe and the urban playground right around the corner made it worthwhile as my kids really enjoyed it
Rooms were extremely clean with modern bedding. Any essentials we needed were promptly handed out to us. I love the fact that you have to have a room key to use the street level elevator. No one that's not staying can get in at all. I wish the room had a microwave and a coffee maker. We had to leave leftovers to be thrown away with no way to heat them up. At least there is a fridge. NOT the hotel's fault but this is just a very dirty part of town. Lots of homeless walking the streets. Surprising since it's within walking distance from Union Square with it's high end shops and motels. I still felt safe walking as they don't bother you. This is a city problem, not the motel! The underground garage and hallways are well lit. The staff was very friendly and accommodating. Great room for the price.

The bed was comfortable and the room was spacious. There was a refrigerator, but it was on the floor. The showerhead gave a great spray and the water was nice and warm. The bathroom exhaust looked nice but didnt work.
I parked in the lower level parking, but the key card would not work. I hadcto walk back up the way that i had driven down. The parking area smelled like sewer.
Contrary to online images this hotel is directly in the middle of the city and as such is prone to all the downfalls of said location. The parking lot is not secured in any way and while we were there at least 4 cars were broken into including one of our party's. They smashed in the windows and rummaged through the cars. Police said it is a high crime area. Although the neighborhood is run down and the outside smells of urine and waste the facilities themselves are clean and spacious. Our room was fine but due to the incident we decided to go to another hotel. The management was exceptional and understanding as they felt bad that we had been broken into. They refunded our room fee without question and were very accomodating. It was unfortunate that the area is so bad because the staff is terrific and I'm assuming the company policies support them.
I've never been to the "tender loin area" as somebody referred it to. It has lots of action going on on the street in front of the office. I walked to the store across the street to grab something to eat and drink, and a couple of sketchy people were out there. Looked like they were up to no good. When I checked out at 7am the next day, some man walked into the parking garage looked at me in my car, then as I pulled out he tried walking up to my car door, but it was locked. Thank God!!
Unless you're used to that type of lifestyle, I would not recommend this area..
