Villa Lea is a fully independent villa located in Genn’e Mari 2, in a dominant position on the hills of Torre delle Stelle, one of the most exclusive residential destinations in southern Sardinia, approximately 30 km (40 minutes) from Cagliari and 15 km (20 minutes) from Villasimius.

The property is easily accessible via the Provincial Road SP17, one of the island’s most scenic coastal routes, renowned for its extraordinary beaches and coves.
Access is via a private, no-through road, reserved for only a few residents and intentionally left unpaved to preserve the natural landscape, ensuring maximum privacy, tranquility, and security.

Set at the beginning of the hillside and surrounded by fragrant Mediterranean vegetation, the villa enjoys breathtaking sea views.

The beautiful Genn’e Mari beach, with its fine white sand, is located approximately 400 meters away and can be reached:

HOUSE RULES

Villa Lea is a high-end private property designed to offer comfort, privacy, and tranquility. Guests are kindly asked to respect the following rules:

Occupancy & Use
• Maximum occupancy: 8 adult guests. A crib or child armchair bed may be added for children.
• No additional guests are allowed without prior authorization.
A penalty of €100 per person per day will apply in case of violation.
• All areas of the property (villa, pool, and garden) are for the exclusive use of registered guests.

Smoking, Pets & Events
• Smoking is not permitted inside the villa (allowed outdoors only; please do not leave cigarette butts).
• Pets are not allowed, including on local beaches.
• Events, parties, or receptions are not permitted.
• Quiet hours must be respected in the evening and at night.

Pool & Outdoor Areas
• Diving into the pool is strictly prohibited (depth: 1.50 m).
• Pool towels must be used on sun loungers.
• Umbrellas must be closed in windy conditions or when unattended.

Comfort, Energy & Equipment
• Air conditioning must be used responsibly and not with windows open.
• Electricity consumption is included up to 100 kWh/week.
Excess usage will be charged at €0.50/kWh.
• Any damage or breakage must be reported immediately.

Linen & Cleaning
• Provided linen must not be washed by guests.
Otherwise, the laundry cost will be deducted from the security deposit.
• At check-out, guests are required to leave the kitchenette, refrigerator, dishes, oven, BBQ, and grills clean.
Failure to do so will result in a €100 charge.
• Waste must be properly separated and disposed of in designated areas.

Plumbing & Environment
• Do not dispose of paper other than that provided, oils, or solid materials in drains.
• In case of a blocked drain, a €250 penalty will apply.

Private Road
• Access is via a private unpaved road.
• Maximum speed limit: 20 km/h, for the safety of residents and children.

Check-out & Keys
• Keys must be left in the keybox upon departure.
• Lost keys replacement fee: €100.
