â THE CABIN
Welcome to the Smokies! Ava`s Overlook is located in a quiet gated community. The newly renovated log cabin is the perfect place to enjoy the tranquility of the Great Smoky Mountains, while still being located close to all local attractions and entertainment. The cabin has a modern design and is surrounded by treetop canopy views! As our guest, you can enjoy access to the resort amenities, which includes an outdoor swimming pool (seasonal), playground and tennis courts. Outside, you`ll love spending time on the multiple decks enjoying the fresh mountain air and stunning views. The decks have plenty of seating and are a perfect spot to relax in the morning with a cup of coffee or unwind in the evening with a glass of wine. The cabin layout is ideal for families, a friends getaway, or a relaxing couples trip!

* Bedroom #1 (Main Level): Spacious bedroom with King-sized bed, closet, and Smart TV. This bedroom also includes an attached bathroom.
* Bedroom #2 (Loft): Spacious bedroom area with King-sized bed. This area has its own attached bathroom with jacuzzi tub, walk-in closet, and remote workstation.
* Bedroom #3 (Loft): Twin-over-full bunk beds. This space also includes bean bag chairs and an X-Box console! It shares a bathroom with the 2nd bedroom.

Fully equipped kitchen includes a full-sized refrigerator, dishwasher, stove, microwave, and a full suite of appliances perfect for making any type of meals throughout your stay! The cabin includes pots, pans, glasses, plates, silverware, etc. The dining area is adjacent to the kitchen and has a large island table that seats eight.

Free parking for up to 3 cars. Small RV or trailer could also be accommodated.
The last 2 miles to the cabin (inside the resort) involve steep and windy mountain roads. 4WD is strongly recommended during winter months.

* We are unable to provide refunds due to weather or weather-related conditions, power outages, road conditions, or acts of God. We strongly recommend purchasing travel insurance to cover unforeseen circumstances. Four-wheel drive is recommended in winter conditions.
* We are unable to provide a late check-out without written approval. If a guest does not vacate the property by 10AM on their scheduled day of departure, the fee for failing to vacate is $100.00 for each half hour that the guest fails to vacate the property.
*There is a strict no-smoking policy at Ava`s Overlook.
*There is also a strict no-pet policy in place.
Any guests violating these rules will be assessed an additional cleaning fee.
