Palm Vista is a beautiful
island style villa situated 500 feet above sea level on the boundary of the national park. This is one of the very few villas on St John that offer both sunrise & sunset views! Plus, Luxury Retreats International has rated Palm Vista as "1 of the top 10 view villas in the world"!

The 180 degree panoramic views are unparalleled on the south shore; providing views all the way to Ram Head with sunrises in the east, looking south into Reef Bay, Fish Bay and Rendezvous Bay, and to the west for great sunsets.* The site gives you the ultimate in privacy, yet you are close enough to hear the gentle sounds of the surf below. Plus, the national park is right next door providing easy access to hiking.

The villa is equipped with Solar panels & Tesla power walls which automatically engages to provide electricity during power outages.

Guests have given over 200 Five Star Reviews on VRBO and T Advsr.; the most of any St John villa! You may have seen Palm Vista on HGTV as scenes for their show Caribbean Life were filmed here!

The villa is professionally cleaned prior to your arrival and the pool is also professionally cleaned once a week.

The vaulted ceiling Great Room constructed of native stone walls and travertine marble floors, has 20' wide sliding glass doors to the south providing a great ocean view with screens for you to enjoy the cooling trade winds. The French doors to the east provide additional ocean and pool views. The large sectional couch provides comfortable seating and the new Samsung 46" flat panel Smart TV is connected to DISH satellite as well as the internet. New comfortable bar stools were added in 2026; perfect for entertaining.

Each of the three air conditioned bedrooms have their own ensuite luxury bath, with custom Walter Zanger tiled vanities trimmed in mahogany. Plenty of shelving for easy living, plus large travertine showers. Each bedroom has Smart TV's as well as wonderful ocean views!

The main level has a large Veranda which wraps around the south and east of the home, covered in coral tile and amply furnished for relaxing and dining. The views from the veranda are too good to describe - this is where you will spend your time, enjoying the cooling trade winds. The veranda flows to the pool deck, also covered in beautiful natural coral stone.

The pool deck has Frontgate chaise lounges.

Palm Vista was completed with loving care as you will see, from the hand made pottery light fixtures, the detailed tile work, the beamed ceilings to the star fish adorned bulkheads, no detail was spared. Come and experience the paradise of Palm Vista!

Rent from 2 to 3 bedrooms; priced accordingly. two bedroom rental guests can choose from the 2 King bedrooms or the Queen bedroom on the main floor with ensuite bath & one of the 2nd & 3rd King bedrooms on the garden level, each with their own ensuite baths. Rates are based upon double occupancy; up to 4 guests = 2 bedrooms, 5-6 guests = 3 bedrooms. If you have a total of 4 guests, you can pay an additional fee if you desire the 3rd bedroom. If you rent less than 3 bedrooms, the un-rented bedrooms are locked out and never rented to a different party. If you have a need for a 4th bedroom, you can rent the Guest Suite on the property next door; contact owner for availability and more details.

For children age 8 & under a child liability waiver and additional refundable damage deposit is required.

The owner is not responsible for any booking and or computer errors made by VRBO.

A rental car will be required for your stay. 2 or 4 door 4WD Wrangler is recommended; not because you will use 4WD, but Jeeps sit higher off the ground making maneuvering the hills and turns on St John easier. Road/construction: in 2022 work is underway to bury the utility lines on the major roadways. This may cause some slight traffic delays. Also, sometime in 2022 or 2023 construction of a new home is scheduled to occur nearby toward the end of Skytop road.

*Note: Because of Solstice the sunset views will vary over the course of the year; the best sunsets occur in high season where you see the sun ball drop right into the ocean.

Favorite Villa on St. John

We have visited St. John several times and views are always a top priority when choosing our home for the week. No rental property on island beats the views at Palm Vista. Enjoying coffee in the morning on the veranda, relaxing in the loungers by the pool, taking in the sunset or stars in the evening
 all breathtaking in photos but even more spectacular in person. In addition to the villa’s serene outdoor living space, the interior is beautifully decorated, very clean, and equipped with anything you could possibly need. The 3 spacious bedrooms, all with ensuite bathrooms and separate A/C units, were ideal for our party of 6 (my husband, myself, and 4 young adults in their 20’s). We particularly appreciated all the top of the line items handpicked by the owner (Michael): outdoor furniture, custom lighting, fully stocked kitchen, grill, beach towels, pool towels, high thread count sheets, backpack beach chairs, coolers, pool floats, laundry room, etc. His attention to detail goes above and beyond. While my hubby & I were trying to unplug, the kids wanted to stay connected which was no problem with the excellent WIFI and Tesla solar power. Power outages are common on St. John and two occurred during our week vacation but we had power the entire time. The perfect distance from town Palm Vista is 5-star villa on its own but Michael's communication, responsiveness, thoughtfulness, and expert island recommendations put the property over the top. We cannot wait to return to PV & STJ!

Beautiful View

The view is spectacular but it is time for the property to be updated. There is no air conditioning in the common areas which meant that doing things as a family wasn't real comfortable. The days were 84-86 degrees with a metal roof. HOT! the front door does not have a screen so it can't be left open to create a breeze. The stairs to the second and third bedrooms is an outside stairway. If it would have rained we would have gotten very wet getting from the bedrooms to the living area. We have been renting villas and condos for 19 years and this was our first rental that did not provide conditioner or body lotion. The drive to the villa seemed longer than described and part of the drive is on a one lane road with horse shoe turns.

I should not have to sell anyone on the location or views, they speak for themselves from all the amazing pictures. What we really appreciated was how communicative everyone was as our trip got closer. From the moment we landed on the island, to getting our rental car, to the escort up to the property, everything was 5 stars. Our host walked us through everything, we did not have any questions as we began our week long trip to paradise. I highly recommend this property, it's quiet, convenient and of course, breathtaking.

AMAZING Vacation Stay

The pictures shown does not do this home justice. It’s such a beautiful place with spectacular views. It is super privately located as well. Me, my husband & our two children (ages 11 & 15) stayed here for 8 nights during Memorial Day weekend and the week after. The host and the property manager were very friendly and helpful. They always responded within minutes of texting them (I only had to text them once during our stay to replace a battery in one of the smoke detectors in a downstairs bedroom bc it was beeping from low battery. They had it replaced within an hour. 👏). The home is also conveniently located, but very private. I can not recommend this place enough.

Great house, amazing views

My husband and our two teens had a great week. House was exactly as described and the views are spectacular. Teens loved the layout of the two bedrooms with outside entrances. We played bocce, swam in the pool and used the grill and well-equipped kitchen. Beach chairs and coolers were great for the beaches. Drive to get to the rental is an adventure
definitely glad we had a jeep. Highly recommend sailing on Tipitina as an excursion and visiting the Windmill Bar. Favorite beaches were Hawksnest, Trunk Bay, and getting up early one day and going to Maho—great snorkeling with lots of turtles. Rented jet skis with the “tour” at Cruz Bay Waterspots at the Westin..so pleasantly surprised, it was awesome and the kids had a blast. We had a great stay and would rent this house again. Thanks!!

Great spring break location with the family

We stayed at Palm Vista for 7-days over spring break with our family of 4 - two teenage boys. It was perfect for everything we needed. The views were incredible! The beds were comfortable, and the kitchen was well stocked with everything we needed. Communication with Michael from the very start was the best we've had from a VRBO owner. He provided tons of details to make getting to & from St John and Palm Vista easy, and offered many great suggestions to make our stay even better. I would definitely recommend this place and Michael!

Welcome to paradise!

We had not been to at John’s for over 30 years- we are sorry we waited so long! My wife and I had a wonderful time and we could not have found a nicer place and host! The villa is outstanding in all aspects from the view to the bedrooms to the pool- it is all more than we expected and the thing that puts it over the top is Michael the host! Perfect Villa with Amazing Views

Palm Vista is a beautiful property with views that are incredible! Our host, Michael, was easy to communicate with and was always available from the moment he met us at our rental car pickup until we left the villa. We are a family of five with three adult children and everyone was very happy with the property. The villa is decorated beautifully and was clean and well stocked. The linens and towels were like new and plush. The furnishings were comfortable and not worn. Our favorite area of the villa was the veranda. We especially enjoyed our evenings together star gazing and watching the lights of the boats as they passed in the night. The views are breathtaking! The drive to the villa is a bit of a journey but to have the views that we did I would say that it is worth it. It's just a part of the island adventure! Breathtaking views

Thank you Michael for sharing Palm Vista! We loved the property and had a great vacation. The views were outstanding and the villa was clean, comfortable, and as advertised. This was our second trip to St John, and our time at Trunk Bay on multiple days was heavenly. I actually enjoy the steep winding drive to/from the villa, but it can be a bit unnerving for some.

A Week in Paradise

Our family rated this as one of our best vacations. St. John's is truly paradise, and the views from Palm Vista are breathtaking. Michael and his staff made it so easy. They met us in town and led us to the property. He gives great suggestions for dining, beaches, car rentals, etc. The house provided beach chairs, coolers and towels for the beach, and the kitchen was well equipped. The three bedrooms were perfect for for our three couples and very comfortable. All in all a perfect spot for anyone wanting a beautiful get away.

Beautiful view, fantastic trip!

The house layout was perfect for us and our two college age children. Unbelievable amenities on a remote island with incredible views. The condition of the property is great and very comfortable. Small pool was ideal after long days at the beach. The property manager was easy to reach and responsive. Well stocked kitchen, comfy beds, clean bathrooms
 and great outside living space!

Peaceful Paradise

Is you are looking for a peaceful slow paced tropical paradise, look no further than the stunning Palm Vista! From the moment we stepped onto St John, we were greeted by the kind hearted Bernard who made sure we got our Jeep and escorted us to the top of our vista rental! The views are something you have to see to believe. Throughout our villa, Michael and his team have added nice little touches to make you want for nothing. Annual trip with friends (all in healthcare) looking for relaxation.

Palm Vista is a gorgeous property. It’s located close enough to Cruz Bay to go in for dinners but you can also enjoy the quiet neighborhood and grill out for dinner on the deck. The panoramic views from the deck are amazing. The beaches in St. John are pristine. Will definitely go back. Highly recommend this property! Well stocked kitchen items and awesome pool too!

Beautiful views, nice house

Views were incredible, house was as the listing indicated - comfortable and well equipped. Only thing to note if you plan on staying here with children is that the upper level and lower level are only connected via outdoor stairs, and the location is steep, so you have to watch them pretty carefully, especially at night. We set some boundaries on when the kids were allowed outside alone and didn’t have any issues. Otherwise, the views were truly incredible, and overall we had a wonderful visit to St. John.
